Situation

Habberley Golf Club is a hidden gem in North Worcestershire.

From its elevated setting it commands stunning views from the

Clent Hills around to the Malvern Hills. It lies off the B4190

and is about two miles from the large Wyre Forest town of

Kidderminster. Birmingham is approximately 20 miles.

Kidderminster has direct rail links to Worcester, Birmingham

and London. There is M5 motorway access via junctions 3 at

Quinton, 4 near Hagley and 5 at Wychbold.

The property lies within walking distance of the Habberley

Valley local nature reserve.

Description

This is a challenging golf course owned and run by the members

for the benefit of all golfers. It is renowned for the quality of

its greens and very attractive tree lined fairways. The Club

presently has in excess of 70 members and offers considerable

potential for further commercialisation. There is also a foot

golf course at the club.

There is potential for other uses, subject to any appropriate

consents.

The single storey clubhouse with ancillary storage buildings

extends to approximately 2960 sq.ft. It includes the

Lounge/Bar, Dining Room, Spike Bar/Snooker Area, Ladies and

Gents locker rooms with showers, Kitchen, Small Office and

Cellar. In addition there is a separate detached bungalow

which is presently occupied by the steward. This has a floor

Planning

Wyre Forest District Council have confirmed that the site is

within the West Midlands Green Belt. However, policy

SAL.PDS1 of the adopted Wyre Forest Site Allocations and

Policies Local Plan reflect national policy in allowing

redevelopment of previously developed sites in the Green Belt

being appropriate. They have indicated that within the

developed area of the clubhouse, including the steward’s

bungalow, Pro shop and store there is potential for

redevelopment opportunities. These could include a number

of different uses such as holiday lets, lodges or residential along

with the existing club and golf course. They have indicated that

if unfortunately the golf club is no longer operational and

redevelopment of the developed area should be undertaken

residential development would be considered acceptable.

Please note the property will be subject to an uplift clause

reserving 50% of any uplift in value arising from a later planning

permission for change of use, redevelopment or new

development for a term of 25 years.

Low Habberley and proceed, continuing around a sharp right

hand turn and proceed up the bank. The golf club will be
