The applicant is requesting the following:
• Major Design Review for a one story 164,148 square-foot light
industrial warehouse and associated office space building to include
parking, lighting and landscaping on a 9.3 acre site.

The project is exempt from the California Environmental Quality Act
(CEQA) pursuant the Guidelines Section 15183, consistent with
Community Plan, General Plan and Zoning. In addition the project will
comply with the Villages of Zinfandel mitigation monitoring plan.

Staff recommends that the City Council find the project as follows:
• To be in compliance with the California Environmental Quality Act (CEQA) as exempt pursuant to CEQA Guidelines Section 15183;
• Adopt the Resolution approving the Major Design Review with the staff preference tower color for the GLP Stores, LLC DD9903, subject to the findings, Project Plans (Attachment 2, Exhibit A to the Resolution) and Conditions of Approval (Attachment 2, Exhibit B to the Resolution).
