Whether you have a spraWling home With
plenty of room or a cosy place that has little in the way of extra space, you need to create a system so that your home functions in a manner that accommodates your lifestyle needs. And whether you live large or small, chances are there’s a favourite spot in your home that sees more than its fair share of action. It’s a corner of the sofa you curl up in, or a spot at the breakfast counter that has a pile of things you want to get to ‘when you have a minute’ that could use a little bit of help. Without designated spaces you’re forever tucking things away that don’t have a real home – and wasting far too much time trying to remember where and when you go to retrieve them. Develop a place for each activity you do and space to keep those items that go with it to add some organization to your home – and your life!
Everyone needs a home office. Are you using your kitchen or dining room table as an office? It can be frustrating and time consuming to constantly have to pack up your papers and bring them out again. Whether you’re an entrepreneur, a student or a homemaker, you need a space in your home specifically designated for processing paperwork. Although it would be ideal to have a room devoted entirely to this purpose, you can also use an armoire in the family room that closes up when not in use, or a closet that has been refitted with a countertop and drawers. You’ll also need good lighting, a comfortable chair, and a functional filing system.
Where did I put the... Have you ever stored a special item in a safe place and then forgotten where you put it when you need it three months later? A simple solution is to create a document in MS Word or a similar program on your computer to record the location of seldom-used articles. Use the ‘find’ feature in Word (located in the Edit drop-down menu) to retrieve the information quickly within the document. Be sure to name the document something obvious so you can find it on your computer.
Name that room. Rooms that don’t have a specific purpose often become dumping grounds for clutter. Before you begin de-cluttering, go through your home, room by room, and determine how you want to use each space. Identify which items support the purpose of the room and which ones should be moved
elsewhere. Keep a few boxes handy so you can easily transport smaller items to their appropriate rooms.A shoe-in for office supply storage. Use the pockets of a clear vinyl shoe bag to hold just about everything you need for the office, from spare scissors to extra batteries. These usually come with hooks you can use to hang them over the door, allowing you to tap into previously unused space.
Everything needs a home. Whenever you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot for it, ask yourself what else is like it, and where (and how often) you will use it. Store similar things together and store items near their place of use. Items used daily should be placed in the most accessible areas (within arm’s reach), whereas seldom-used items can be stored in out-of-the way spaces. Keep a label maker handy to label drawers, shelves and containers so you don’t have to rely on your memory when you need to find something quickly.
What did I do with that manual? Did you add new appliances and electronics to your collection recently? Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to find if you need to refer to it. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category.
Where did I leave my keys? The most common excuse for lateness? “I couldn’t find my keys”. It’s hard to be successful if you can’t even leave your home. Save yourself the frustration and embarrassment by simply making an extra set of keys and keeping them in a special place. Give another set to a relative or neighbour in case of emergency. Create a home for your keys and always place them there when you arrive. You can use a bowl, a small basket or a hook. If all else fails, attach a beeper to your keys that you can activate when they go missing.

If you’ve ever watched hGtv, chances
are you’ve seen Sarah Richardson working her design magic. With four hit shows, Sarah’s House, Design Inc., Sarah 101 and Room Service, Sarah Richardson has become one of the most celebrated TV designer personalities. For over 10 years Sarah has been sharing her design expertise and captivating audiences with her ability to transform average spaces into functional and unique environments that are visually stunning. We caught up with Sarah between her busy schedule to have her share some advice on completing a successful and stylish renovation.
With fall just around the corner, what trends are you most excited about?A Fall in Canada always offers a terrific chance to get cosy and turn inwards. I love to pull out nubbly textures and rich fabrics that instantly add a sense of warmth and luxury to a home.
Blankets, throws, velvet pillows and lots and lots of candles are a wonderful and easy way to counteract the drop in outside temperatures!
What are some budget-friendly ways to transition a space from one season to the next? A Transitioning through the seasons isn’t so much about re-decorating as it is about rotating what you have. I preferred a crisp and streamlined, unadorned “less is more” look in the summer, but come fall, I love to dive into my cupboards and rediscover all the cosy bits and pieces that have been tucked away.
Your love of colour is evident with your Para paint collection. What steps do you take when deciding on a colour palette for a space?A My first step, if it’s a total room project, is to start with a jumping-off point of inspiration. This could be a patterned rug or a piece of fabric with a variety of colours that epitomizes the look and feel I’m trying to achieve in the room. Next I pull together a broad collection of fabrics that have the same hues, and then it’s easy to build a scheme and select paint colour based on the inspiration. I love the combination of a variety of paint colours in a home and treat every wall as a new opportunity to transition to another shade.
In your hit show Sarah’s House you go through an entire home renovation. What has been the most important lesson you have learned from overtaking a project of that scale?A The most important focus is always about total scope. It’s imperative to me to be able to accomplish a fully realized vision every time and that means top to bottom and inside to outside all have to receive the same level and quality of finish. I don’t want one room to be a showpiece while the next is barren and empty, so I juggle and prioritize every step of the way to ensure that I can make it to the finish line. Doing an entire house requires discipline with decision making and spending, and lots of organization to bring it in on time and on budget. No detail is ever too small, and you always need to have the end goal in your focus to keep on track. I can’t tell you it’s a cinch every time, but if you get to live in a home you love, it’s all worth it!

Kitchen renovations are as popular as they are expensive. What kitchen element do you believe should take the largest portion of the renovation budget, and what should use the least?A I don’t think there’s a single element as everything needs to be in line and of similar quality. Expensive appliances and cheap cabinetry make no sense to me, nor does the opposite approach. If you are doing a mid-level reno, keep that in mind every step of the way and see how far you can stretch your dollar to get what you want. Good flow, layout and functionality are top concerns for me as the kitchen must work on a daily basis.
What room do you have the most fun designing in a home? A Don’t make me choose! Each and every room in every home is a new, fresh challenge due to the combination of architecture, exposure, location, client and personality. I enjoy the process of creating a unique expression in every project I tackle and am always inclined to think my current project is the most fun. I live in the moment and am always looking ahead!
What area of the home do you feel has hidden functionality that is often overlooked? A Every room can be more and work better if it has good storage and is designed to work for a variety of functions to accommodate the needs of an entire family. Instead of living only in your kitchen, I challenge you to think about how you can get more out of some of the less used
spaces in your home by making them destinations that attract your family. If you aren’t using a room often enough, think about why, and then try to devise a new plan that really works for your lifestyle.
Where do you look for home décor inspiration?A Everywhere! In nature, in magazines and books, in museums and art galleries, in my daily life with my kids, and always when I travel. Having the opportunity to escape from my everyday routines and see things from a new perspective, or notice elements that seem new and fresh to me keep my creative juices going.
What has been the most rewarding design project you have worked on in your career?A Whether it’s for me personally or for a client, the best projects are the ones which create a positive experience for the people who inhabit them. I’m driven to keep on doing what I do by the positive feedback we get and knowing that our design approach and our investment of creativity has resulted in the homeowners living happily in their space. Knowing that we can make a difference in how clients feel about their home is very rewarding. I don’t want to create rooms that are simply beautiful, I want them to be inviting, engaging, comfortable, livable, and enduring!
What is your dream design or renovation project?A I’d love to have carte blanche to design a small hotel in an exotic destination that would be unique and chic and elegant, and allow people to come and stay and experience my take on design first-hand, instead of just watching it on TV.

1. Multi-purpose piecesOnly purchase pillows, lamps, and throws that will work in more than one room. That way you can change up the look of each room from time to time without spending any money! Now that’s what I call budget-friendly decorating!
2. extra lightingAdded illumination doesn’t have to be expensive. Go back to the traditional way of lighting with candle wall sconces – no electrician, or hydro needed. Try the electric candles from Candle Impressions (candleimpressions.net).
3. tired wicker furnitureDon’t know what to do with your old wicker furniture besides throwing it out? Before kicking it to the curb, why not spray-paint it in a bold colour like Benjamin Moore’s Laguna Blue, 2059-30 or Berry Wine, 2003-30? It could serve as an exciting accent piece with an element of surprise.
4. instantly update backsplashBored of your outdated backsplash? Home improvement stores such as The Home Depot sell peel-and-stick backsplash, available in a wide variety of styles and colours to blend into any space. The best part is it’s so easy to do, you won’t need to hire anyone to install it. Simply add it on top of what’s existing if what you have beneath is more or less a flat surface.
5. faux wainscottingUsing paint, add a band of what will imitate the look of wainscotting simply by using paint. My favourite
way of doing this is using two similar colours but in different tones, usually the darker, more weighted colour for the bottom and the lighter shade on top. The bottom portion should be about 30 inches from the floor, and you can add moulding to separate the two tones if you’d like, or not.
6. black high-glossPainting a piece in a black high-gloss paint finish can look very high-end without the price tag associated. It could be a new inexpensive piece that you bought with a finish you’re not fond of, or it could just be an outdated piece that needs refreshing.

When new furniture doesn’t fit within your budget, think of ways to repurpose or up-cycle by repainting, re-staining or reupholstering — these are all easy ways to give an old piece new life. Clients who come to us with a tight budget are always encouraged to shop their personal belongings first before heading out to invest in new pieces. If our clients don’t have quality objects to restore, we turn to other creative avenues like online auctions and vintage shops — you’re guaranteed to find one-of-kind pieces and gems at a steal.
If you’re only prepared to make one large decorating commitment then look to drapery for the most bang for your buck. A good window treatment adds style, volume and layers to a space like no other décor piece. Whether you want to add side stationary side panels, light sheers or tailored romans, the options are endless and the costs can range dramatically. Custom drapery often gets a bad reputation for being too expensive. The truth is, it could be a real budget splurge but it doesn’t have to be. The overall expense all depends on the cost of fabric, labour, lining and installation, plus hardware. I would suggest investing in quality labour and purchase fabric that’s at a more reasonable price. Designer Fabrics in Toronto’s Queen West neighbourhood is my go-to supplier for budget-friendly fabric by the yard.

Q Fall is an important transition season for home improvement projects as the mild days of early fall are perfect for projects like painting an interior room since summer is often too humid for paint to dry properly and can cause walls to look splotchy. the list for home maintenance and repair is endless but what would be on your essential checklist to inspect during this time before a potential problem becomes a costly repair?
A Before the winter sets in, I would:» Check the heating unit. Give it a test run, replace the air filter and check the carbon monoxide detectors.» Cover the AC condenser unit outside with a breathable waterproof cover.» Check the chimney and make sure no birds, squirrels or
other animals have made a home of it. Check the flue damper operation and if it has been long enough, this would also be the ideal time to have the chimney cleaned.
» Shut down exterior plumbing and insulate pipes in “cold zones” if necessary.» Check your windows and replace caulking as necessary.» Check the roof for any visible problems.
Q Having spent as much time as possible outdoors during the summer, recently i detected a slight musty smell to the basement that i hadn’t picked up on before. Yikes! is this a tell-tale sign of living with the health hazard of mold or is it humidity buildup? What are the signs of a damp basement and what is the best way to deal with it?A Outdoor water can infiltrate the basement either through the walls or the ground floor concrete slab. This only occurs in the absence or deterioration of the exterior waterproofing and can only be fixed at the source (may involve digging). Look for visible wet signs, usually found at the intersection of the wall and the ground. If there is
no single visible area of water infiltration, then the most likely culprit is moisture. Moisture occurs when cool interior air meets warm exterior air, or vice versa. Where these two bodies of air meet is usually at the wall/floor surface. This is why we insulate the exterior walls and cover it with a vapour barrier, so the two bodies of air don’t “clash” and condensate. Moisture is the breeding ground for mold so it is important to arrest its development by eradicating the source of moisture. All moldy surfaces should be cleaned or replaced.
Q. as lightly as i may tread throughout my house, there are some definite areas where it sounds like i am wearing lead shoes. the floors squeak announcing anyone’s arrival. Why is this happening and what can we do about it? A The subfloor or floor covering has partially separated from the floor joist or subfloor. This means that it was either never properly secured (glue, nails & screws), or has loosened throughout the years. This typically happens after the house has settled and the flooring lumber has dried & shrunk. There is an ingenious product called the “squeak ender” (www.squeakender.com ) that allows for a simple fix once you have identified the trouble area. You can also use “shims” with glue on the tips to drive into the wedge of the subfloor and the top of the floor joist. If you cannot gain access from underneath the floor, look to another product called the “Squeeeeek No More” (www.123itsdone.com), which allows you to fix the problem from above. Stealthy movements throughout the house can now be had by all by following a few simple squeak-free steps.

means the Canadian Home Builders’ Association (CHBA) is hard at work promoting the use of professional renovators across Canada.
This year’s campaign invites Canadian homeowners to “unleash” their homes by investing in a renovation that increases property value, as well as the quality of life of its residents. You’d be surprised at how a quality renovation can help uncover all the hidden assets within your home, but to do so, it’s essential to do your homework before you renovate.
The first step to a successful renovation is to carefully plan out your project. Establish exactly how much you can spend on your renovation, and make sure to take into consideration any costs that don’t immediately spring to mind.
For example, major renovations such as conversions or additions may require you to seek the services of an architect or engineer. Not only will they help assist your renovator with executing his work exactly the way you want, their plans and drawings are often necessary to receive building permits or approvals.
Keep in mind that some renovations may require you to temporarily move out of your home for safety reasons, which in turn, can add up to more than you budgeted for. Be sure to establish a time frame with your renovator in advance so you’re not coming home to a construction site. While you’re at it, be courteous to your neighbours and inform them of the potential disturbance that your renovation may create for them. They will appreciate it!
The second step is to find the right renovator for the job. Your home is your castle, so it deserves a pro. I always recommend hiring a contractor affiliated with the national RenoMark program.
All RenoMark renovators have agreed to a Code of Ethics set out by their local home builders’ association, as well as a renovation-specific Code of Conduct recognized by the CHBA. This code includes things like offering a minimum two-year warranty on all work, carrying a minimum $2 million liability insurance and, most importantly, providing a detailed, written contract for all jobs. Don’t be afraid to ask your renovator about his experience dealing with similar projects. You should ask for references and check to see if he carries all applicable licenses and permits.
Renovation is a people business and good renovators are good listeners and communicators. A professional should be able to look at your plans, budget and time frame and point out whether he will have difficulties meeting any of those expectations.
If everything is in order and you are satisfied with the design, preliminary budget and realistic timetable, you are ready to sign a contract. Remember, a contract is your most valuable tool when it comes to a home renovation, and any professional contractor will agree.
It should include the precise scope of work, price, schedule of payment and a reasonable time of completion. You should also outline any special instructions you may have, such as protecting fragile parts of your home that may be affected by the surrounding construction work.
Once the work is in progress, it’s important to keep up regular communication between you and your renovator. Any unexpected changes should be notified to you immediately, as they may result in additional charges (should more materials be required) or a postponed completion date. Should some changes to the original plan be necessary, make sure they are reflected in your contract.

DIRECTIONS» Preheat oven to 400°F. » Spray large rimmed baking sheet with non-stick spray.» Arrange onion, tomatoes, carrots and garlic cloves on prepared

(mri-mold.ca ) says the only step to take is calling in a certifi ed mould remediation company to assess the situation. While many contractors will tell you they can do mould remediation – and Dalrymple notes that the industry is not regulated
– he strongly recommends that an expert be brought in. “Mould is the new asbestos.”

Mould poses some serious health risks, Dalrymple explains, and can cause a great deal of concern. It needs to be contained and removed properly so that it doesn’t contaminate additional areas of the property. A professional mould inspection will include visual checks as well as inspection for dampness with an infrared camera, moisture meter as well as third-party air-quality testing, if required.
When people find mould they’re often confused as to what to do. Some mould isn’t a concern, says Dalrymple. The stuff you find in the corners of the tub, for example, especially when the caulking and grout is all in tact, can be cleaned up with a good mould and mildew tub cleaner. The mould that causes concern is the stuff growing inside the walls or covering large surfaces.
There are several varieties of mould, some more menacing than others, but the fundamental similarity is that mould needs moisture to survive and grow. Some of it is live spores, some not, either way, it shouldn’t be there. You can develop a mould issue when you allow moisture to get in, through a leak in the foundation, leaky roof or windows – or any way that water gets behind the walls. You can also develop mould when you allow humidity to build – not using a fan or opening a window when taking a steamy shower, not using the hood fan when boiling pots are on the stove. Homes are not meant to maintain high humidity levels.
“My husband says we have that cottage smell,” one client told Dalrymple. He explained to her that smell is actually mould. She may very well have mould at the cottage and now that she and her husband brought back a mouldy box from the cottage and stored it in their new wine cellar, they had contaminated it too. He recommended remediation in both their home and their cottage.
Smell is one of the very obvious signs of mould Dalrymple explains. “That musty smell is mould growing.” There are several warning signs that should signal it’s time for a mould inspection. Water stains or discolouration on the walls, ceiling or floor; dark spotting along baseboards; or a leaky pipe are all tell-tale signs. If you have water damage, a burst pipe or discover a leak, it’s very important to have the area inspected for mould, says Dalrymple, since this creates the ideal condition for mould to grow. And it grows fast. In 24 to 48 hours you can go from no mould to major problem.
If you think you might have mould, it’s nothing to fear – or ignore! It’s estimated that between 63 and 68 per cent of Canadian homes have mould, according to Dalrymple.
A Level 1 contamination is less than 10 sq. ft. – about a sheet of drywall he explains. That small of an amount might be a do-it-yourself project, but a Level 2 contamination – from 10 sq. ft. to 100 sq. ft.; or a Level 3 contamination of more than 100 sq. ft. should definitely be left to professionals. Mould can be toxic, some strains more than others, but many of the fairly common strains carry health risks. A professional remediation company will seal the affected space off, creating a containment area, and utilize negative air pressure so that spores cannot transfer to the rest of the home. They will clean all mould-contaminated surfaces with a commercial-grade anti-microbial disinfectant and securely wrap debris, then clean the wrap’s surface before it leaves the containment area and enters your home’s environment on its way out to the dumpster. They also use an air scrubber to ensure that no spores transfer from the contaminated area to the unaffected areas of your home. “There are no shortcuts,” says Dalrymple. Specialized equipment including a $3,000 HEPA vacuum, air scrubbers, negative pressure machine, thermal fogger, protective masks, suiting and gear to protect both the crew and property owners are just some of the equipment and products needed to effectively eradicate mould. Proper remediation can be pricey, but contaminating the rest of your home and having to gut the whole thing – or worse, getting sick, carries a much heftier price.
Dalrymple says that he’s been seeing a lot of people whose doctors have recommended they have their homes tested for mould. Mould can cause all types of respiratory issues and people with weak immune systems, allergies, the very young and the very old are even more sensitive.
He also strongly recommends mould be something you discuss when having a home inspection. A lot of flips will cover up damage or may have work not done to code. He’s seen mould in brand new spaces because renovators have taken shortcuts – such as building additions directly onto the ground, exposing drywall to the sub-grade elements. He’s seen ‘lipstick solutions’ to seriously expensive problems that would have made the renovation or house flip unprofitable if dealt with properly. You never know what’s behind a fresh coat of paint. Dalrymple is even starting to see mould issues in condos.
A mould inspection is the only definitive way to determine if mould is present. With infrared cameras and moisture meters employed, damp areas can be identified. With air quality testing done by an accredited lab the guesswork is completely removed. Nothing can hide from air quality testing and the official lab report which is signed off by a doctor. This report will give you the answers you need, even the species of mould present, so that you can make informed decisions regarding proper mould remediation and take control of your environment.
