At home

Smoke alarms are life savers

Chemical-free cleaning

Every year, the New Zealand Fire Service

attend more than 3500 house fires, and in 80 per cent of the fatal fires they attend smoke alarms are

either not installed or not working.

It’s a scary fact when you think that many fire fatalities happen at night when people are sleeping and don’t smell the smoke.

Working smoke alarms are the best way to make sure you and your family get an early warning of a fire so you can get out alive.

But where’s the best place to put them?

Smoke rises and moves along the ceiling. It will move up stairwells and vertical openings. When it can’t rise anymore it will build up, working its way down again. This means placing your smoke alarms on the ceiling will get you the earliest possible warning. If you must position it on the wall put it 100mm away from the ceiling to avoid dead air pockets.

The Fire Service recommend installing long-life photo-electric type smoke alarms in every bedroom, living area and hallway - on every level in the house. However, that’s not always practical, so they suggest at an absolute minimum that a long-life photo-electric type smoke alarm should be installed in the hallway closest to the bedrooms. Buy and install other smoke alarms as you can afford them.

They also recommend smoke

alarms are both interconnected and hard-wired to your home’s electrical wiring. Interconnected means when one smoke alarm detects a fire all alarms throughout the house will sound, even when they are on opposite sides of a closed door or on different levels of a house. Hard-wired smoke alarms are connected to mains power.

There are different types of alarms for different locations within the

home, and installing smoke alarms in the wrong place can cause nuisance alarms.

Don’t install a smoke alarm in your kitchen. Smoke and heat from cooking (and the toaster) can activate the alarm, and for the same reason smoke alarms shouldn’t be installed in the bathroom, or laundry either.

Long-life photo-electric type smoke alarms are recommended,

and although they may cost a little more, the benefits are significant.

They provide about 10 years of smoke detection, they remove the frustration of fixing the ‘flat battery beep’ at inconvenient times such as at 3am, the cost of replacement batteries for standard alarms means the long-life one effectively pays for itself over its lifetime, and you don’t have to climb ladders every year to replace batteries.

Do you know what’s in your cleaning products?

Do you care?If you do, and you want to move your home towards a chemical-free environment, there are ways to do it.

Many people may be surprised by the power of water, and just how much you can do with water alone when it comes to cleaning. Sometimes it’s just a matter of what you’re using to clean with in terms of cloths or brushes, or what you add to the water.

Most things can be cleaned with a bucket of warm water, sometimes with a splash of non-toxic dish soap or vinegar added. You’ll find that combination is a good cleaner for cabinets and walls, the inside of your fridge – almost any household surface that needs a gentle cleaning.

For windows, vinegar can again

do the trick. Just make up a mixture of vinegar diluted half and half with water and clean away, and for your window sills (or any sealed wood surface) try a soft cloth with a tiny bit of vinegar and olive oil on it.

When it comes to freshening up your mattresses or upholstered furniture you can sprinkle some baking soda mixed with a few drops of a favourite essential oil and leave it for an hour or so before vacuuming it up.

For the more heavy duty jobs like baked on stove-top gunk and other hard to clean up messes, mix some baking soda in a small bowl with enough hydrogen peroxide to make a paste, and use a scrubby sponge to scrub it away. It’s a trick that can also be tried on rust stains, soap scum and dirty grout lines.

If you’ve got a stinky drain you want to fix, sprinkle some baking

soda down it followed by a couple of cups of warm vinegar.

For other dirty jobs – like the toilets – there’s also an easy chemical free solution. That solution is once again vinegar – put some in a spray bottle and scrub the toilet with the toilet brush as usual, and flush.

If you’re looking for a replacement for disinfectant, tea tree oil has antibacterial qualities and putting some in a spray bottle filled with water can do the trick. It’s a mixture that has other uses too; it’s good for head lice so spray a bit of your kids hair to keep those creepy crawlies away. But remember that tea tree oil is toxic, so keep it away from little hands – a rule that goes for all cleaning products.

Industry comment

Winter is not a good time to sell!

How many times have we heard this

statement? Then we hear the reasons why:

• It’s too cold for buyers to come out

• The gardens don’t look their best

• We don’t have time to present it right

• There is nothing on the market for us to buy

All may have an element of truth attached to them but...

Historically the months of October, November, February and March are responsible for around 40 per cent of all new listings that come into the market in any given year. Equally the cooler months of June, July and August show the lowest level of listing activity, falling below 20 percent of the annual total.

Point proven you may be saying – but wait. Recent research suggests that the level of potential buyer activity, particularly via the internet does not decrease over the winter

months. Indeed, it stays constant throughout the year (except around Christmas). The buyers are still there but with the reduced number of listings available it may that just what they are looking for, is not.

So maybe here is an opportunity for astute property sellers to go to the market where, with fewer competing properties you may gain greater exposure, at a time when buyer interest does not decline to the same extent.

MAKE A COMMITMENT TO PROTECT WHAT MATTERS

Home maintenance

Painting to freshen up your homeThe best way to freshen up your home, add value and saleability is to paint. And at this time of year, ideally inside. However,

it is still possible to paint outside on days with

temperatures above 10 degrees working limited hours and picking your

sides, ensuring the paint dries sufficiently.

Preparation and product knowledge is key and you need to choose the type of paint and undercoat to suit the purpose to get a great finish and longevity.

Two properties you need to consider are; how much wear and tear will the surface get and, is a sheen or gloss finish going to suit your decorating scheme?

If you are painting an area which will be subjected to hard use and frequent washings, go with the highest gloss you can as these paints are designed for just that.

If the feel of the room is important, such as a living room or bedroom, choose the lower gloss finishes for a calm, soothing feel. On exteriors, choose gloss, gloss, gloss for longevity.

Regardless of which gloss level you choose, all the latest paints will give you easy to apply, long-lasting, durable finishes that will reduce heat loss or gain, reduce sound transfer and provide years of trouble-free cover.

Primers/sealers

Primers/sealers seal the surface and are designed to provide a good surface for the finish coats. They are used on bare wood and metal, previously painted surfaces that have been repaired or are in poor condition, or if the existing surface is

to be painted with a new colour that is much darker or lighter than the existing one.

They are also used to block out stains and on wood that will bleed through a paint coating.

They ensure your paint work will last longer as the resins in the finish paint stays on the surface. Peeling and premature failure is eliminated and this is by far the most important part in getting a long-lasting, durable finish.

Finish paints

There are two types of paints used today – water-based and oil-based. Water-based gives a great finish and is a much easier paint to use. It cleans up with water, dries quickly, has less odour, is non-flammable, easy to touch up, remains more flexible and allows moisture to evaporate through the film, reducing blistering, cracking and peeling.

Inexpensive water-based paints use softer vinyl resins (binders) and more water in the formulation while the more durable of the water-based paints use 100 per cent acrylic resins and less water.

The term enamel is normally associated with paints that have

some gloss to the finish. Enamels are formulated with higher concentrations of resin as they are intended to be subjected to more wear and tear.

Levels of gloss

The sheen of a paint is the amount of light reflected by the surface of a paint finish. There are four basic sheens – flat, satin, semi-gloss and gloss.

Flat paints have non-reflective properties, providing a matte finish. This finish helps hide surface imperfections and is normally used for ceilings and walls in areas not subjected to a lot of wear and tear.

Satin paints provide a soft lustre sheen similar to that of an eggshell. A satin finish provides a harder surface finish which is more durable and more stain resistant than a flat finish. This durability makes satin

Preparation and product knowledge is the key to painting.

paint a good choice for walls in children’s rooms, hallways, stairways and family rooms.

Semi-gloss paints are very durable, easier to clean, and are more stain resistant than satin finish paints.

Semi-gloss paints are most often used on heavy wear surfaces or areas that are frequently cleaned such as kitchens and bathrooms. Semi-gloss paint is also used on

wood trim and cabinets.

Gloss paint is a harder, more durable, more stain resistant paint finish. It is easier to clean than all the other paint finishes but generally make surface imperfections more noticeable. Gloss finishes are the best choice for heavy wear areas like kitchens, bathrooms, furniture and cabinets, floors, stairs, handrails, high traffic doors and trim.

Oil-based vs water-based

Today is a time of change in the paint industry. With environmental issues coming to the fore, paint manufacturers are busy formulating new products that cut down on VOCs (volatile organic compounds), which the experts warn may have adverse health effects.

The advantages of water-based paints are:

• low VOCs• easily clean-up with water• quick drying• an elastic, flexible finish resistant to

cracking• stable colour over time, without

yellowing

The advantages of oil-based paints, which require clean-up with mineral spirits and tend to have more VOCs, are:

• attractive gloss• good “levelling” (brush strokes fill

themselves in to create a smooth

finish)• hard, durable finish

As a result, even though the majority of paint sold today is water-based, oil-based paint remains popular for glossy woodwork, doors, and furniture, as well as demanding surfaces such as floors.

There is a definite shift away from oil-based paints in the industry. For instance when an oil-based paint would be preferable, but you desire a water-based product, some companies now have “waterborne enamels”. These paints look and behave much like oil-based options, but deliver improved environmental performance.

However, be cautious when switching to a water-based paint if the surface has previously been coated with an oil-based product, as the new paint may not stick. It requires a little extra work but can be successfully done with good preparation and primer/undercoat.
