The chart below shows Ada County closings in January were

12% higher than closings in January 2011. New contracts

written in January 2012 were 21% higher than those written in

January 2011.

Inventory is 47% lower than a year ago, leaving us with only 3.2

months of supply.

The chart below shows January closings for the past seven

years. The bars show the number of closings while the lines

show the average and median prices of homes sold.

47% of January closings were distressed properties but the

number of distressed properties is decreasing, with only 60

days of short sale properties and only 18 days of bank-owned

properties available at the end of January.
