The Deadwood Mountain Grand Resort (“DMG”) opened in 2011 and has become one of the finest lodging and entertainment facilities in the Upper Midwest becoming #1 in the world within the IHG brand family. Forbes recently named “the DMG” the top

luxury hotel in South Dakota.

The Deadwood Mountain Grand Resort is now under new ownership in addition to a new management philosophy that promotes fresh concepts for programming. A key opportunity to the future would be developing 60 chalets, with a total of 127 rooms, on commercially zoned land owned by the resort adjacent to the existing facilities. The chalets could be added to the resorts room inventory in perpetuity and managed by the hotel increasing room capacity from 98 to 240 with all new VIP Suite level accommodations driving the top ADR in the market. The added units and additional occupied nights would significantly increase

revenue in all operating departments enhancing profit margins not only from added revenue but from economies of scale.

The Property is in the heart of historic Deadwood, South Dakota and is less than an hour’s drive from Mt. Rushmore National Memorial, Crazy Horse Memorial, Devils Tower National Monument, Custer State Park and is within a 90 minute drive from Badlands National Park. The entire city of Deadwood is designated by the Historic National Trust as a national historic landmark. Each year more than 3 million visitors come to Deadwood to enjoy the unique features of the town and the surrounding area featuring year round activities and events. Currently, approximately 400,000 of those visitors are drawn to the Deadwood Mountain Grand.

Rich in history, the city of Deadwood, South Dakota, is known for the Black Hills Gold Rush of the 1870s. The city received an estimated population growth of 5,000 people between 1876 and 1879, shortly after gold deposits were discovered in the Black Hills. Explorers from all over the world flocked to Deadwood hoping to cash in on the gold mining expeditions. The discovery, combined

with the surge in population growth, put the city of Deadwood on the map.

In 1890, the railroad became part of Deadwood’s logistics and connected the town to the rest of the world. As a result, the town evolved into a prosperous commercial hub. Unfortunately, the town experienced several hardships during the past century as fires destroyed significant historical structures and caused the town economic setbacks. To rebuild, organizers created the “Deadwood Experiment” which used gambling, a once booming business, to stimulate growth for the city. In 1989, gambling became legalized in Deadwood making it, at the time, one of only three places in the United States where gambling was legal. The experiment was a huge success as the town now attracts

millions of visitors a year, and gambling is a thriving force in Deadwood’s economy.

In 1961, the entire town of Deadwood was designated a National Historic Landmark for its well-preserved and maintained collection of late 19th-century frontier architecture. The city serves as county seat for Lawrence County and has an estimated population of ±1,300, according to the United States Census Bureau. The city experiences a high volume of tourism throughout the year as the area is full of recreational opportunities. Winter sports consist of snowboarding, skiing, and snowmobiling. Summer activities include: hiking, horseback riding, mountain biking, fishing, swimming and rock climbing. The newest form of entertainment is ATV/UTVing with thousands of motorized vehicle trails in the immediate area. Others come to experience the town’s past and visit historical places such as the legendary Mt. Moriah Cemetery where larger-than-life Old West figure’s Wild Bill Hickok

and Calamity Jane are buried.
