What is an Electric Forecourt™?

• A new generation of filling station designed to meet the demands of the emerging Electric Vehicle (EV) market.

• An Electric Forecourt™ will offer reliable, ultra rapid EV charging. Where possible, it will also provide a hub for a range of ancillary services, including:

• Food and drink

• Meeting space and Wi-Fi hotspots

• Groceries

• EV car sales

• Valet services

• An interchange with other transport services (short lease car hire and ebikes)

Is everyone going to own an electric vehicle?

• Electric Vehicle (EV) ownership is transforming rapidly with all major automobile manufacturers having now committed to a Low Emission Vehicle future. By 2040, 54% of all new car sales globally will be electric (Bloomberg New Energy Finance).

• Provision of high quality charging infrastructure that appeals to motorists’ preconditioned method of fuelling will be the fastest way to facilitate this growth.

How much land do I need?

Up to 0.8 acres 2.5MW

Up to 1.5 acres 5MW

Where there is feasible land up to one mile away, GRIDSERVE® may wish to explore the potential for an additional ground mounted solar array using land at a ratio of 5 acres per MW.

What else do I need?

• A prominent site, ideally adjacent to a main road or on the edge of a conurbation capable of occupation for a minimum of 30 years.

• Proximity to an electrical connection, ideally a nearby sub-station or overhead line. If you are not sure about this, we will check.

• A good prospect of securing planning consent for commercial use, comprising an Electric Forecourt™.

What can I expect to be paid?

• An exchange of contracts premium, in return for allowing GRIDSERVE® reasonable time to secure planning consent and other permits required for the proposed scheme.

• Rents of up to £100,000 per acre for the Electric Forecourt™ for the very best sites.

• Minimum 30 year lease, subject to tenant only break at year 15.

• Annual, CPI-linked rent reviews for duration of the term.

• Secure income stream suitable for onward investment sale.

• Alternatively GRIDSERVE® may, in certain circumstances, proceed with a purchase of land.

What will the cost to a landlord be?

• GRIDSERVE® will cover landowner costs in connection with progressing the Electric Forecourt™, including a contribution towards reasonable professional fees.

Is this linked to a Government subsidy?

• Income is derived directly from the electricity markets, including the sale of electricity to be fed directly into drivers’ vehicles. There is no reliance upon any Government subsidy.

3. Request Letter of Authority confirming landlord’s permission to apply for a grid connection

4. Grid connection process (run by District Network Operator)

5. Grid connection offer received and shared with landlord, together with confirmation of option premium and rental payable

6. Up to 2 year option or conditional period entered into by both parties (legally binding)

7. Submission of planning application 2 - 4 weeks

8. GRIDSERVE® to submit planning application for product
