Introduction
Green Building Rating Tools
WHAT
 Mechanisms to assess
the environmental or
sustainability
performance of
buildings
 Means to determine
how well buildings
perform against
environmental/sustaina
bility criteria
WHO
 Implemented
voluntarily for building
owners, developers and
designers (Cole, 2005)
 Used by authorities as a
compulsory part of the
fulfilment of certain
requirements (Cole, 2005)
![Page 3: Green Building Rating Tools in Malaysia: Market Effects ... › Downloads › 20160304-IUSGBC2016 › S12... · Green Real Estate Launched in March 2013 Under the auspices of the](https://reader035.vdocuments.net/reader035/viewer/2022081612/5f2608a016abfe328a58ec85/html5/thumbnails/3.jpg)

Green Building Rating Tools
WHY
For research, consulting, marketing, decision-making and maintenance.
To assess new and existing buildings.
To assess individual building, group of buildings, developments, or neighbourhood.

Intended Roles
ENVIRONMENTAL
Alerting building owners and professionals to the importance of environmental issues in constructionand the benefits of environmentally conscious choices(Ding, 2008; Kaatz, Root & Bowen, 2005).
Have the potential to reduce the negative environmental impact of buildings and the building sector in the short term (Aotake, et al., 2005)
![Page 5: Green Building Rating Tools in Malaysia: Market Effects ... › Downloads › 20160304-IUSGBC2016 › S12... · Green Real Estate Launched in March 2013 Under the auspices of the](https://reader035.vdocuments.net/reader035/viewer/2022081612/5f2608a016abfe328a58ec85/html5/thumbnails/5.jpg)

Intended Roles
SOCIAL AND ECONOMIC
Have the potential to create healthier and more productive places, and reduce building operation cost (Cole, 1996).
Facilitate the integration of sustainability considerations in construction decision-making (Kaatz, et al., 2006).
An educational medium that produces, transfer knowledge, and enhances communication between, and promotes collaboration among, building stakeholders (Bordass & Leaman, 2005).
ENHANCE QUALITY OF DECISION-MAKINGS
Used as a design tool by:
Setting sustainable design priorities and goals
 Developing appropriate sustainable design strategies
Determining performance measures to guide the design and decision-makings (Kaatz, 2005).
Used as a management tool to organize and structure environmental concerns during the construction and operation phases.
Offer feedback to design and guidance for remedial work.
Intended Roles

6
SUPPORT MARKET TRANSFORMATION
A means to motivate building owners and developers to improve the performance of their buildings (Brochner, et al., 1999).
A means for clients to demonstrate and communicate their strive for higher environmental standards to prospective tenants, investors and purchasers (Ding, 2008;).
Intended Roles
Green building markets and
positioning – US market.

Is there a clear
differentiation of these
tools?Competition between rating tools can send mixed
messages that can confuse rather than clarify the
understanding and responses to environmental
issues, particularly if clients are uncertain about
which tool to choose (Cole, 2006).

Assessment Objectivity
Objective criteria make assessment easier and straightforward, eliminating
possible subjective judgement due to different assessors.
P = Partially applicable
Subjective Objective
Spaces designed with good ambient sound levels
OR To reduce noise pollution between spaces
Space noise does not exceed
40dBAeq.
Good access to nearest bus stops Locate building within 500m of at
least one bus stop
Restoration of trees on site, conserving or
relocating of existing trees
Preserve more than 80% of trees with
diameter larger than 28cm

MyCRESTMost Complete & Comprehensive
 MyCREST aims at:
“quantifying, reducing built environment’s impact in
terms of carbon emissions and environmental implication
while taking into account a more holistic life cycle view
of the built environment while integrating socio-
economic considerations relating to the built
environment and urban development”
The implication, it would seem, is that MyCREST is
being positioned to fill in some of the gaps not fully
addressed by earlier tools.

coexisting local rating tools on
the industry players? Will the coexistence of tools enhance green
building practices or rather confuse the market?

Summary
Generally, they appear to have similar scope, mode of
assessment, phase of certification, and serve the need of
similar occupancy types, stakeholder groups, and life cycle stages.
The latest tool MyCREST contains greater commitment to
sustainable development and sustainable building, as well as
reference to ‘holistic’ approaches that were not prominent in
the earlier tools.
Comprehensive and prescriptive-based – better served as
guides for those who are beginners in green building
design/construction/operation.
Performance-based – play a major role in enhancing the
knowledge and green practices within the building sector.
More comprehensive means more criteria and more
submittals; hence, more effort, more time and more money.
Simplest tool is Green Seal – probably enough as a starting
point in Melaka.

Conclusion
INEVITABLES: Design professionals have to be familiar and
keep pace with several rating tools
PRO: This will not require too much time and effort
because, generally, rating tools in Malaysia have more
similarities than differences.
CON: The rating tools might not complement, but rather
compete with, each other.
 RECOMMENDATION: Design professionals should analyze
the tools’ details carefully to decide one that will best
meet their clients’ specific sustainability goals.
