In recent years, much attention has been focused on care for the elderly and an increasing lack of resources in the public sector. When we would like that little extra care, consideration and security we are invariably faced with failing standards, a loss of privacy and dignity, and prohibitive charging. This is often compounded by the need to sell the family home to fund the care, and see your capital dwindle at an alarming rate.

Some of these needs have been partly met by retirement or 'sheltered' housing schemes, though these have proven to be suitable only while residents are fully

independent. When that independence is lost, residents are still faced with a further move into care and the disposal of their home.

The Guild concept

Forming Guild Retirement Housing in 2006 gave us the opportunity to take a long hard look at the present care provisions for the elderly, to identify and address the myriad of problems that currently exist. It soon emerged that a completely fresh approach was needed, the key objectives being to offer purpose-designed homes in a safe and secure environment, with the benefit of Assisted Living. This ensures that assistance is available within your own home when needed, whilst you still retain complete independence and the ownership of a valuable asset - your home.

Location is another key feature. We plan all our schemes to be in Norfolk towns (and areas of dense population) with easy access to shops, public transport and amenities because the majority of our purchasers no longer drive a car. Some 85% of our purchasers are proven to already live locally to our developments, being attracted by the chance to remain within their community and near to friends and family.

The first such scheme we developed was The Limes at Acle, and followed by Linford Court at North Walsham.

This is a most impressive development with particularly attractive facade onto Yarmouth Road. The site contains a number of mature trees that are being retained, and a centralised entrance for vehicles. The principle of Assisted Living is complete flexibility. A wide range of benefits are included in the basic service charge, and a further range of optional facilities are available when needed.

For those residents with a greater level of dependency, having 24-hour staff enables us to offer extra care and assistance within your own home as necessary - perhaps during an illness, following surgery or

indeed longer term. The cost of this would be added to the service charge, though only for as long as it is needed. You don't therefore pay for any services you don't need.

Before handing over your new home, you will have a relaxed and informal consultation to discuss any particular needs - whether these may be care needs, a hot daily meal or even a specially adapted bathroom. In that way a care program can be personalised to your circumstances.

Thankfully many residents are still very active and independent, not requiring any extra assistance for the time being. In these difficult times however, it is comforting to know that a little extra help is available when it is needed.

What your basic service charge includes:

Individual and regular care assessments by qualified Guild Care Consultants to identify specific personal needs.

Maintenance of landscaped gardens, trees and planting, fencing, paths and roads.

24-hour staff cover.

Administrative and management expenses.

Buildings and public liability insurance (but not personal contents).

Communal facilities to include owners dining room, sitting room and sun-lounge.

Individual apartment monitoring system, door-entry and call-facilities.

Television aerial to each apartment.

External window cleaning, to each home and all communal areas.

Exterior building maintenance.

Provision and maintenance of passenger lift.

Regular cleaning of all communal areas.

Domestic cleaning (twice weekly) for each home.

Provision of buggy stores with electric charging points.

Metered supplies for water and electricity.

Car parking.

Rubbish and waste disposal.

Provision of renewable energy sources to include rainwater harvesting, solar power, heat recovery ventilation etc. (see separate section).

Optional facilities will include:

Assistance available with personal care and domestic needs, to include dressing, washing, medication, shopping, extra cleaning, form-filling etc.

Provision of a freshly cooked and nutritious hot meal daily (either in the dining room or delivered to your apartment).

Monitoring and short-term assistance during illness, post-operative or during convalescence.

Extra domestic cleaning (more than the twice weekly cleaning included).

Provision of guest suite for the use of visiting friends and relations.

Options and mobility features

A wide range of optional features are available, including extra handrails and support around baths and toilets, provision of lifting hoists, bath seats etc.* *We prefer to discuss with each purchaser on an individual basis, and quote accordingly.

Protecting the environment

Whilst protecting the environment is very important, we are also conscious that our purchasers are invariably living on a fixed income. Linford Court combines the very latest in technological developments and renewable energy sources, ensuring the most economic running costs for each apartment.

Rainwater harvesting - rain water is stored underground, filtered and pumped back into the building for toilet flushing, reducing water consumption.

Solar power - solar energy is harnessed and used to pre-heat hot water to all apartments, reducing electricity consumption.

Heat-recovery ventilation - each apartment incorporates an independent heat-recovery and ventilation system so fresh air is continually being introduced, pre-warmed by the heat extracted from outgoing air, reducing electricity consumption.

North Walsham is a popular and thriving traditional Norfolk market town, situated 17 miles north of Norwich, with a population of 12,000 approx.
