Welcome to Fishbrook Design Studio. We are a small, efficient office with a focus on design and client service. Our office is located 40 minutes north of Boston.

I have over two decades of experience with retail projects including new retail centers, enclosed shopping malls and food courts as well as individual tenant design and build-out, proto-types and design criteria. These projects range from high-profile, big budget work to small, simple shops. In addition to leading the design team, I can also facilitate retail development studies by analysing market and space requirements, supporting studies of national, regional and local tenant mixes/ROI studies, site selection analysis and leasing support.

This booklet contains images and descriptions of some of my projects. In addition to completed projects, it includes studies and design sketches that illustrate our process.

Originally constructed by a national big box retailer, our design re-imagines this building as a flexible, multi-tenant space

that can respond to the changing rental environment. The goal was to create an instantly recognisable building using the

existing iconic entry. The result is a highly visable building that customers can easily locate. Our renderings were effec-

tive tools in generating interest from prospective tenants. The building, which had been vacant for three years prior to

Fishbrook Design Studio’s involvement was fully leased prior to completition of construction.

DOGGIE DAYBoston, MA

DOGGIE DAYBoston, MA. 2005.

Doggie Day is a canine daycare center and spa. Geared toward the

dog-loving, fast paced urban professional, Doggie Day offers first

class facilities to discriminating dog owners.

The theme is colorful and upbeat. We used colors and materials

that are durable, poopable, washable and beautiful. The experience

of the space is flashy, upbeat and fun.

BLEEDING EDGEManchester, CT

BLEEDING EDGEManchester, CT. 1997.

The heart of the Bleeding Edge is a network of 40 computers dedicated to multi-player gaming. The interior is made up of a

series of colorful objects inspired by the blocky animated graphics commonly found in the games played here. These blocky

objects house retail display, refreshment area, toilet rooms, office/storage and an entry vestibule. The existing space is re-

duced to its essential elements: unfinished concrete floor, white walls and a ceiling randomly punctuated with light fixtures.

The result is a lively, active space that takes it’s cues from the games played by the occupants.

PARAMUS PARK SHOPPING CENTER:Paramus, NJ

Paramus Park was built using a ‘fast-track’ delivery method. For 3 1/2 years the client team, design-

ers and leasing agents crafted designs that responded to the rapidly changing leasing environ-

ment and delivered them just in time to keep the 24/7 construction crews moving at full speed.

This process accomplished the most rapid delivery to market possible while the building was

100% tenanted and growing.

PARAMUS PARK:Paramus, NJ 2001

Matthew was the project manager for this $48 million fast-tracked retail center. The design adds

a new face to the 1970s building by creating approximately 36,000 square feet of new Gross

Leasable Area. French limestone and Brazilian slate floors are featured in the re-imaged public

areas. The new entries lead to a sky-lit, double height central hall below a 425 seat food court.

surburban Chicago, the design team re-designed the

building incorporating custom, point-of-purchase,

theming and signage concepts while on a tight con-

struction schedule. Dunkin Diner: Lake Park, Florida:

re-configured an aging coffee shop to resemble a

50s style, modern diner. BR (aka Baskin Robbins):

Thousand Oaks, California. This project renovated an

existing in-line store to accomodate a new menu and

aesthetic theme.

LEASE SUPPORT | DESIGN CRITERIABoston, MA

Fishbrook Design Studio provides leasing

documents. We measure the as-built con-

ditions and create a layout of the space

showing: Usable Area, Building Common

Area, Gross Rentable Area, Load Factor

and other breakdowns. Our documents

conform to BOMA standards and lease-

specific requirements. We also create and

administer tenant improvement criteria for

property developers and managers.

ABOUT FISHBROOK DESIGN STUDIO:

“Architecture is about people as much as it is about wood and stone.”

Matthew founded Fishbrook Design Studio in 2004. His practice focuses on Retail, Hospitality, Residential, Education and Commercial projects. Fish-brook is a nimble and efficient firm. It uses technology and a network of consultants to take on projects nationwide and next door. Fishbrook has recent projects in North Carolina, Vermont, New York City and Connecticut as well as Massachusetts. Matthew has also completed projects in Califor-nia, Illinois, Florida, New York state and New Jersey.

“I make it a priority to be directly involved with each project. My relation-ships with owners and contractors are the cornerstone of this practice. The voices of the owners, the builders and the designers must all be heard in the search for solutions which serve the budget and schedule as well as space, spirit and function.”

A registered architect with 22 years of experience, Matthew is the father of a twelve year old daughter and resides in North Andover, MA. Before start-ing Fishbrook, he worked at architectural firms in Boston and Cambridge. After 15 years at larger corporate firms he founded Fishbrook as a way of working in a more personal and crafted manner. He has deep experience designing institutional projects as well as high end residences. He has man-aged retail, hospitality and public space projects. These larger, fast-track projects provide a context for his current practice.

Matthew serves on the Historic Distric Commissions in Boxford and Haver-hill. He has been appointed to the Mayor’s Downtown Development Com-mission in Haverhill. His studio was originally located in Boxford, MA in a renovated barn overlooking the Fish Brook. In January, 2011 the practice moved to a loft space in the ‘Arts District’ of Haverhill, MA north of Boston.
