Over the last 12 months this area has had an average of 3,642 closed sales per month. This represents an unsold inventory index of 5.22 MSI for this period. Average Sale Prices Falling According to the preliminary trends, this market area has experienced some downward momentum with the decline of Average Price this month. Prices dipped 3.01% in February 2014 to $151,242 versus the previous year at $155,938. Average Days on Market Shortens The average number of 84.19 days that homes spent on the market before selling decreased by 2.51 days or 2.89% in February 2014 compared to last year’s same month at 86.70 DOM. Sales Success for February 2014 is Positive Overall, with Average Prices falling and Days on Market decreasing, the Listed versus Closed Ratio finished strong this month. There were 5,190 New Listings in February 2014, down 5.34% from last year at 5,483. Furthermore, there were 2,685 Closed Listings this month versus last year at 2,738, a -1.94% decrease. Closed versus Listed trends yielded a 51.7% ratio, up from last year’s February 2014 at 49.9%, a 3.60% upswing. This will certainly create pressure on a decreasing Month’s Supply of Inventory (MSI) in the following months to come. The total housing inventory at the end of February 2014decreased 7.99% to 19,023 existing homes available for sale.Over the last 12 months this area has had an average of 3,642closed sales per month. This represents an unsold inventoryindex of 5.22 MSI for this period.

Average Sale Prices Falling

According to the preliminary trends, this market area hasexperienced some downward momentum with the decline ofAverage Price this month. Prices dipped 3.01% in February2014 to $151,242 versus the previous year at $155,938.

Average Days on Market Shortens

The average number of 84.19 days that homes spent on themarket before selling decreased by 2.51 days or 2.89% inFebruary 2014 compared to last year’s same month at 86.70DOM.

Sales Success for February 2014 is Positive

Overall, with Average Prices falling and Days on Marketdecreasing, the Listed versus Closed Ratio finished strong thismonth.

There were 5,190 New Listings in February 2014, down 5.34%from last year at 5,483. Furthermore, there were 2,685 ClosedListings this month versus last year at 2,738, a -1.94%decrease.

Closed versus Listed trends yielded a 51.7% ratio, up from lastyear’s February 2014 at 49.9%, a 3.60% upswing. This willcertainly create pressure on a decreasing Month’s Supply ofInventory (MSI) in the following months to come.
