There are just 8 of the original tenants including Mr Barber, a widower and father of 3. Mr Barber was in tears “ I have worked hard all my life, and I have never had much but what am I supposed to do now” He feels “ abandoned by justice” Mortgagee Massolit Ltd filed an application in the high court to sell Mr Barbers unit. Auckland based law firm Carter Kirkland acting for Massolit Ltd had no comment. With no options left, Mr Barber pleaded with the mortgagee “ to show some humanity and honour” . Meal time: When the weather is fine take the opportunity to appreciate your hard work and

dine outside at your newly built table.

IT’S nice to think of having Christmas dinner outside, even though our fickle summer weather can put paid to those plans. In case the sun does shine, here’s how to make an outdoor dining table at which to host your Christmas guests. This kind of table looks smart, without the price tag (I used narrower-gauge timber for the top and then added an edging underneath it to make it look more solid).

sleeper 200x100x 2.1m (legs)

7. 1 box stainless screws 75mm

8. 8 galvanised coach screws 200mmx 12mm diameter

9. Exterior wood glue

Enjoy a meal with friends and family around this great outdoor table, writes Greig Morgan

Step 1

The table top: Apply a generous amount of glue to the four sleepers and match the grain. Rub the joints together to help achieve a strong bond. Use a couple of sash cramps to help keep joints tight while the glue sets. Now the glue has set, use a square to square up both ends.

Step 2

Under-top edging: Set the skillsaw blade to cut through the 50mm thickness of timber. Set up your saw guide and cut 50mm strips x2 for the length of the table, and x2 for the end pieces. Pre-drill evenly spaced 5mm holes then run a bead of glue along the lengths. Rub joints flush with the outside edges of the table and countersink down using 75mm screws.

Step 3

The legs: Set the skillsaw to cut as deep as the blade allows. Set the guide to cut in 100mm. Cut through the legs so they measure 100x100mm. Using a square, measure 690mm down, mark and cut. From the top corner measure down 90mm. Using a hammer and chisel check out the top corner to make a flat surface for the coach screws. To add detail, either use a router or plane off the sharp edges.

Step 4

Rails: Sit the legs in each corner on the inside of the under-top edging, making sure the checked out piece is facing inward. Cut a length of 200x50mm in half, then measure and cut to fit between the legs for the sides and end pieces.

Pre-drill evenly spaced holes on the inside of the rail using a 5mm drill bit on an angle. Plane off the sharp edges or use a router. Glue and fix the rails to the top using 75mm screws.

Step 5

Corner blocks: Corner blocks are fitted, glued and screwed for bracing and strength, using the off-cut pieces of 100x50mm rail. Measure and cut each block so each end sits an equal distance along the side. Drill 12mm holes in the centre of the block at its top and bottom, and in line with the checked out leg. Pre-drill a 9mm hole to take the coach screws, then insert them.

Step 6

Turn the table upright and either plane off the sharp edges or run a router around the top edging to create a detail. You can sand, stain or varnish your table to enhance the natural timber, and to suit its surroundings.Step 2 Step 3 Step 4

It would have been very disappointing to have finished the build to find nothing fitted.

Many of us have large pieces of furniture we may find hard to place in our rooms.

This may be because the furniture was bought for a previous home; an odd placement of windows or the shape of the room.

I have mentioned in previous columns that it is good idea when you are in the market for new furniture to buy the larger pieces or those more expensive items first to work with your rooms. But what if you already have those large pieces and you’re looking at buying a new home, building or revamping? You may have a few large treasured pieces that you don’t intend to part with, therefore you will need to think carefully about where you want them placed.

When I was looking at moving from my villa into something more modern with less maintenance (I was listening to my heart that day: more modern, yes; less maintenance, no), I needed to think about the placement of a large old piano, a purpose-built bookcase and an old rolled-arm three-seater with two chairs. Armed with my tape measure and measurements on house visits, I was amazed how many newer homes didn’t accommodate our furniture. The piano needed to be on an inside wall, and the bookcase had to be on a wall larger than the piano. I didn’t want them in direct sunlight or with the possibility of a door crashing on to the precious timber. Even displaying art was not an option because of light fittings or light switches “thoughtfully” placed in the middle of the wall. Whatever happened to the logical placement of light

switches just inside the door so they were easily found when you entered a dark room? Removing the wall lights isn’t a problem if there is other lighting in the room, but if it means relocating switches and not having anywhere for them to go, that is a problem. Fortunately, the house we moved into accommodated our furniture very well, but I do come across the same problem when I have clients who are building or relocating.

One of the most common problems would be placement of bedroom furniture, china cabinets, dining room tables, paintings, actually some furniture in most homes. When we were going over one couple’s plans, we realised that the main bedroom wasn’t big enough to accommodate their bedroom furniture. The placement of doors for the entrance, dressing room and en suite, cut down the wall space considerably. There were four sets of windows, two on either side of the room, taking up two-thirds of the wall space to enhance the breathtaking views, and two slim windows to the floor, at the head of the bed. The width of the room had been designed for a queen-sized bed, but this couple had a super king and two large bedside cabinets. The bed and one of the cabinets just fitted and there was no wall space for any other furniture, not even in the dressing room. It was a beautiful room but, for it to work, it had to be extended by 2m before the build started. It would have been very disappointing to have finished the build to find nothing fitted.

With more homes having breakfast bars opening to dining rooms, sometimes the placement of the dining table becomes a problem. You need a lot of room around a dining table to accommodate chairs comfortably and, if it backs on to a breakfast bar, it can cut down the space you have to move your chair or stool out. If you’re building or considering a kitchen renovation and if you’re not sure whether your furniture will fit, make cardboard cutouts and place them on your plans.

Flooring in and around the kitchen area often becomes an issue - knowing where to stop and start it.

If you like to have carpet under the dining table instead of hard flooring and you want hard flooring around the breakfast bar, where do you stop and start the flooring?

Allow for the bar stools to be on the hard flooring in or out from under the bench. If they are going to clash with the dining chairs, carpet the complete area or hard-floor it. Bar stools should not be on both types of flooring. Even though chairs and stools are not bulky they are often attached to a fixed structure such as a bench. You can’t have one without the other.

Making furniture and spaces work well is fun. I am often called in to help clients to rearrange their homes and get the best out of what they have. Sometimes it is just a bit of tweaking, other times it is a complete revamp, repositioning furniture and artwork throughout the home.

A good plumbing system is worth maintaining, and often high on the checklist of any potential buyer. Simple plumbing problems can often easily be handled by the homeowner. So if you are tired of hearing your leaky tap drip-ping, chances are all it needs is a new washer, and it can be a simple repair job.

Regulations covering what plumbing the do-it-yourselfer can and cannot do have been eased in the past few years, but it is worth remembering that plumb-ing is a specialized field. There is a huge range of taps, mixers and fittings on the market which make it difficult even for the professionals to keep up. Even the humble tap washer has undergone a revolution, with ceramic washers and many proprietary systems taking over. So before deciding to undertake a plumbing repair yourself, think care-fully. You may find you will save yourself time, money and a lot of grief by calling a professional.

Leaking taps should be dealt with quickly as, over time, the tap can be ir-reparably damaged. Many homes will still have the old-fashioned taps with a rubber washer, which eventually wears out. Other will dry out, get hard and crack or break. Just the wear and tear of turning taps on and off can damage the washer until it can no longer work.

When choosing taps for your home it is also a good idea to check if parts can be easily purchased. A replacement part for some taps on the market is of-ten more expensive than the entire tap system itself.

Replacing a tap washer is a fairly sim-ple task and only takes a few minutes, even if you have no plumbing experi-ence.

You will first need to turn off the wa-ter supply.

If you are changing a hot water tap, you may choose to shut off the water at the pipe that leads out of the hot water heater.

Once the water is off, turn on the tap to relieve the pressure in the pipe.

Indoor taps usually have a cover that needs to be removed, outdoor taps don’t. The cover may be formed by the handle, or the handle may be separate. Depending on the design of the tap, you may also need to remove the handle.

There is usually a small screw on the top of the handle, usually under a plastic cap which should lift off, or under a steel cap which unscrews.

For cross-handled taps you will also need to remove the cover. The cover should unscrew, anticlockwise, to reveal the inside of the tap. You should be able to unscrew the cover by hand by gripping it tightly and turning, but you may need to use groove joint pump pliers with a thick rag in the jaws to prevent the cover from being damaged.

The tap mechanism can then be unscrewed from the body with an adjustable wrench. This will reveal the washer, which is held on by a small nut.

Replacing the washer is a matter of simply removing the nut and washer and fitting the new one. Make sure everything is free of grit or dirt, in-cluding the body of the tap where the washer will be in contact, before reassembling.

When fitting the mechanism back into the body of the tap, ensure the tap is in the open position and oper-ates freely when the tap is tightened

together. Then turn the tap off, turn the water back on and check your work.

If your tap continues to leak after replacing the washer, it will need reseating.

If left too long, the leak can wear a channel in the seat of the tap and instead of a simple washer, you will need to reseat it.

Reseating resurfaces your tap, so that the washer has the tightest seal. The simplest way to do this is to purchase a reseating kit which comes with all of the washers and seals you will need. However, regu-lar maintenance of taps should pre-vent the need for reseating.

It is also a good idea to make sure you have IDs in place on your taps as a safety precaution. And remem-ber to turn on taps which don’t get used often like the cistern and washing machine taps, to prevent them from seizing up.

Why pay when you can fix it yourself?

L AWN LOVE: Lots of activity on a lawn can compact it, causing it to dry out. THERE’S nothing

like a big lawn when there are kids in the house. This quintessential backyard play space gets a lot of use during summer. Grow it organic and you can enjoy a safe, chemical-free carpet for everyone. But all this use results in problems that don’t show up until the dog days of summer.

Activity results in soil compaction. When it’s dense and claylike, because of foot traffic, bikes, Frisbee-tossing, you name it, the ground under a lawn can become rock-hard.

When compacted soil dries out, it becomes very slow to reabsorb moisture. This ground is not only tough for roots to penetrate, it takes forever, it seems, to get it adequately saturated again.

Most sprinkler systems deliver too much water for that slower absorption rate, so run-off inevitably results. Every litre of sprinkler run-off is a litre of drinking water lost, and a litre you pay for but don’t use.

Turf grass needs more water during summer’s heat, but if it can’t penetrate compacted ground, little to no water is absorbed. As your grass becomes more dehydrated,

it takes on a bluish cast, followed by withering and brownout. When these signs show up, you’ll know your lawn needs a spa day.

You can’t till the soil of a lawn as you would beds or a vegetable plot. Instead, aerate your lawn to reinvigorate it.

This practice perforates the soil with special tools so water and fertiliser can flow down to where the roots are. An aerating machine can be rented to rejuvenate your lawn.

The aerator uses special tubular punches to extract plugs about the size of your thumb. Blades are spaced evenly on the machine, so you can run it over the entire lawn for uniform coverage. Afterwards, rake up the plugs, compost them or use them to start a new lawn.

Once your lawn is thoroughly aerated, it’s ready for mulching. This is key to organic lawn-keeping, and helps turf-grass plants grow better naturally.

Using bagged compost or composted cow manure, spread a layer over the entire lawn. Then rake it vigorously to force it down into the holes.

When there’s humus in an aerator hole, it absorbs water flowing through, retaining it in the root zone for the heat of the afternoon.

Organic fertilisers can also lodge here as well.

Humus helps keep the holes open much longer, so your immediate efforts take full effect. When that moist fertile material lies within reach of the roots, turf grass enjoys better health overall and resistance to pests and diseases.

Once you’ve raked in the humus, add a final layer of fine cow manure to the lawn surface and lightly rake it to help the particles filter down around the root crowns of the grass plants. Here it functions just the same way mulch protects the root zone of vege plants. This humus also helps reduce thatch accumulations by putting microbes that consume dead organic matter in direct contact with thatch. This helps it to decompose naturally so you don’t have to remove it.

Your final step is to feed the lawn. Consult a nursery to find the best product for you. Many newer organic brands offer easy and safe-to-use turf formulas. Although many people are replacing their lawns with other landscaping amenities, families still depend on their turf grass for kids and pets.

The best way to make yours greener is to open the soil, insert humus and feed organically, so you’ll enjoy beautiful results year-round.
