All tenants needed long term security, permission to make alterations and ability to own pets without landlord consent, he said. "It costs almost twice as much to own than to rent. But you cannot compare the two. You simply do not get the same experience in renting as in owning your own home."

Eaqub said though rental houses provided shelter they could not be called homes.

Earlier this year, the NZ Property Investors Federation compared the likely costs of owning or renting an average $425,000 house.

The rent was estimated at $450 a week, which means a tenant would pay $23,400 a year.

The mortgage payments for the same house were $25,655, assuming a 20 per cent deposit, 25 year term and 5.75 per cent interest rate.

The average annual cost for tenants

clocks in at little more than the base rent, or roughly $24,000.

For owner-occupiers, it's more in the region of $35,000 to $40,000.

The difference of 10 or 15 grand means renters clearly have the advantage when it comes to cashflow.

EnableMe director and money author Hannah McQueen says tenants end up paying less than the mortgage, as well as avoiding the other property holding costs.

"This is a win-win," she says.

However, the big difference is that at the end of 25 years, the mortgage is paid off and the owner has a valuable asset.

There are endless arguments as to who ends up better-off in a strictly financial sense, and there's no simple answer.

The point to take away is that if you're renting to free up cashflow, you need to do something with it.

"Renting in isolation doesn't do anything - it's still dead money," says McQueen.

"That's where most Kiwis come unstuck. They don't use those savings to get onto the property market."

it comes to buying a house, it's impossible to ignore the non-financial factors.

To start with, not everyone who keeps renting will diligently squirrel away the difference every week.

Many people see a mortgage as a sort of forced savings regime.

For most people, it does actually really help them in saving money. If they didn't have that, they may spend it somewhere else in a more frivolous sort of way.

Then there's the stability factor, which is particularly important with a family. You don't run the risk of getting kicked out and having to uproot your whole life.

It also means you have the flexibility to do whatever you like to the place, because it's yours, if you want to paint a wall red, you can do that.

Assign a value to these things and factor them into the equations above. Chances are, the non-financials are what will end up swinging the balance in favour of a family home.

It might be a borderline investment, but that doesn't mean it's a bad purchase.

Just don't let emotion and the great Kiwi dream completely override rational decision-making. Go into it with your eyes open, and always weigh up the alternatives.

Relay for Life 2015 is coming! Mid Canterbury will host Relay for Life on

March 28 and 29 this year at the Ashburton Showgrounds with dozens of local teams taking to their feet

to raise funds for the Cancer Society.

Relay for Life is more than a fundraiser. It is an inspiring community event that enables individuals and communities to honour cancer survivors and carers, remember the people lost to cancer and learn about cancer discovery and risk reduction.

Relay begins with a moving Opening Ceremony when cancer survivors and carers lead the first lap of the event. Then team members take to the track to walk relay laps until the closing ceremony the next morning. When not walking, people enjoy a festive, family-friendly environment with activities and entertainment.

Later in the evening a Candlelight Ceremony remembers loved ones affected by cancer. People light candles inside personally-decorated candle bags, which are placed around the Relay track as glowing tributes to family and friends.

Walking through the night represents the fact that cancer never sleeps. The Closing Ceremony in the morning acknowledges and thanks the community for their support and commitment.

Relay for Life supports the Cancer Society’s efforts to be a responsive and relevant organisation for all New Zealanders.

The Cancer Society offers a wide range of free and confidential support services for people with cancer, their family and carers. It is the largest non-government funder of cancer research in New Zealand and the country’s largest source of information about cancer.

Cancer Society health promotion teams encourage people to live healthy lives through education, advocacy, policy development and the provision of information.

Cancer affects one in three New Zealanders in their lifetime. Over 21,000 people develop cancer each year and nearly 9,000 die of cancer each year.
