Business Strategies of Real Estate Professionals
My son recently graduated with an MBA from the UCLA Anderson School of Management. We would often discuss business strategies and concepts and of course, the unique business model of real estate. No other business competes with each other one day and then cooperates with that same competitor the next. Add to that, working on a negative cash flow basis and the fee is earned only if the client is satisfied! On Shark Tank I think you would get a lot of “I’m out!” and on The Apprentice, “you’re fired!” So how has it worked so well for so long?
First, it satisfies the consumer. As REALTORS®, we understand the value to our clients by cooperating on sales. We believe that the most ready, willing and able buyers are working with a REALTOR® to find a home because we can assist them throughout the sale process. The more REALTORS® that know a home is for sale will bring a market value offer faster than if that offer could only come from the listing company. That is one reason why one MLS entry point will benefit everyone, but I digress.
Another reason it works is cooperating in compensation. The seller agrees to pay a competitor a fee for bringing a purchaser, so agents are assured of being compensated for their efforts. What other industry works like that? Ever buy a new Ford and the Chevy Dealer shared in the compensation?
Let’s not forget the REALTOR® Code of Ethics and the agreement to arbitrate. The Code works to protect everyone in a real estate transaction and arbitration is the method to resolve commission disputes. The GMAR Professional
Standard Committee provides GMAR members a most qualified group of professionals to handle any of these disputes.
Last but not least is us.
So it may seem to not make sense on the surface, but the real estate business model is working and looks to continue working very well.

Today’s REALTOR® must view themselves as a small business person building a sustainable client base. The Small Business Administration offers some tips toward that end:
How do your clients and potential clients visually and emotionally view you? What do you do? How do you do it?
How do your clients and potential clients see you as being different? How do you communicate that difference?
Does the product and service you offer provide great value and utility to your clients? How is that value measured and confirmed?
Are you recognizable as a vital piece of the agency and brokerage you are associated with? Are you an agency leader?
Does your agency team portray a distinctive picture and
image in all dealings with clients? Do your clients get the same service no matter who they may talk to?
Are you viewed as an advocate for your business and agency rather than only as a sales person? Advocacy portrays an extreme enthusiasm for where you are at and what you are doing. Advocacy is easily recognizable by clients and those you hope will become clients.
Is reliability practiced every day with every client? When you say, “I will take care of that,” do you do it on time in a way that exceeds expectations.
Being good is a minimum expectation, being great is the catalyst for success. It is not easy, it takes time, it takes effort, it takes attitude, it takes concentration, it is rigorous, it is bold, It is the only way.

“It’s not just evaluating the house, it’s making sure the client is educated about the house – showing them where things are and how they work. I try to make the home inspection an enjoyable experience and ensure that the client does not leave the house with more questions than answers.”
As a home inspector, Robert Zorzan’s entire focus is on the people he serves. He is very thorough in his inspection and takes the time to answer any and all questions the home buyer may have. Every day your RPAC dollars are working for you. One of the items to help your clients is getting the Michigan Legislature to ban Private Transfer Tax Fees and held off the expansion of the Real Estate Transfer Tax. This saves the average homeowner about $1080 annually and an additional $1150 per transaction. Another was defeating the “Property Environmental Disclosure.” Just what we need! Another form you would have had to complete on each transaction and potentially uncontrolled fines and fees for your clients to absorb.
Investing in RPAC can be one of the wisest and easiest decisions you can make in 2015. Whether you sell $1,000,000 or $1,000,000,000 in Real Estate transactions, this investment helps protect your clients, all property owners and,
more importantly, yourself from legislation than can be detrimental to REALTORS® and real estate in general.
For anyone who pays their GMAR, Michigan REALTORS® and NAR dues on an annual basis, visit the Michigan REALTORS® RPAC website to easily make a contribution with a credit card. With over 1 in 3 members on the MemberMax™ program, we have made it even easier for MemberMax™ members to contribute to RPAC. You can elect to have $15 of your August payment directed to RPAC instead of GMAR. This does not increase or decrease the amount you pay for the month of August; it simply makes an accounting change that allows for a portion of your payment to go to RPAC. You may authorize this by taking a minute to sign the opt-in form online. Click here to sign and submit the form.
*Contributions are not deductible for Federal income tax purposes. RPAC contributions are voluntary and used for political purposes. You may refuse to contribute without reprisal or otherwise impacting your membership rights. Top Industry Priorities
Tax Records: Preserving the affordability and promoting the quality of public tax record data. REALTORS® know better than anyone that access to basic public information relating to property tax records is vital for the daily operation of those working within the real estate industry and the public at large. As businesses look toward starting and expanding operations in Michigan, or homebuyers look to purchase property, having consistently accessible, accurate tax information for properties is key. The association supports House Bill 4075 which will keep the cost of tax record data reasonable. We will help Governor Snyder and all interested parties incentivize accurate, transparent, online information that is beneficial to everyone.
Streamlining and creating efficiencies in Michigan’s real estate regulations: Streamlining and creating efficiencies for real estate licensees. The legislation would provide The Department of Licensing and Regulatory Affairs (“LARA”) with greater flexibility in the administration, approval, and delivery of continuing education to real estate licensees. Senate Bill 26 is the result of cooperative work between LARA, ORR, and the Michigan Realtors® to ensure that the
Occupational Code and Administrative Rules governing real estate licensure and education conform to LARA’s existing statutory authority and its long term strategy regarding the administration and tracking of continuing education for real estate licensees.
Working for Clarity in Michigan’s Transfer Tax: Address confusion and inequities surrounding Michigan’s Transfer Tax. Under Michigan law, a seller may apply for a refund where the transfer tax was paid in error, or unnecessarily. This refund is available to the seller for a period of 4 years and 15 days from closing. However, it is not uncommon for a buyer to pay the transfer tax at closing, especially when buying from Fannie Mae or Freddie Mac. Currently, there is no mechanism for a buyer to seek a refund where the transfer tax was paid, unless they go back to Fannie and Freddie to apply for a refund. House Bill 4173 would streamline the refund process for both buyers and sellers. Michigan Realtors® believe that the refund should be available to the party that paid the tax. Streamlining the process for both buyers and sellers is a top priority.

reviewing closing documents or just starting off another productive day, the pros know that preparation pays off. Just a few minutes of prep time can mean the difference between success and failure. Successful golfers know this, and so do successful real estate industry professionals.
This fall brings one of the most significant changes to the home buying and closing process that our industry has seen. For more than 30 years, federal law has required lenders to provide two different disclosure forms (GFE & TIL) to consumers when they apply for a mortgage and two different forms (TIL & HUD-1) at or before closing. Effective with applications after August 1st, the loan estimate replaces the GFE and TIL and the closing disclosure replaces the HUD-1 and TIL. These MUST be received by the consumer 3 days BEFORE CLOSING! These are not just form changes but drastic overhauls to the processes and timing we all currently experience and guide our clients through and will impact ALL of us. No heads in the sand on this one folks.

Our Association ROCKS education! I’ve taken many designation courses over the years and nobody does it better than GMAR. MemberMax™ is an innovative program that has had a direct impact on our members’ expertise level. GMAR has the highest percentage of members holding designations than any other association in the country. We, as members, have access to more and better educational opportunities than most other REALTORS®. I consider myself very “plugged in” to our industry and our association and I hope that you are talking advantage of all the benefits offered.
Women’s Council of Realtors is another organization that ROCKS education. We are an official council of the National Association of REALTORS®, alongside REBAC and the CRS councils. We have our own designation, the Performance Management Network (PMN), much like the ABR and the CRS designations.
In addition to the many GMAR educational offerings, WCR provides many opportunities for short bursts of time sensitive education. By that I mean cutting edge information such as the Lake Pointe chapter’s business resource meeting topic of the latest appraisal changes or Birmingham Bloomfield chapter’s Inspector/Appraisal Panel. The Greater Rochester Area Chapter just had a business resource meeting speaker on negotiating techniques. Our newest chapter, 275 Corridor, recently had a speaker on navigating your smart phone.
While they won’t earn you a designation, attending any of our GMAR sponsored WCR chapters business resource meetings will help you stay current on changes in our industry and provide you with cutting edge information. Oftentimes, you’ll even earn continuing education credit.
