DESCRIPTION The property comprises the former West End Children’s Unit
which was utilised as a Specialist Child & Adolescent Unit providing intensive day and
residential services by the Humber Teaching NHS Foundation Trust. Since that
specialist use closed the property has remained in use by the NHS Trust to provide
day care facilities and ancillary offices. The original buildings date back to 1897. These
comprised the original residential block which was substantially extended in 1996.
This is detached from the other front building which is known as the Education Block
which was originally a dwelling and could readily be converted back to a dwelling as an
alternative use. This building was built in 1897 and benefits from an attached garage
which was built in 1989.
Finally, to the rear of the site there is a modern Recreation Block which was built in
1989 and extended in 1996. This building comprises office/consulting-type rooms and
a purpose-built Sports Hall to the rear.
The site benefits from a significant amount of open space to the front, a central vehicle
access into the site leading to some car parking to the front of the front buildings and
further car parking to the centre of the site. There is a further garden area to the rear
north-west corner of the property. The site lends itself to potentially provide an
alternative residential development scheme by converting the front existing buildings
and providing some new-build to the rear. Alternatively the site has the potential of
being fully-cleared and redeveloped for an alternative use subject to planning. It is
noted that other sites within the close proximity to this property are currently being
or are currently being proposed to be redeveloped as new-build residential schemes.
Schematic potential redevelopment plans have been prepared which indicatively show
how the site could be developed and are available on request. These have been
