In 2012, Good Neighbors Founder JayMalthaner retired and our fledgling homerepair ministry was summarily (but gently)nudged from the comfort of our “nest”. Topress the analogy just a bit, our first fewflights without Jay, though tentative, werehighly successful, and a clear reflection ofGod’s goodness and faithfulness. Thusemboldened, we’re spreading our wingsas we seek God’s direction for 2013 andbeyond.

Our community’s need for GN servicescontinued to grow throughout 2012; butthanks to a dedicated Board, ferventprayers and many faithful supporters, ourcapacity grew too. For example, 2012highlights include:● Restored hope to 248 residents● Completed 174 repair projects● Improved 84 homes● Deployed over 250 volunteers● Generated 10,000+ volunteer hours● Built a 6-month reserve account● Rebuilt the engine on our old van● Purchased & equipped a 2nd van● Welcomed 91 new donors to our

family

In fact, our 2012 revenue hit a new high,exceeding $300K. No wonder we’reenergized!

As our donors and volunteers alreadyknow, personal and community blessingsabound for those who support GoodNeighbors. So, recognizing that our trueleadership is not human but divine, wepress on, boldly reclaiming God’s promisethat “He who began a good work in us willbe faithful to bring it to completion.” (Phil.1:6)

Good Neighborsthrived during 2012...

... and it was a blessing to be part ofit. We provided over 10,000 volunteerhours and tons of building materials tomake repairs that improved the livingconditions of about 220 people insouthern Chester County whootherwise could not afford it. In 2012 wehad the largest amount of fundsdonated and the largest number ofdonors in the history of our organization.Our field staff, now consisting of anOperations Director and two projectmanagers, have become an efficientand highly-effective team foraccomplishing repairs that change lives.

We plan gradual, controlled growthwhile listening to God to discern his planfor our organization. We want tocontinue to grow our ability to meet the

home repair needs of our neighbors, butwe do not want to move so rapidly thatwe risk any reduction of ourfoundational strengths, including thesupport of our faithful contributors andvolunteers. We will continue to facechallenges. We have a skilled anddedicated Executive Director and Boardof Directors, but we are too few to reachall of those who need us. We needadditional board members andvolunteers to serve on committees thattake care of the administration of thisvital ministry. Good Neighbors has successfully met the challenges of the two criticaltransition years of 2011-2012 as we completed our succession plan after theretirements of our founder, Jay Malthaner, and our 20-year office manager,Danny Wigley. Thanks to 91 new donors in 2012, we received record revenuesfrom a balanced set of supporters totaling $344,000 (accrual basis or $315,000on a cash basis). These transition years also were assisted by two one-timerestricted grants:

● $23,000 from the Philadelphia Foundation to directly support successionplanning, fund-raising development, and board development.

● $40,000 from Crystal Trust to replace our old van’s engine, and purchaseand equip a second van.

Another key accomplishment has been establishment of a Reserve Fundequivalent to 6-months of fixed expenses, a best practice recommended byUnited Way. We met our 3-year plan to control expenses, realize modest cashflow surpluses ($20K in 2010, $20K in 2011, and $13K in 2012) and thus fully fundour Reserve as of January 2013.

As we spread our wings with new people, new skills and equipment, we’retargeting a substantial budget increase for home repairs in 2013. We plan to:

● Expand home repairs throughout southern Chester County● Increase percent of budget spent on Program items to >80%● Replace 2012’s one-time grant income with new sources

Please pray with us that we will be able to achieve these stretch goals andexpand our services to low-income homeowners in southern Chester County.

... created in Christ Jesus to dogood works, which God prepared inadvance for us to do. (Ephesians2:10) This scripture has come alive tome since stepping in as OperationsDirector of Good Neighbors in 2012.At a young 59, I can look back andtruly see God’s handiwork inpreparing me for this position. Nowthat I’m fully on board, I’m amazed atthe diversity of blessings that continueto come our way. One such blessinghas been sharing the operations loadwith two great field mangers: TomMacAulay and Phil Smith – both longtime GN volunteers. In addition to thejoy of befriending local neighbors inneed, making repairs, anddocumenting our work, we have theadditional privilege of deployingnumerous volunteer teams, astogether we work to make homes

warmer, safer, drier and healthier.One recent homeowner was sograteful for our help that she offered todonate the van her late husband leftbehind! Now that’s a blessing wedidn’t see coming, and one that’s hardto refuse!

You don’t need to be aprofessional carpenter or plumber tobe useful – we need all kinds ofvolunteers! So I encourage you to letEphesians 2:10 speak to you. Our leaders and volunteers work yearround to make homes warmer, safer, drierand healthier. Yet each year, the most activeand intense week by far is our weeklongsummer Youth Camp – and 2012 was noexception! From July 15-20 (hottest week ofthe year!) Avondale Presbyterian Churchbecame home for our 13th annual YouthCamp. At camp, our youth begin a pattern ofgiving back to our community, they also learnpractical home repair skills, and the joy of

serving those in need. Here are a few noteworthy details of Camp 2012:● Restored hope to 33 residents in 5 homes● Hosted 5 Teams (42 students, 12 adult leaders)● Welcomed 20 returning students● Honored six 4-year camp veterans● Mentored youth with 46 skilled volunteers● Prepared and served 1150 meals● Thanked 40 kitchen volunteers● Contributed 3400+ volunteer hours● Purchased $42,400 in materials● Completed repairs worth over $90,000● Led dynamic youth programs each night● Acknowledged faithful volunteers: Janet Johnson, Kathy Reidinger

and Chris Wilbur, who kept everyone well fed.Once again, our deepest appreciation goes to Avondale Presbyterian

Church for use of their excellent facilities. Also, special thanks to the YMCA’sin Kennett Square and Jennersville for free use of their showers each day. Inaddition, we are grateful to Scott & Jeannine Skelton for providing a great BBQdinner. With your support, we look forward to another great Youth Camp in2013, serving local families in need. Being prepared is important inbusiness – and essential in ministry.Yet even the best-laid plans can fallshort; just ask Richard and JenniferCaserta of Oxford PA. Last year asthe U.S. economyfaltered, so didtheir landscapingbusiness, forcingRichard to lay offall 3 of his workcrews. And whentheir only truckdeveloped engineproblems, whatlittle remainingbusiness they hadwas jeopardized.Then their home’s water pump died,forcing them to haul water from theirbackyard pond to flush toilets. So, withlittle income and 5 children to feed andclothe, leaky plumbing, moldremediation and windowreplacements, all had to wait.Thankfully someone called GoodNeighbors!

When Project Manager Phil Smithfirst arrived, he intuitively understoodthat the Caserta family needed morethan just home repairs – their hopewas fading fast. Phil responded withthoughtful plans that went far beyond

assessing needs, ordering materialsand organizing volunteers. Philbefriended this young family byshowing them God’s love. Soon, thefriendships included the Caserta

children, thenothers from GoodNeighbors, andeven the volunteeryouth team thathelped repair thehome. What a joyto share God’slove with thissweet family!

At GoodNeighbors, we’rewell known for

repairing homes – less known forrestoring hope, though we seek to doboth. Restoring hope is vitallyimportant, but it’s also timeconsuming, tough to schedule anddifficult to quantify. True and lastinghope flows from an understandingthat the God who made us, also lovesus, and calls us to serve both Him andone another. Sharing the beauty ofthat truth remains a top priority. So,we gladly press on, striving to heedGod’s admonition: “always beprepared to give a reason for thehope that is in you.” (I Peter 3:15)
