WHY YOU SHOULD PRICE YOUR HOME REALISTICALLY

TIMEChances are that your home will sell at its fair market value. Pricing it realistically at the outset simply increases the likelihood of a timely sale with less inconvenience and greater monetary return.

COMPETITIONBuyers educate themselves by viewing many homes. They know what is a fair price. If your home is not competitive in value with those they have seen, it will not sell. LocationYour home’s location and setting influence its value. A home inside a quiet subdivision sells for more than the identical home on a busy street. Remote areas typically sell for less than closer-in areas. Views, streams, and trees usually enhance value. You obviously have no control over location.

• Repair shutters, exterior trim, gutters, and downspouts. Sweep sidewalks and porches.

• Paint your front door and mailbox, if necessary.

• Replace torn screens and cracked windows.

• Replace missing tiles in bathrooms and tile floors.

• Open all draperies and blinds.

• Clean the basement and garage thoroughly. Neatly place things in boxes. If you don’t have enough built-in storage space, then stack boxes in one area.

• Turn off all appliances that make noise, such as the TV, stereo, dishwasher, etc., so that buyers won’t be distracted or annoyed.

Buying a home without having it professionally inspected is risky business to buyers which is why buyer’s frequently ask to home inspected upon purchase agreement. However, buyers aren’t the only folks who can

benefit from home inspections. Having your home pre-inspected may benefit you.
