No need to run around for buildingpermits in Telangana

Telangana is perhaps one of those few States, where no permission is required for constructing a G+1house in a land admeasuring 76 square yards i.e. 63 sq metres.

All that the building owners have to do is pay Re1 and upload the details online and start constructing thehouse. More importantly, No Objection Certificate (NOC) is not required anymore after the construction iscompleted.

Telangana introduced this new Municipal Act making it easier for people specially, the low-income groupsconstruct their dream house. This is a novel initiative by the State government and goes a long way in helpingbuilding owners. And, it is not just those constructing houses in 76 yards, people constructing houses in 200 to500 square yards can apply for online permission. There is no need to run from pillar to post now, says amember of Telangana Real Estate Developers Association (TREDA).

Self-certification is permitted for those constructing a house within 10 metres height in plots admeasuring64 sq metres to 500 sq metres. They can now get instant approval. Not only making the process of obtainingpermissions for construction easier, the new Municipal Act also aids in controlling unauthorised and illegalconstructions. Generally, illegal constructions are made in small area of plots and unauthorised floors areadded. When no permission is required for constructing houses in 76 square yards, people will follow rulesand the number of unauthorised structures would come down, points out a senior official from MA&UD.

Balanced growth putsHyderabad on top

Everything is going well with Hyderabad’s real estate, making it theonly city that is showing balanced and all-round growth. From the Stategovernment’s push to strong fundamentals in commercial real estate, the city has all the ingredients to continue its growth trajectory, says areal estate expert.

At 10.5 million sq ft, Hyderabad is number two in office space ab-sorption in India in 2019, closely inching towards Bengaluru, which reg-istered 11 mn sq ft of office absorption. And because of the job creationhappening in the commercial side, there is also demand for apartments.Data points show positive outlook for the residential growth in the city inthe coming quarters.

In most Indian cities other than Hyderabad, unsold inventory is up to3-4 years of sales. In Hyderabad, it is only 18 months. The number ofapartments sold in Hyderabad last year was 16,000 units. The unsoldand under-construction apartments are only 24,000 units, which is avery healthy market to be in. Retail is also seeing good development. Alot of good quality malls are going to come in the next few years.Hyderabad is showing an all-round growth.

Office space absorption touches 6 million sqftin Hyderabad

Even as the year gone by waslacklustre for real estate in major cities,Hyderabad was a notable exception.Hyderabad, in the first three quarters of2019, saw net office space absorption ofclose to 6 million sqft. Comparatively lowrentals for Grade A office space gives thecity an edge over the other southern officehubs of Chennai and Bangalore, accord-ing to Satish Vadaga, City Head -Hyderabad, ANAROCK Property Consult-ants. With the likes of Amazon and Appleleasing big spaces in Hyderabad, the cityis giving Bengaluru stiff competition andmay soon catch up with it, the Anarock re-port said. Real estate in this city stayed afloat due to a stable political fabric, constant inward migration ofworking professionals and enhanced infrastructure, among others. Initiatives like Hyderabad Metro Rail, development of arterial roads and elevated corridors in and around IT hubs of Gachibowli, HITEC City andTellapur helped boost the city’s profile and prospects, the report said adding that creation of new district likeBhuvanagiri, Yadadari and Vikarabad created fresh avenues for overall real estate growth.

Incuspaze to foray into HyderabadIncuspaze, a chain of co-working spaces that sprawls over an area of 4 lakh sq ft across ten cities of India

with 20 centres, is going to foray into Hyderabad with its first facility expected to be operational by early Marchthis year in Gachibowli. The Hyderabad facility will have a 300-seat capacity spread over an area of over12,000 sq ft.

Sharing what attracted the company to Hyderabad, Sanjay Choudhary, CEO & founder, Incuspaze, toldTelangana Today, “The city has become the most lucrative market for commercial real estate. The maximumREIT (real estate investment trust) investments are projected to happen in Hyderabad. Also, the city is high interms of per capita commercial real estate investment. These trends are very clear that there is a growinginterest among enterprises as well as startups. We anticipate that in terms of occupancy in our facility, 70 percent would be enterprises while the remaining 30 per cent will be SMEs and startups. These enterprisescould also include large-funded startups.”

12 new malls by 2020 end inHyderabad

Hyderabad, which is witnessing an all-round growth in real estate-across office, residential and retail is now expected to have 12 new mallswith over 4 mn-sq-ft area by the end of 2022, according to AnarockRetail, a real-estate consultancy and research company.

The city has attracted private equity (PE) inflows of $200 million(over Rs 1,400 crore) into the retail segment in 2019 alone. Not onlyhigh-street stores are being set up by international retail giants here, these new malls coming up are the examples of city’s ongoing commer-cial growth and recent uptake of office space by multi-nationals andnational firms. Hyderabad city is also expected to see good growth inresidential and retail segments.

Sharing what is driving this growth, Anuj Kejriwal, MD & CEO, AnarockRetail, told ‘Telangana Today’, “Given the micro-markets where thesemalls are coming up, there is an inherent demand from people residingin and around the areas. Most people prefer to live in self-sustainedlocalities with adequate social infrastructure facilities including mallsbecause they wouldn’t want to travel long distances for entertainment orshopping purpose. Moreover, malls are no longer limited to shoppingcentres but rather are complete entertainment hubs for the discerningconsumers.”

Tourism in Thailand tumbling under smog

The Association of Thai Travel Agents expects air pollution and the strong baht to de-crease the number of foreign tourists this year.

But its president, Vichit Prakobgosol, is confident that the same problems recurring atthe beginning of each year can be resolved.

“The main negative factor is the baht’s appreciation, which might decrease the numberof tourists this year to below the targeted 41-42 million. We’re expecting 29 baht per USdollar, down from the current 30. “The PM2.5 dust in the air is another concern for manytourists. They’re not going to feel safe if the locals are wearing facemasks.”

Vichit would like to see the government give stronger support to the Tourism Authorityof Thailand on marketing and entrepreneurs develop new goods and services that arereasonably priced. “If the government and private sector don’t work together, they’ll loseout to competitors such as Malaysia and Vietnam, where the currency isn’t an issue.

“It’s been reported that the Malaysian government has already waived visas for Chi-nese and Indian tourists. If that’s true, Thailand will lose an enormous amount of incomebecause the Chinese are our main customers.”
