    TROUBLE BATHING?

(NewsUSA) - Accordingto a report from real estateresearch firm Reis, thenational apartment vacancyrate reached 7.8 percentin the third quarter -- thehighest level in 23 years-- which gives rentersthe upper hand to requestmoney-saving amenitiesto cut costly bills. Whilethe economy is starting toshow signs of improvement, unemployment rates stillremain high, which has ledto higher rental rates. Thereare 38 million renters in themarket looking for ways tobe fiscally responsible.

While fancy amenitieslike granite countertops andwalk-in closets were popularbefore, the new budget-savvyrenter is looking for a well-built and energy-efficienthome. In fact, according toApartmentGuide.com, added

features that save rentersmoney, like paid utilities andwashers and dryers in units, topped the list of popularamenities.

Renters who suspect theirlaundry pair and kitchenappliances havent beenreplaced in years should findthe model and serial numbers

on each unit and contact themanufacturers customerservice line to determinethe year they were made.ENERGY STAR estimatesthat upgrading appliancescan result in a savings of $75annually on utility bills.

If it has been some timesince the appliances havebeen replaced, renters shouldconsider asking for a newlaundry pair, since newermodels offer considerablewater savings -- and landlordstypically pay the waterbill. An ENERGY STARqualified washer could save17 more gallons of water eachload, which is equivalent toa daily shower. In additionto conserving water, high-efficiency washers, such asthe Maytag PerformanceSeries, use up to 77 percentless energy compared topre-2004 conventional top-loaders. It also features theexclusive Fresh Hold optionwith Dynamic VentingTechnology that combinesintermittent tumbling actionwith air circulation from afan in the rear of the washerto reduce moisture in theload, allowing consumersto delay drying for up to ten

hours. This new technologyactually begins drying clotheswhile they are in the washer, thus increasing the life of thedryer and saving energy bydecreasing drying time.

Additionally, in order toensure their unit is as efficient

as possible, renters shouldrequest an annual inspectionof their windows, heatingand cooling equipment andinsulation, since heatingand cooling costs accountfor more than half of utilitycosts. This annual reviewshould include a thoroughinspection around the atticand windows to see if adraft is coming through, aswell as a visit to each roomin the unit to see if thereis a constant temperature.Fluctuating temperatures orincoming air could indicateduct problems, inadequatesealing and/or installationaround the windows. Olderwindows that havent beenupgraded more than likelywere not installed with todaysstandard of installation. Andpoorly performing ducts canleak air and reduce a homesefficiency by as much as20 percent by causing thesystem to work harder.

In addition to the annualchecks, the HVAC air filtershould be replaced monthlyas dirt and neglect couldcause the HVAC system tobreak down. By asking forthese efficiency inspections, upgrades and fixes, renters

can capitalize on theiradvantage in the marketnow, lower their costs andavoid moving during theseuncertain times.

Renting? Its Still Possible to Have

    an Energy-Efficient Home(NewsUSA) - Just like

people, dogs feel much betterwhen they are healthy. Butunlike people, dogs cant takecare of themselves. To keepyour favorite furry friend onthe track to wellness and betterliving, follow these tips:

    * Exercise builds efficientbodies. Nothing makes a poochhappier than a stroll through theneighborhood. And while yourdogs satisfying his curiosityby sniffing trees and bushes, hes also burning calories. Formore intense physical activity, try throwing some balls orfrisbees. This should makeyour dog run a little harder, helping expand lung capacityand tone muscle. No matterwhat activity you choose, yourcanine companion will enjoythe benefits of regular exercisewhile forging a stronger bondwith you in the process.

    * Protect your smiles. Youprobably remember to brushyour own teeth, but doggiedental care often goes by

the wayside. For dogs thatare temperamental about petowners or vets touching theirteeth, a simple and effectivesolution can be found using anew type of probiotics, calledTeddys Pride Oral Care (www.MyTeddysPride.com), thathas been designed specificallyfor the oral care needs of dogsand cats. These probiotics canbe used in addition to brushingor as a stand-alone oral careroutine.

    * Read food labels.Unlike people, dogs cantread food labels. They aredependent upon their ownersto give them the best possiblenutrition. For dogs, make surethat the first ingredient listedis, for example, Chicken, not Chicken Flavor or DogFood with Chicken -- itemsthat list the name of the meatcontain 95 percent of thatingredient, while the withdesignation means that thefood only contains 3 percentof chicken or beef.

    * Visit the vet regularly.Similar to people visitingthe doctor, dogs need regularveterinary care. Every dog haspotential health risks it mustguard against -- and manyrisks vary according to dogbreed. Your dogs veterinarianwill let you know whenrecommended vaccinationsare due, give proper care tokeep your dog healthy andnotify you about potentialhealth risks and treatments.

Four Tips to Lead Your Dog to Better Health

(NewsUSA) - The Internetis an important educational tool. With a click of a mouse, kidscan find information on justabout anything. Unfortunately, children who dont practicebasic Internet safety mayexpose themselves and theirparents to certain risks.

Children can easilystumble upon inappropriatecontent. Chat rooms have areputation for encouragingInternet predation, butpedophiles can stalk victimsfrom Web sites like Facebookas well. Many kids dont realize

that anyone can read what theywrite on the Internet, so theypost home phone numbers, addresses, their full names orthe names of their schools.

    Social networking sites

may also expose children tobullying, as peers can senddemeaning e-mails, instant

messaging and text messageswithout attracting attentionfrom parents or teachers. Finally, children may downloadpirated music or movies, oreven computer viruses orspyware.

The Internet is animportant resource for kids, ifthey know how to use it, saysJohn Goslin, chief technologyofficer of Boys & Girls Clubsof America (BGCA), a non-profit organization that strivesto help young people realizetheir potential. Parents needto be aware of the potentialdangers and create guidelinesto help kids avoid them.

    CA Technologies, which

serves as the BGCAs nationalinformation technology securitypartner through its global

philanthropy program, CATogether IT, helps keep 56,000BGCA computers secure. Itstarts off with security software, including anti-virus, anti-spamand anti-spyware technology, and prevention measures thatrestrict unauthorized use.

Software can helpprevent viruses, spywareand inappropriate spammessages, and allow parents tomonitor and help protect theirchildren online, says GeorgeKafkarkou, general managerof CA Technologies. Butparental supervision is the bestsecurity measure available tokids.

Parents should know wheretheir children go online andwith whom they communicate.Placing computers in a familyroom can help you keep aneye on their activities. Parentsshould instruct children not togive out personal informationonline, even on sites likeFacebook, and ask children tocome to them if they encounteranything that makes themnervous or uncomfortable.
