At the time, it was the first hotelbuilt with construction materials thatwould not burn. Later, the hotel fell intodisrepair and stood vacant for more than40 years, resulting in tremendous waterdamage and other serious problems. In2009, the building was reborn as theCharley Creek Inn. The project: Strip many layers of leadpaint and repair all areas, then recreate ahistorical finish for the grand lobbywalls—an area 25 feet wide, 50 feet longand 22 feet high. What made it green: All of the strippersand masonry, metal and wood coatingsused were green products chosen fortheir durability, longevity and VOC com-pliance for commercial coatings. Toeliminate airborne contamination, thetower was enveloped with containmenttarps. The ground and surroundingareas were triple-covered with 6 milpoly. The interior of the containmentarea was temperature controlled, andair movement was introduced to circu-late the atmosphere. In addition, nopower tools were used on the project.All work was completed using handtools, reducing the carbon footprint atthe site. All waste was properly con-tainerized, labeled, stored and disposedof. The 10-person crew completed theproject in 18 months.

The lime-basedcement, plasters and washes made byTexturline Decorative Finishes of Toronto,Canada, made for a mildew-resistant,transparent and organic finish. The top-coat was water based and low VOC. Athree-person crew completed the job inabout a month.

The site: Lazlo’s Brewery and Grill in His-toric Haymarket, Lincoln, Neb.The project: Install a stained decorativeconcrete floor with a “Wow” factor in aworking restaurant.What made it green: Because this was abusy restaurant, contractor Todd Roseneeded high-performance, low-VOCproducts. To that end, he used a low-VOC, water-based epoxy; a high-perfor-

mance polymer overlay; and sustainablepolymer concrete. And he didn’t stopthere. Rose also personally created anew coating that incorporated the mi-

crobrewery’s own beer. “I love taking theconcrete medium and creating things or-ganically,” he says. A five-person crewcompleted the project in just two days.

Products and Process:Cleaning: The surface was scrubbed clean with scouring pads and a white-vinegar and water mix, then rinsed clean with sponges and water with white vinegar.

Prep: All repairs to the original surface were done with lime-based plaster by another vendor.

Primer: Two coats of Texturline Lime Proof Primer were tinted to the new wall colors,

then rolled on and back-troweled smooth with a Venetian plaster trowel.

Limewash: Texturline Limewash Calce CieloFirst coat was tinted to a darker version of thenew wall colors, rolled on and then back-troweled smooth using a Venetian Plaster Trowel.Second coat was tinted lighter and rolled on,then back-troweled and stylized into the look of marble drifts within each 16” x 22” faux stone block.

Sealing: Two coats of Texturtop Burnishing Wax were rubbed on with a sponge and back-troweled smooth.

Home Brew: In addition to the products he pur- chased, Rose spent about two weeks develop-ing an exclusive coating that used the micro-brewery’s own beer. He explains: “I was in myshop messing around with products, and I noticed that some of our dyes were water-based and some were solvent-based. Luckily, the water-based ones will work in both water or solvent. And the thought hit me, ‘What is beer but water and solvent (alcohol)?’ So I drove like mad to the Kwik Shop and bought a‘40,’ brought it back to my shop, added dye to it, put it in a HVLP sprayer, and started spray-ing every piece of concrete around me. I noticed quickly that with polymer overlays, I could create a beautiful effect.”
