In the middle of Methven, sits a home just waiting for new owners to move in to complete the vision.

This family sized home has four bedrooms - the fourth bedroom could also double as an offi ce - and two bathrooms, with a modern ensuite off the master bedroom. There also has a walk-in wardrobe ready for the most discerning fashionista.

The main living area is designed with an open fl oor plan complete with a large modern kitchen including gas hob and dishwasher.

The family bathroom includes full sized bath and a separate shower.

Wooden fl oors in work areas, tiles in the bathrooms and carpet throughout, all in neutral or earthy colours, add to the contemporary feel of the house.

An indoor/outdoor fl ow on to an outside deck is perfect for catching the sun, watching the children play or just relaxing in the fresh air.

The rear section is a blank canvas waiting for the right person to fulfi ll its huge potential.

There is also a double garage with internal access at the front of the property.

Originally designed with future subdivision in mind, the full quarter acre section is close to the centre of town and within walking distance to shopping and schools.

Industry News

The “Auction” sales method is not a

widely used sales method in the Mid

Canterbury area for residential proper-

ties. It is a very popular selling meth-

od across the country and it seems to

work no matter what the market is.

Maybe it is the reluctance of

some agents to suggest this

selling method to clients?

However, given the growth

in the market and the un-

predictiability of prices I be-

lieve auctions may be worth

considering in 2014.

The Auction method itself is

a very open and public method of

sale. On auction day it is the buyers

that will determine the market price.

It is not a sales method for everyone

and there can be a lot of stress prior

to and during the auction but this also

brings excitement and more often than

not a successful sales result.

The following is a list of the ben-

efi ts of selling via auction and worth

comparing to the other sales methods

off ered by your Real Estate Agent.

by Auction• The seller sets the terms, condi-

tions, settlement day and deadline.

• The auction-oriented target

market puts the ‘spotlight’ on the

property, adding a competitive

edge that strongly favours the

seller.

• High profi le marketing campaign

along with extensive use of open

homes during a planned timetable

allows easy access for buyers to

inspect your property.

• The property is neither over-

priced nor undersold; its value is

determined by the market and indi-

• It will allow sellers to plan ahead

in the knowledge that a specifi c

their home.

• A cash buyer means that the

seller can proceed immediately

with their goals.

• A sense of urgency is created

by the set timeframe, bringing

interested buyers to a point of

decision.

• The level of market interest will

help the seller gauge the reserve

price, with the real possibility of

achieving a premium price.

• Those who attend the auction

Food for thought for selling your

home in 2014!!!

Interior decorating

It’s unstructured, there are no

rules, and maybe that’s why we love

it.

A timeless elegance, a reminder

of a simpler past, when beauty

was classic, and femininity reigned

supreme. It’s shabby, it’s chic, and

it’s more popular than ever.

If you are ready to embrace the

timeless aesthetic of Shabby Chic,

but aren’t quite ready to surrender

your modern living vibe, the perfect

place to begin is in the bedroom.

Dreamy cottons, pale hues and a

touch of unexpected glam set the

scene for romance and relaxation,

but don’t be fooled into thinking

that the tag shabby translates into

cheap. You’d be surprised at how

much a weathered mirror, or even

a wooden stool can set you back

once it has been branded as shabby

chic.

With patience, some elbow-

grease and a bit of saavy, you may

be surprised at how aff ordable the

change can be.

By Amanda Wright

FurnitureBy visiting a second hand store or

auction, you may strike it lucky and

fi nd a selection of aged furniture

which fi ts your colour scheme, but

often this isn’t the case.

Almost any wooden furniture can

be transformed into shabby chic

style, as long as you are comfort-

able with sanding and painting.

When selecting your furniture,

don’t let the condition of the exteri-

or put you off . As long as the wood

is solid, and it has some ornate fea-

tures, it can be transformed.

To begin, remove any metal han-

dles from drawers.

Sand the furniture to remove any

protective coating, paint or varnish.

Remove the dust from sanding

with a cloth and warm water, and al-

low to dry thoroughly before paint-

ing.

Apply two base coats of white

paint to your furniture, and then

follow with two coats of top coat

in your choice of colour, ensuring

each coat is dry before the next

is applied. You may be so pleased

with the result that you elect to

leave your new furniture as is, but

for a rustic feel, the next step is to

distress your furniture.

Where normal wear and tear

would occur, sand in one direction

to remove layers of paint. Focus on

raised edges, around drawers and

around corners, until you have re-

ceived the desired look of age.

Reattach the handles, and your

shabby chic bedroom furniture is

complete, at a fraction of the cost

of retail.

This is the fun part. There are no

hard and fast rules, so as long as it

matches the era, and complements

the colour scheme, then it’s an op-

portunity to explore your creativ-

ity. Think about what you want the

room to achieve. Is it rustic? Is it

romantic? Or does it represent vin-

tage glam?

Old luggage and hat boxes are

a popular addition, as are antique

plates and tea sets. An old hat rack

will add a quirky addition, and an-

tique candelabra can enhance the

romantic ambience.

With old pieces of timber and left-

over paint, anything can be created

to mimic your bedroom furniture,

such as shelves and picture frames.

Within the world of shabby chic,

one person’s junk can become the

next persons favourite design ele-

ment.

A mirror is an important design el-

ement in shabby chic style, because

it acts as a continuation of light and

space. It can make the room feel

larger, and it can refl ect important

features, such as the chandelier.

If you can fi nd a large, old fash-

ioned wooden wardrobe with mir-

rors on the front doors, then you’ve

found the holy grail of shabby chic

must-haves.

The mirror should be large and or-

nate, or if this is proofi ng diffi cult to

fi nd, try a selection of smaller mir-

rors, all randomly hung in the same

area, as if they were pieces of art.

Interior Decorating

Vintage charm, feminine glam.

Shabby chic lighting is all about

refl ecting the romance and

nostalgia of the past. The most

common feature of a shabby chic

bedroom is an ornate chandelier,

adorned with roses, pearls and

crystals to complement the existing

accessories.

Bedside lamps can be created

in the same way as the bedroom

furniture, by sanding, painting

and then distressing the wooden

body. To add to the femininity, glue

artifi cial roses over the entire shade,

to create a soft, textured feature, or

attach ruffl es or fur to the shade

to complement the chosen colour

palette.

The bedRetain the comfort of a modern

bed, but create a rustic look by using

recycled materials as a headboard.

Think part of a wooden wall from

a country barn, old wooden doors

or antique wooden shutters. Or

construct wooden shelving using

recycled fence timber.

If you’re going to splash out on

something new, then concentrate

on your bed dressings. High quality

cotton sheets and feminine

fabrics will add to both

the comfort and

style factors, and

a canopy will up

the elegance and

romance.

WHEN MAKING INSURANCE ENQUIRIES IT’S

SIMPLER TO USE A TEAM YOU CAN TRUST.

USE A ROTHBURY BROKER TODAY.

The resort of your dreams may

be outside your back door, writes

Rosemary Sadez Friedmann

Make your backyard a haven

this summer, a place to enjoy by

yourself or with family and friends.

Many people spend their summer

holiday at home - and if your

backyard is an attractive spot, it

can be a great holiday destination.

You don't have to spend money on

petrol or fancy hotels. Just open

the door and there you are.

So, how do you make your

backyard a relaxing, fun refuge?

Good lighting and good seating

and/or dining spaces are essential

and, of course, don't forget the

barbecue. A fi re-pit is also a nice

touch.

Yes, making your backyard a

wonderful haven will cost some

initial dollars, but it will be there

for you year after year, so think of

it as an investment.

Here we go ...

Make the deck inviting. A

crumbling,

messy deck isn't pretty. If your

deck is made of wood and still in

very good condition, sand it and

restain it.

If it needs more repair than that,

consider replacing it with a wood-

alternative deck that won't require

sanding and re-staining every year

or so.

Select a deck colour that fi ts with

your decor, but be aware that a

neutral shade usually works best

because an intense colour may

become annoying over time.

Is there space in the yard (and

money in your budget) for a mini-

kitchen?

A complete outdoor barbecue

station can cook a full meal you

can prepare while you and your

family and friends are enjoying

that wonderful backyard. It won't

even seem like work.

How about seating? For a

comfortable outdoor haven, get

rid of those folding patio chairs.

For your backyard to be a haven,

you'll want something much more

comfortable.

Select seating that's to your liking,

not simply something that's on

sale.

Remember, you are creating

your own personal holiday spot,

so price shouldn't be your main

focus.

QUALITY HOME - KEY LOCATION

Lighting

By Amanda Wright

Interior designer Benjamin

Noriega-Ortiz said it best,

with “Light is the magical

ingredient that makes or break

s a space.”

A pivotal component in design, light-

ing is taking centre stage, but not neces-

sarily in the centre of the room.

The glitz and glam of the chandelier is

making a strong come-back, with those

who have an undying love for the ele-

gant and elaborate homesteads of past.

But today’s chandeliers aren’t for hang-

ing over your grandmother’s dining ta-

ble. Modern twists to the classic beauty

are allowing designers to be more ad-

venturous with positioning, often high-

lighting features within a room rather

than placing the fi tting in the centre.

The resurgence of the chandelier

marks a playful era in design, delighting

those who crave a touch of sparkle. Just

as fi ne jewellery can enhance an outfi t,

the addition of draping beads, glittering

metals and delicate crystals to a room

can instantly add a touch of glamour,

and redefi ne the mood.

Think beyond a grand entrance or

large living space to showcase your

chandelier. There are no rules. Every

room is a blank canvas, craving a stun-

ning light fi xture.

This Boheme pendant would be the

ideal fi xture to display over a breakfast

buff et, but why stop at one. Two would

instantly raise the sophistication of the

space, while ensuring plentiful lighting.

A. DANIELLE 3+1 LIGHT

We’re in love with the concept of eve-

rything ‘his ‘n’ hers’ style. Wardrobes,

vanities…but what about chandeliers?

Break free from the ideal of a bedside

lamp and fall in love with the romance

of twin chandeliers above the bedside.

This Viena style is ideal, just the right

amount of drop without being too over-

the-top. You’ll also fall in love with the

additional space on top of your bedside

cabinets.

B. BOHEME - PENDANTCHROME AND CRYSTAL

A chandelier is feminine, delicate and

a little bit sexy. This Danielle fi tting

would add the perfect touch of glamour

to a lavish bathroom, an eye-catching

juxtaposition against the simplicity of

modern design. Chilled wine, a hot bub-

ble bath and the shimmer of a chande-

lier. Bliss.

C. VIENA 3 LIGHT

Your home should be a refl ection of

who you are and what you love. If you’re

happy at home, it will show through in

your design. So if your desire is to break

free from sleek lines and introduce deli-

cate grace, a chandelier may be the be-

ginning of your new era of design.

AND RED HOT

There’s something alluring about hav-

ing sleek concrete and metal in your

home. To some, it’s the defi nition of cold,

but to others, cold is just one step better

than cool. Ironically, this trend is current-

ly red hot and heavily in demand.

The modern industrial look gained trac-

tion in 2013, and has continued to evolve

into this year. Showing no signs of slow-

ing, the transition has resulted in a relax-

ation of the medium used, and metal and

concrete are the two that are trending

currently.

The industrial trend has evolved from

the concept of a classic New York ware-

house loft, where a utilitarian look gave

the feel that everything in the room

served a purpose, rather than a design

element. Perhaps it was the evolution of

the ‘too cool to care’ vibe that launched

the success of this style, but whatever

the origin, the look blends seamlessly

with modern design and can easily be in-

fused into today’s home.

Changing the lighting in a room can

completely alter the feel of the room and

instantly add new charm and charisma.

Take concrete. It’s heavy, so there’s no

way it should be fl oating in air, however

that’s the edginess that a concrete light

fi tting can bring into a modern living

space. The concrete look has entered the

design scene with a brazen splash, and

is best featured in the subtle layering of

multiple pendants, illuminating a feature

worthy of display.

A. CONCRETE PENDANTS FROM HUGO LIGHTING

The warmth of a glowing light, resting

against the sleek curve of a metal pen-

dant, is half the appeal of the industrial

look. With Pantone announcing in 2013

that its colour of the year was emerald

green, it opened the door for accessories

and design elements in copper, bronze

and iron to emerge. This of course, suited

the industrial trends metal components.

This fi xture is rugged, raw and can be

seamlessly applied into a modern con-

textual setting.

B. ROUND METAL PENDANT

Up-grading your lighting can be one

of the most cost-eff ective ways to give

any space a new personality. The com-

bination of cold material with soft light-

ing adds a brilliant contrast to any room,

giving it an updated fl air. The industrial

structural materials against the clean

lines of modern décor, can be adapted

to suit classic pieces, or even to enhance

antique tradition.

White is becoming the new ‘little black

dress’ of design, given its versatility and

ease to blend with almost any other col-

our or design aspect. White looks great

with every wall colour and can break up

the heavy tones that can be introduced

with the industrial style. This white metal

fi tting would look fantastic above a con-

crete bench top, or illuminating a wall

with rustic metal tones.

C. SHINY WHITE METAL PENDANT

Best of all, the industrial look exudes an

attitude of wealth, but with a personality

that doesn’t care. It can represent the ul-

timate in design and elegance, but it can

also secretly be constructed for very lit-

tle fi nancial outlay. Think rusty iron, ex-

posed brickwork and plywood. Design

elements can be non-functional and pur-

chased for only a few dollars. Think old-

fashioned telephone, typewriter, or even

a classic old shovel. Welcome the trend

with open arms, as any renovation which

still has funds left over for a bottle of

wine, is a trend we can all embrace.

To get the best out of your fl owers like

marigolds and petunias remember to

deadhead.

Removing the fl owers that have passed

their use-by-date will stop them rotting

and keep the planting looking at its best.

At this time of year most of your plants

will need extra watering and your fruity

plants – like tomatoes, strawberries and

other berries – will need even more if

you want them to ripen faster and be-

come juicy.

Getting your plants to stay healthy

during summer can be tricky – particu-

larly if you go on holiday. One trick to

reduce the need for watering is to apply

mulch around your garden.

Mulch protects the soil from heat and

provides a cooler soil temperature,

which enables roots to pump water ef-

fi ciently. If the soil is dry when you poke

your fi nger into the ground, it needs

more water.

Water either early in the morning or

evening when the outside temperature is

cooler. This will allow the water to soak

into the soil and not dry out as quickly.

If you’re going on holiday you might

have to rely on automatic sprinklers, but

if not, it’s preferable to water by hand so

you can aim at the roots. Your plants will

absorb the water better this way and it

encourages deeper root growth.

Try not to over-water as it can rot your

plants. Sometimes the wind can dry the

soil on the top but if you check further

down (around fi ve to 10cm) you might

fi nd it’s not dry after all.

Cut or prune the stems on your roses

back to where they are as thick as pen-

cils. When you’ve found the right spots

to cut, make sure you make the actual

cut just above the outside bud near-

est to your planned chop. Cutting your

roses will encourage them to continue

fl owering until around June, rather than

fi nishing in March.

Keep planting your fast growing gour-

met veges and herbs like fancy lettuces,

rocket, basil, spring onions and spin-

ach. These plants all mature quickly and

planting often will ensure you have a

regular supply – just remember to keep

eating it!
