Edith Green-Wendell Wyatt Federal Building Modernization, Portland, Oregon

This unoccupied deep energy retrofit of a 500,000 sf federal building was a proving ground for many integrated approaches - co-location, BIM, continuous design-cost control and sustainable solutions, such as sun shading, roof solar array, radiant ceiling panels and rainwater harvesting. The LEED Platinum project reduced EUI by about 51%. Through the retrofit design process the building gained 6.5% of rentable floorspace. It was the largest American Recovery and Reinvestment Act project undertaken by the GSA and is the most energy efficient building in their portfolio.

BUILDING INFORMATION MODELING (BIM)Integrated BIM and virtual design and construction provide a powerful tool for design collaboration and coordination much earlier than historically possible with the linear design process. 5D MODELING5D modeling is the infusion of cost into BIM information. This cost information links to components in the model or geometries (3D), quantifies and associates schedule information (4D) to it and ultimately shows the time and cost of a proposed design BIM based on the amount of content in which order a project is to be built. There are a number of tools available in the market including RiB ITwo and CostOS (UK), but primarily VICO is the predominant tool.

This software automates the quantity takeoff function as typically performed from similar 2D takeoff software such as On Screen Takeoff, however the quantities are much more accurate without the risk of duplicate takeoffs or errors in tracing and quantification as an estimator visually maps the model geometries with the associated assembly. These assemblies contain information such as material quantities, labor rates and associated equipment costs.

The value of 5D is that it is a more accurate means of estimating and scheduling. As the computer is doing the bulk of the leg work, the user visually maps components to assemblies until there are no more assemblies which are visible. When compared to 2D takeoff tools such as On-Screen Takeoff or by hand, the model provides a much faster and more detailed means of arriving at quantities.

The philosophy of IDCO is that each of the parties involved, regardless of contract structure, have an “ownership” stake in the project. Their input and expertise is valued and important. Ultimate decisions are made by the Owner, but only after they have participated in the ongoing discussions surrounding the issue.

This high level involvement by all parties allows a stream-lined and efficient delivery that reduces construction phase administration, design-phase services costs, and the design phase and construction phase coordination.

IDCO requires a commitment by all parties to put aside immediate interests and to corporately manage the project design, cost, and risk in order to optimize long-term interests.

FAST TRACK DELIVERYWe specialize in fast-track delivery of complex and technically demanding projects. From corporate facilities and schools to data centers and hotels, we know how to fast track a project while addressing all unique facility and Owner requirements. We have developed processes and tools, which help us adapt to the fluctuating needs of each project. Our teams have extensive experience working hand-in-hand with owners, architects, and MEP partners during design to ensure feasible solutions move forward in a fast track manner.

We promote a process of designing a project according to a detailed estimate, rather than following the traditional reactive process of developing an estimate based on a completed design. Target Value Design (TVD) is a management practice that drives design to deliver customer values and develops design within project constraints. The TVD process uses the collaborative knowledge of the entire design team in order to get the greatest value out of the project while cutting out as much waste as possible.

Set-based design operates on the premise that several options should be developed simultaneously until the last responsible moment so that the team can make the most informed decision.

Pull plan scheduling is a balance of what should be done and what can be done. It starts at the end with the goal and works backward to determine what is needed and seqiemce that gives the ability to achieve the goal.
