George and Lance Killian of Killian Pacific have teamed up with Fred Meyer and the City of Vancouver to bring Grand Central to serve the burgeoning residential and employment growth along Vancouver’s waterfront, in downtown Vancouver and Hayden Island (on the Oregon side) as well as a diverse grouping of established Vancouver neighborhoods.

“Fred Meyer is seizing the opportunity to raise the bar for the community by building a groundbreaking facility which will feature unique design and Fred Meyer’s best product offerings, including a strong selection of natural and organic products,” said George Killian at a recent press conference. Fred Meyer President Michael L. Ellis is a Vancouver native and stated “...we can stay in the

neighborhood, respond to current market and consumer demands, and build an innovative and cutting-edge store completely unique to the site and the community it will serve. We are delighted to be part of this important opportunity.” Vancouver Mayor Royce Pollard emphasized the impact of this project saying “Fred Meyer, as anchor of Grand Central, will help the growing reinvigoration of Vancouver’s urban core. The �rst Freshii franchise in the state of Washington has opened in Vancouver’s Grand Central shopping center.

Local resident Doug Gillespie partnered with his father, Rich Gillespie – a now retired dentist – to bring the eatery to Clark County. It opened last week at 2420 Columbia House Boule-vard.

As Gillespie explained it, the franchise features customizable menus of made-to-order soups, salads, burritos, wraps, rice bowls and smoothies designed to nourish and energize people on the go.

“If you want to go out to lunch, most people have the excuse, ‘I don’t have much time’ and ‘I can’t a�ord to sit down and eat a good meal,” he said. “If you’re at Freshii, we take away those excuses by o�ering nutritious items for people on the go at an a�ordable price.”

Although the food served at Freshii isn’t 100 percent organic, Gillespie said his suppliers try to get organic produce when they can. The Freshii menu features a range of nutrient-rich ingredients including kale, edamame and spinach – even all-natural chicken and organic steak.

It’s all part of Freshii’s ultimate goal as a franchise: to be known as the healthy alternative to traditional fast food.

“To be honest it was pretty easy to buy into the concept,” said Gillespie. “To me, it wasn’t about the food service; I didn’t want to o�er just another food service. I wanted to o�er a contribu-tion to a healthy lifestyle.”

A new industryWhile his family has decades of experience operating a small business (Gillespie Dentistry), Gillespie admitted that the food service industry wasn’t exactly familiar territory. However, he said, there are some similarities between both businesses (like HR) and having his father as a partner is a real bene�t.

“It has been great having my dad as a partner,” he said. “He [brings] a di�erent, seasoned set of eyes to things that I don’t see as a new business person.

“I’ve always been very proud of how he treats his sta� and his clients,” Gillespie added. “I’m really con�dent in our sta� (at Freshii) and I believe if I do my part in treating them the way they should be treated, that it will be re�ected in their service to the clients here and that’s what we want.”

Location, location, locationWhen asked about choosing the Grand Central location, Gillespie said the proximity to Highway 14 and the Columbia Business Center made for an ideal landing spot.

“Freshii really caters to a lunchtime crowd, so we looked for an employment-heavy area and we have that with the business park on the other side of the tracks, downtown Vancouver and the surrounding industrial area,” Gillespie explained. “The visibility of our sign on Highway 14 is fantastic. People coming from the east side of town see it every day.”

Just as the Freshii brand is expanding around the globe (with more than 100 restaurants in eight countries), Gillespie too has plans for additional locations. He hopes to open a Freshii location in east Vancouver in the future.

How do you build a �ourishing retail center in the middle of a recession? According to Mert Meeker, president of MBM Properties Inc. and exclusive leasing agent for Killian Paci�c’s Grand Central shopping center, the key is three-fold:

“Identify a need, and as you move to �ll that need, take input from the community,” said Meeker, while noting that it’s also important to choose the tenant mix carefully.

�ese three concepts have contributed to the success of Grand Central, according to Meeker, which he said has had zero tenant turnover since opening in 2008 and very little vacant space. �e lack of tenant turnover, he explained, is a “testimony to the project, the tenants themselves and the sense of community the project created.”

Filling the void Before it was ever home to

a bustling shopping center, the 14.5 acres of land at Grand Boulevard and SR-14 on which Grand Central sits once contained housing for the Kaiser Shipyards. Eventually the property would transition to an industrial use as a manufacturing facility for Jantzen Swimwear. �e site then went unutilized for years following the closure of the Jantzen facility. �at is, until Killian Paci�c acquired it.

Philip Bretsch, acquisitions and development manager for Killian Paci�c, said development began a�er identifying the need for “a quality shopping experience, with a strong grocery/retail anchor like Fred Meyer, to serve the southwestern potion of Vancouver.”

More than 230,000 residents live in the area served by Grand Central. Along with a large population looking for groceries and services, said Meeker, the site has good visibility to the highway and is easily accessed from downtown Vancouver and nearby residential neighborhoods.

Engaging the community Bretsch said that Killian

Paci�c, which has developed several other large shopping centers in Clark County, doesn’t follow a cookie-cutter model.

“Each project seems to have its own nuances, has to be �t to place, and enhance community in its own way,” he said.

To discover those nuances, Killian Paci�c held a number of meetings throughout the development planning process. �e company also solicited input from key neighborhood associations and major employers in the area, such as Columbia Machine.

�is process, explained Meeker, enabled Killian Paci�c to “create something that the community embraced.”

In these conversations, Killian Paci�c learned things that helped guide the design. For example, residents stated that they didn’t want the 139,000-square-foot anchor

tenant building to look like a massive concrete fortress. Instead, said Meeker, the design incorporates di�erent patterns, materials, shapes and paint colors to break the scale down.

Equal attention was paid to con�guring outlying parcels, such as “�e Village” – a cluster of three buildings that house Lapellah Restaurant & Bar, �atcher’s Co�ee and Cotton Babies. �ese buildings are arranged in a close, triangular, pedestrian-friendly way. For example, there is an outdoor patio between Lapellah’s and �atcher’s, and parking spaces are angled to provide a “main street” ambiance.

�e arrangement, noted Meeker, “establishes a pattern for walking tra�c and a sense of place.”

Choosing the tenant team “Finding the right mix of

tenants is critical to provide the best shopping experience for the customer,” said Bretsch.

At Grand Central, developers focused on local or largely independent retailers instead of national franchises. With its local roots, selecting Fred Meyer as an anchor tenant was a natural choice, Meeker said. Choosing other tenants, he added, involved deciding on major categories, such as food, traditional retail and personal services. Next, developers zeroed in on subcategories, such as pizza, co�ee and full-service restaurant. Finally, he said, they picked the ones with the most potential for success by interviewing the owners and examining their business plans and �nancial records.

Meeker said Killian Paci�c chose tenants who are unique to the Portland/Vancouver area and can generate a regional draw. For example,

• Grand Central’s Cotton Babies is the only such store west of the Mississippi;

• The Fred Meyer is 2.5 times

larger than the typical Fred Meyer store;

• Many stylists at Estilo Hair have Toni and Guy Academy certi�cations;

• Willows Lifestyle Boutique is one of the Southwest Washington’s only high-end apparel boutiques.

“Willows is an absolute leader in fashion in Vancouver,” said Lavonne Morrill, whose Estilo Salon moved to Grand Central from Portland in 2011. “�ey come here, that speaks volumes. You know you’re on to something to special.”

Build [the right thing] and they will come

Meeker reported that “Fred Meyer says it is by far the most successful design they have,” with tra�c through the store averaging about 22,000 customer visits per week.

According to Amy O’Hara, who owns When the Shoe Fits with her husband Alan, they really weren’t interested in expanding when approached as a potential tenant for Grand Central. However, she said, when they toured the shopping center, “the vibe was electric – the parking lot was packed, teaming with a savvy professional energy that we were really drawn to.”

�ey opened their Grand Central store (their third location) in October 2011, and she said business continues to increase. One surprise, she said was how many people came to Grand Central from Portland. In response, she said they have done more marketing in Oregon using TV, radio and cable, and are “infusing the store with a hipper product” compared to their suburban locations.

Morrill reported that Estilo Salon is “experiencing more than satisfactory revenue growth,” and her sta� has increased from six to 12 in just over a year. Like O’Hara, she said almost half her salon’s clients come from Portland.

“We hear how pleasantly surprised they are to see such an upscale shopping center, and they try other businesses that are here,” Morrill noted.

“We’re changing public perception of Vancouver one client at a time,” added Morrill.
