    The last couple months of 2012 were certainly interesting simultaneous talk of slowdowns and soft landings in some markets, increases, upticks and value gains in others. Indeed, now more than ever, housing and economic conditions serve as reminders of how local real estate is. Whats going on in one part of the country or province or in a specific property type, may be completely different from another.

    On the positive side are interest rates that are still at or near historic lows, with the next Bank of Canada rate announcement to come Jan. 23. Many experts dont expect rates to begin rising until mid-year at least, while cautioning that Canadians should not confuse cheap money if they qualify with free money. The BoC continually keeps a close eye on household debt and other signposts for any warnings were taking on more debt than we should.

    Your best strategy as a prospective homebuyer? Meet with your broker or banker to see how you can take advantage of these opportunities, without getting in over your head.

    New home experience Make wise choices and enjoy the process

    When only a new home will do, those in the market will be pleasantly surprised by the exceptional value and attention to detail a new home offers. When you buy new, you dont inherit somebody elses worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space thats waiting for your personal imprint.

    If youve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one: Shop the mortgage market to see what you can afford before you start your hunt; Obtain a lawyer who is willing to review your offer as well as help you close

    the home; Dont be persuaded by high pressure sales tactics while youre out shopping; Determine which options and upgrades you want as part of your offer and ensure

    your lender will finance whats required, if needed; To save money, consider which upgrades you could purchase and install yourself

    after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction.

    Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your final decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your first steps in the home-buying process.

  • When its time to reneW your mortgage, sharpening your focus and thinking about your future could help put thousands of dollars in your pocket. Too often, Canadians receive their renewal notice and sign on the dotted line without weighing their op-tions. Dont be swayed by the conve-nience. By doing your homework, youll likely be one step closer to being mortgage-free.

    Chances are your circumstances have changed from when you ob-tained your first mortgage. Whether its a change in your job or family situation, renewal time is a great op-portunity to re-evaluate your needs and the mortgage that would work best for you. In most provinces when you renew your mortgage, you are simply starting the mortgage from scratch. The existing mortgage is closed and a new mortgage with new terms and rates is set up.

    Typically, the process starts when your lender sends you a mortgage re-newal statement about 30 to 45 days before your current mortgage matures. At that point, you will have to make an important decision about your fu-ture mortgage. Will it be based on signing the renewal notice and return-ing it to your financial institution, or will you take the time to meet with your lender face-to-face? If you make the wrong choice it could be a costly mistake. Since most lenders want to

    keep your business, meeting with them could help you secure a reduced interest rate and a better term. The renewal letter from your lender may not give you the best rates available. In fact, these are often higher than the lenders lowest rate. Negotiating a rate and other privi-leges can strengthen your financial position over a period of time. If your lender is not willing to do this, you are not obliged to renew your mortgage with them.

    Understanding YoUr options01 If you can afford it, pay down on the existing mortgage before signing the new deal. It can save you a lot of inter-est over the life of the mortgage.

    02 Banks are often willing to negotiate rates and terms, but are restricted by the products they have. On the other hand, mortgage brokers deal directly with the mort-gage underwriting department from most financial insti-tutions and can look for the lowest interest rate on your behalf. Whether you choose to deal with a bank or a mortgage broker, both aim to find you a mortgage based on your needs.

    03 The new mortgage should be tailored to your specific needs and not to the latest headlines in the financial sec-tion of the newspaper or on television. Interest rates can rise and fall like a roller-coaster and are hard to predict over long time frames.

    04 Northwood Mortgage recommends that if the renew-al rate is lower than your previous rate and you are still comfortable with making these payments, keep the pay-ments the same at the lower rate. By doing this, you will reduce the amortization period of your mortgage.

    05 There is a variety of mortgage types available for ho-meowners and choosing the right one can be confusing.

Centum Pacific Mortgages suggests that if you plan to sell your home soon, a short-term mortgage or one with flexible terms will help you avoid penalty charges before the mortgage comes to an end.

    Making more money? Try short-ening the term of the mortgage by paying bigger lump sums each month. This strategy not only cuts the repay-ment period, it also saves you interest in the long term and pays down your mortgage faster. Although it increas-es your monthly mortgage payment and raises your month-ly expenses, its a great option for those who are finan-cially sound, planning an extended leave or working toward early retirement.

    Apart from making larger payments, you can also change the frequency of your mortgage payment from monthly to biweekly or weekly installments, which will save you a bundle in the long run.

    If your budget is tight, choosing a long-term mortgage with a lower, fixed-interest rate may be a better option. A three-, four- or five-year term is considered a long-term mortgage. And even though the rates are higher than a short-term mortgage, it can help you manage your bud-get accordingly.

    06 you can increase or decrease the amortization period of your mortgage, which can range up to 30 years. If you are looking to minimize your monthly payment, a longer repayment period is perfect. If you are looking to pay off your mortgage faster, a shorter amortization period is the way to go.

    07 renovations are a great way to in-crease the value of your home, but these projects are usually expensive. you can make this type of project af-fordable by adding a line of credit to

    your mortgage, using existing equity or keeping your mortgage payments low.

    08 refinancing your mortgage is something you may want to consider during mortgage renewal time. refi-nancing frees up cash you may need for the unexpected. If you choose to refinance, Centum Pacific Mortgages says you must pay out the mortgage in full and arrange a new mortgage with the same or a new lender. How-ever, you will be expected to pay extra fees such as appraisal, legal and oth-er costs, as it is considered a brand new mortgage.

    Becoming mortgage-free requires some planning. Taking a fresh look at your future and staying on top of your renewals will not only help you get the best deal, it will also help you enjoy the benefits of home own-ership sooner.

  • I was perplexed by the headlInes last week after the release of the Bank of Canadas report, Financial System Review. This comprehensive 63-page report looked at a wide range of issues such as challenges across the global market, interest rate projections and Cana-dian household finances and the housing market. When a multi-faceted report like this is released, we all have to work together to better under-stand the very dynamic and complex housing market, especially in the GTA. Im going to try and provide some context and clarity.

    First, some context: every year, 100,000 people choose the GTA as their home. Thats equivalent to the city of St. John, NB moving here year after year. To provide homes for this growing population, our industry meets the challenge of building about 40,000 homes annually to meet the demand.

    This year, we are expecting to sell about 35,000 new homes in total and thats in line with our projections. The majority of the new homes sold this year were highrise homes, and what were experiencing in the new home market is different than what weve experienced in the past. The change is a direct result of provincial public policy that has encour-aged intensification in existing communities and constrained land supply in the regions surrounding the city of Toronto.

    Therein lies one of the major missing facts from last weeks coverage of the Bank of Canadas report, which correctly states that the total number of housing units under construction has been increasing and is now well above its historical average relative to the population.

    Ten years ago, the majority of homes sold and constructed were lowrise, and now they are highrise. The reason there is an increasing

    number of homes under construction is because homes in a condominium building can take three to five years to move through the process until built out to completion.

    The shift in housing type is evident not just by looking at the skyline, but by looking at the sales figures over the last decade. Ten years ago, 75 per cent of the new homes sold in the GTA were ground-related and 25 per cent were highrise homes. Last year, 62 per cent of new homes sold were high-rise and 38 per cent were ground-related.

    From an economic perspective, thats something we should all be proud of because it means jobs. each project represents about 200 to 500 jobs for four to 10 years.

    Instead of negative headlines, we should also be celebrating the fact that 88 per cent of the highrise homes under construction across the GTA right now are sold and will be occupied by new homeowners soon.

    Sounding the alarm on a robust con-dominium market that provides homes to first-time homebuyers, small families, down-sizing baby-boomers and renters is not helpful.

    A deeper look reveals that provincial land-use policy has caused an imbalance in housing type by constraining land supply and recent changes to mortgage regulations by the federal government have already eroded consumer confidence.

    We need to wake up to the real stories: Toronto has a successful condo market that is the envy of most North American cities, and choice and affordability in the ground-related housing market are disappearing. These are the stories that need to be told.

  • ITS A NECESSITY FOR ANY FAMILY ROOM, ThE landing place for all, and the centre of attention: its the coffee table.

    I did a segment on CityLine recently about various coffee tables sizes, shapes, finishes and how to acces-sorize them. We kept the same living room set through-out the segment, and swapped out only the coffee table and its accent pieces, creating many different looks. Everyone was so surprised at how different the room looked each time.

    If you want to give your space a whole new look, a

    coffee table might be the way to do it. Ive narrowed down the vast selection of tables to my top seven picks:

    1. WAShED WOOD & METAL RECTANGLEIf youre looking for durability and practicality, this is my number one choice. The typical size of a rectangular cof-fee table is approximately 56-by-31-by-17 in., making it the perfect size for displaying several groupings of items such as collectables. For added storage space, or the per-fect spot for magazines and books, look for this type of table with bottom shelf that hovers just off the floor.

  • 2. ODD-ShAPED GLASS COFFEE TABLETransparent finishes such as glass are sometimes all a space needs to make it feel more open and airy. This clas-sic Noguchi-inspired tables irregular shape adds interest and character to a typical furniture setting. Pairing this coffee table with a sectional sofa looks phenomenal. Ac-cessorize this with opaque items at varying heights, keep-ing the items toward the centre point of the surface.

    3. ThREE-PIECE OVAL/RECTANGLE COCKTAIL TABLEI love this classic three-piece table because its so func-tional. Those who entertain favour it because they can use the two demi-lune ends as side tables which allows for more spread out landing areas for drinks and snacks. The shape and style of these tables are so pronounced that no accessories are needed it stands alone beautifully.

    4. OVERSIZED SQUARE UPhOLSTERED OTTOMANComfort and cosiness is instantly injected into a room when you bring in a large ottoman covered in fabric or leather. Another family favourite, this piece is versatile because it also functions as extra seating. To accessorize, simply look at the top of the ottoman as a grid divided into four sections, and accessorize each section indi-vidually (for example, 1. stacked books, 2. pillow/throw, 3. bowl/vase, 4. tray).

    5. GROUPING OF STOOLSCombining two to six of the same or different stools to-gether to create one coffee table is a look I really love. This idea is great for small spaces where you might not have the room to bring in a full-size coffee table and, again, functionality wins big here because it can be moved around the room or even from room to room. No acces-sories are needed for this style of table.

    6. LOW, FAUX STONE COFFEE TABLEBringing in a piece like this is completely unexpected which is why it works so well in any dcor. The look is more natural and less refined, and it helps in visually weighing down a space that lacks balance (but its not actually heavy at all). A lower coffee table is in need of accessories that have height, such as a globe, a stack of books, and an orchid flower.

    7. ROUND, WOOD TABLEIve found that this traditional table is an all-time favourite among almost everyone. Whats not to like about the smooth and soft curves and the classy finish? Pair this classic-style table with a modern sofa for a sophisticated, designer-worthy look.

  • Not all lawyers are created equal. If you Needed a heart surgeon, you certainly would not go to see a podiatrist. By the same token, lawyers generally have expertise in one area greater than another. Do not believe that the granting of a law degree instantly bestows knowl-edge of all laws on the head of a lawyer.

    The first thing you need to do to find a lawyer is the same thing you ought to be doing to find a home research! Where do you look? Start with media and look in magazines (editors note you already have your issue of New Home Guide, so youre off to a good start!), newspapers, listen to radio, watch real estate television. Generally speaking, the lawyers who appear in public, speaking or writing about real estate, are thought to be experts in the area. Go to seminars and listen to the speakers. Generally, if a lawyer is taking the time to par-ticipate in a seminar, he/she knows what he/she is talking about and is happy to take on new clients that come out of those seminars.

    Next, go online and check out the websites of different real estate lawyers. Look to see whether they give good, infor-mative advice; whether they give you pricing; and whether they make you feel comfortable.

    Call the Law Society of Upper Canada, Lawyer Referral Service, which can be found in the telephone book. This service keeps lists of lawyers and refers requesting members of the public to lawyers who practice in the area requested. This just gets you someone in the area. You really need to check them out when referred.

    Speak to friends who have used a lawyer for the type of service you require and ensure they did the job professionally, courteously and for the price quoted.

    Who is making the referral? Is the referral coming from a real estate agent, a mortgage broker or a bank? This is not necessarily bad, but you have to be careful. Quite often, lawyers develop relationships with various groups over the years and receive referrals because they do a great job. On the other hand, ensure that your lawyer is independent and will represent your interests even if it puts him/her into an adversarial position with one of those parties. This is quite important, so make sure you get comfortable with this issue before you hire someone.

    Now to bring this back to the original idea, what you need to understand is that there are general law practitioners just like there are family doctors. What this means is that a lawyer may have a wide-ranging practice composed of many areas. The smart lawyer who falls into this cat-egory knows that if there is a serious issue

    that arises outside of their expertise they should bring in a specialist, just like your family doctor would. The bad lawyers try to do it all. The

    general practitioner can probably handle your real estate deal just fine, but make sure he/she understands any complicated offers and that he/she reviews them care-fully, pointing out any problems. Ensure that he/she knows what can be negoti-ated and what cannot, or you may lose your deal.

    Remember, your lawyer is a very im-portant part of the process, so take your time and find the right one.

    ...so make sure you get comfortable with this issue before you hire someone.

    Q. I recently purchased a rental investment property. Fortunately, the home was rented quickly. However, last summer because of several days of heavy rainfall, the roof leaked terribly and our ceilings were partially water damaged. I had to reshingle and replace almost half of the entire roof and repair the ceiling and floors. It also cost me more than $1,200 for a new fridge and stove. I have an individual who prepares my income taxes who has advised me that these are capital items and I could not deduct them for my income taxes. I find that ridiculous to be out of pocket that amount of money and I cannot deduct it. Sam, Toronto

    A. Real estate rental deductions are always contentious, and Canada Revenue Agency frowns on expenditures that should be capital-ized as opposed to being expensed immediately. As an accountant who deals with real estate investors on a regular basis, I can tell you your concern is not isolated. The Income Tax Act does provide guidance with regards to capital items and current expenses.

    Capital expenditures Generally, these are expenditures that will provide benefits and a useful life for several years such as appliances, air conditioners and dishwashers. The Income Tax Act provides for Capital Cost Allowance (CCA) deduction for capital expenditures that can be expended over the useful life of the asset.

    deduCtible expenses Generally, these expenditures may be deducted in the year they are incurred. They would include all expenditures directly related to the property such as property taxes,

    insurance, utilities, mortgage interest, advertising cost, legal cost, accounting fees, and repairs and maintenance.

    It would appear your repairs were per-formed to maintain the property to its original condition and would therefore be considered a current expense.

    However, the fridge and stove must be capitalized.

    Investors should always have a good accountant who deals with real estate investments on a regular basis to ensure the right advice is given.

    Q. I recently started my own small business, which is registered as a non-incorporated business. It earned ap-proximately $34,000, less expenses. Ad-ditionally, I am employed full-time, as is my wife. What is my final date and can I choose my own year-end for my company? Yves, Oakville

    A. Congrats on joining the ranks of entrepreneurs. Many individuals talk about starting their own business but are reluctant to do so for various reasons. The primary obstacle is fi-nances, followed by lack of knowledge about where to start.

Self-employed (including non-incorporated businesses) taxpayers and their spouse had to June 15 to file their tax return for the previous year. However, any income taxes owing would have to be remitted on or before April 30 of the filing year.

    Therefore, you should have your tax returns prepared before the end of April to avoid any interest penalties.

    New home real estate coNtiNually proves to be a wise long-term investment for both your lifestyle and personal finances. I say it often, and I will continue to stress the fact that a good new home buyer is an educated one especially when it comes to those finances. When you shop for a new home or condominium, find out as much as you can up front, check out what resources are at your disposal, and be realistic when it comes to deciding what you can afford.

    Of course, you want a home and mortgage that you can carry com-fortably. Location and price are typically the two most important aspects of buying a new home that people consider, and remember to compare apples to apples. The same size home in an established area may sell for more than in an up-and-coming area where you will have to wait for amenities and infrastructure to be completed.

    And keep in mind that the purchase price is only the beginning. There will be closing costs, and your builder representative should be happy to provide you with the details of those. Once you research these costs, you may find the homes you are looking at are not within your financial reach. The good news is that todays home designs are so well laid out that even more compact sizes are very livable. Keep an open mind about size and shop for value. The main thing is to join the ranks of homeowners in Canada and start building equity for your future. Once youre in the market, its easier to move up.

    One of the great benefits for Canadians is the Federal Home Buyers Plan, which allows first-time home buyers to withdraw up to $25,000 from their RRSP for the purpose of buying or building a qualifying home. In addition, many builders have financial programs in place that can help, such as capped mortgage rates.

    Buying early in the new home marketing process can work in your

    favour, too. When you purchase a new home from plans, you will have to wait to move in for at least months, possibly years. Think of your waiting period as an op-portunity to save more money for your purchase and plan for your new digs. If its your first home, saving extra funds means a lot.

    Seasoned home buyers will tell you that the best closing day is one with no surprises. Take your Agreement of Pur-chase and Sale to a lawyer who knows real estate and make sure you know exactly what costs you are expected to cover and when. Closing costs can range up to 2.5 per cent of your purchase price. Among these charges are the Tarion War-ranty Corporation enrolment fee, provin-cial Land Transfer Tax (plus the Toronto Land Transfer Tax if you buy a home within that city), legal fees (plus G.S.T. on those), out-of-pocket expenses your lawyer may incur on your behalf, and mortgage expenses and adjustments such as realty taxes and utility charges.

    My advice is to visit Canada Mortgage and Housing Corporations website (cmhc-schl.gc.ca/en/co/buho/index.cfm) and download the guide called Homebuying Step by Step. This publication covers the following topics: Is Homeownership Right for You?; Are You Financially Ready?; Which Home is Right for You?; The Buying Process; and Now that Youre a Homeowner. Youll also find a glossary of terms and some worksheets for you to use during your search.

    Buying a new home or condo is most likely the biggest financial investment of your lifetime. Get your finances in order and make the decision wisely.
