Interestingly enough, eventhough we had our bestDecember in more years

than we can remember the averagesale price across Hamilton stayedstagnant at $203,000 mark.

In January, Grimsby saleswere down from $324,000 to$295,000 and Lincoln’s alsodecreased due to lower sales vol-umes, from $267,000 to $236,000.

Stoney Creek sales were alsodown, from $309,000 to $272,000due to a shortage of homes cur-rently on the market.

The spring market though hasstarted off quite well. Anythingpriced right and prepared right is

selling very quickly, which bodeswell for the move-up-buyer who ispoised to make the jump they’vebeen holding off, due to the jobsecurity fears over the last coupleof years.

Approaching the market cau-tiously is always a smart move,but we are not seeing any signsthat this rebound, which started inthe last quarter of 2009, is not car-rying forth in 2011.

Household debt has been ris-ing dramatically in recent yearswhich is concerning if interestrates rise, even marginally. But,for those in good financial shape,

OTTAWA, February 8, 2011— The seasonally adjusted annualrate1 of housing starts was 170,400units in January, according toCanada Mortgage and HousingCorporation (CMHC). This is upfrom 169,000 units in December2010. According to final figures,actual housing starts for 2010totalled 189,930 units, with activi-ty moderating towards demo-graphic fundamentals by the finalquarter of 2010.

“Housing starts moved slight-ly higher in January because of anincrease in rural starts,” said BobDugan, Chief Economist atCMHC’s Market Analysis Centre.“Single-detached and multiplestarts showed a moderate decline.”

The seasonally adjusted annu-al rate of urban starts decreased by1.7 per cent to 146,900 units inJanuary. Urban multiple startsmoderated by 1.5 per cent inJanuary to 82,900 units, while sin-

gle urban starts moved lower by2.0 per cent to 64,000 units.

January’s seasonally adjustedannual rate of urban startsdecreased by 19.0 per cent in thePrairie Region, by 7.9 per cent inBritish Columbia, and by 1.0 percent in Québec. Urban startsincreased by 13.3 per cent inAtlantic Canada and by 10.3 percent in Ontario.

Rural starts2 were estimated ata seasonally adjusted annual rateof 23,500 units in January.

(RAHB) reported a total of 613units sold in the association’sjurisdiction* in the month ofJanuary, according to MultipleListing Service® (MLS®)statistics released today. Thisrepresents a seven per centdecrease in sales from the samemonth last year.

“January is typically a slowmonth for sales, but this past Januarywas slower than normal” said AnnForbes Arndt, RAHB President.

The number of residentialproperties sold during Januarytotaled 585, and included 458freehold properties and 127condominiums. Commercialsales for January, includingindustrial, farm, vacant land andbusiness, totaled 28 units.

The average sale price offreehold residential properties inthe association’s jurisdiction inthe month of January was$317,011, an increase of 9.4 percent over January, 2010. Theaverage sale price reflects thedollar volume of freehold

residential sales divided by thenumber of total freeholdresidential units sold.

In the condominium market,the average unit price was$229,383, a decrease of 2.2 percent from the same month lastyear.

“I said earlier this year thatthe real estate market shouldstabilize through 2011 andperform much as it did in 2010.That said, the real estate marketis still dependent on othereconomic factors, so we arecautious in our optimism that we

are headed toward a stable,balanced market,” added Arndt.

Internal Wall FramingThe internal walls can be built on

the ground and then simply raised inplace, however due to inevitable vari-ations in basement floor heights thewalls should be built slightly shorterand then shimmed into place. If this isnot done, you may have some diffi-culty raising the wall as it may getwedged between the floor of thebasement and the ceiling/floor joists.Also, if the home is built on clay soilthe basement floor may move slightlyup and down based on the water con-tent in the ground. If the home is builton clay soil, then you should use L-Shaped steel framing clips to attachto the walls and the first-floor floorjoists. These clips will enable thewalls to breath (move up and down),but give the support necessary toensure the wall remains vertical.

When building basement wallsthere are typically many obstructions(pipes, duct work) that you need tobuild around. Thus, it is sometimeseasier to stick build walls aroundthese types of obstructions.

Stick Build FramingTo stick build walls, first nail a

top plate perpendicular to the floorjoists. Next, secure a bottom plate tothe concrete floor using concretenails and an adhesive such as LiquidNails. Make sure you use pressuretreated lumber on the bottom plate asit is in contact with the concrete andwill wick moisture over time. The topand bottom plates should be parallelto each other. Use a plumb line toensure they are parallel. Finally

install 2’x4” studs every 16” along

the plates. Make sure you measure for

each stud prior to cutting, as the floor

to ceiling distances will vary.

Boxing in Ductwork

Soffits may need to be built if

ductwork needs to be boxed in or if

planning to install interior lighting.

Soffits are not structural and thus can

be framed using 2”x2”s. Similar to

any wall framing, use two parallel

2”x2” plates and connect them using

vertical stud members. Secure a

2”x2” top plate to the floor joists and

then stick nail in a 2”x2” stud on both

ends of the top plate. Next nail the

bottom plate to the two studs to create

the basic wall. Finally, install on 16”

centers, 2”x2” studs along the entire

length of the plates. Pending the situ-

ation you may need to build the same

framing structure on the other side of

the ductwork. Once you have com-

pleted the second soffit wall simply

install 2” x 2” cross member stud

pieces (lookouts) between the two

soffit wall sections. You will want to

make sure you use a chalk line and a

level during this task to ensure the

soffit walls remain straight. Again, as

the soffit is being stick built, measure

every stud prior to cutting.

Framing the Ceiling

If drywall is to be installed on the

ceiling then you may need to add

effectively a horizontal wall.

Basically the same process is done as

with building soffits, however 2”x4”s

are used for providing clearance for

pipes hanging below the floor joists.

If there are no pipes or wiring hang-

ing below the floor joists, then 1’x3”

strapping may be able to be used.

Simply nail them perpendicular to the

floor joists on 16” centers.

On January 17th , financeMinister Jim Flaherty announcedthree new changes to the rules forgovernment insured (defaultinsured) mortgages. The intent ofthese changes is to support thelong-term stability of the housingmarket and address rising house-hold debt in Canada.

New Changes to DefaultInsured Mortgages

1) Lowering the maximumamount consumers can borrowwhen refinancing their mortgages

This change will lower themaximum mortgage amount to85% of the appraised value of theproperty from the current 90%.This change will help to promotesavings in homeownership andensure that homeowners don’tbecome overextended by using allthe equity they have built up intheir home when refinancing.

2) Reducing the maximumamortization period for new gov-ernment insured (default insured)mortgages

The maximum amortizationfor all new default insured mort-gages will be reduced to 30 yearsfrom the current 35 years. Thischange will help reduce total bor-rowing costs for consumers, help-ing them to build up equity morequickly.

3) Withdrawing governmentinsurance backing on lines ofcredit secured by homes: effectiveApril 18.

No impact to RBC as we donot currently participate in thisproduct.

The effective date of the firsttwo changes will be March 18. Ifyou purchase a home and havean approval by CMHC and thebank prior to March 18th itwill still qualify . under currentguidelines if it closes after theeffective date. (Note: certain con-ditions will apply)
