To say that finished lower levels are all the rage in the Hamptons right now would be an understatement. In her piece “Upstairs/Downstairs” on page 76, Heather Bryce takes a closer look at some of these incredible spaces. Many of these homes feature bowling alleys, rock-climbing walls and swimming grottos, to name just a few of the luxe amenities to be found inside their walls. Just remember one thing – don’t ever call them basements again!

The 2014 Hampton Classic horse show makes its annual appearance in Bridgehampton, on August 24-31. Always a grand way to end the summer, this internationally renowned show is now into its third successful decade. As one of the largest outdoor horse shows in the United States, it’s a premier destination for horse people and celebrity watchers alike.

Welcome to the June issue of Hamptons Real Estate Showcase. It’s hard to believe that the official start of the summer season is already here. This month’s issue is full of the best properties for sale and rent throughout the Hamptons.

Featured on our front cover this month, Martha Gundersen of Brown Harris Stevens presents a luxurious estate on over three acres in Water Mill South. This James Michael Howard designed mansion is only 200 yards from the water, with a large roof terrace overlooking Mecox Bay and the ocean. See page 88 for all the details.

We also take a look at some of the latest trends in green design and energy sources. Ruth Thomas speaks with several Hamptons’ builders, in her article “Living Green” (page 68). Local builders are utilizing green design extensively in the homes they build. Once considered trendy, it is now the norm in many building and renovation projects. Staying with the theme of green building design, Heather Bryce checks out the increasing use of geothermal energy systems in many new construction homes in the Hamptons (page 72). These environmentally friendly green systems can also be up to 50% more efficient than conventional systems.

In our Landscape Showcase feature this issue (page 80), Anne Halpin offers ideas for color-coordinating your landscape with your house. The idea is to visually unite house and garden by repeating, harmonizing, or contrasting colors between structural elements of the house (walls, doors, trim, fences) with colors of flowers and plants in the landscape. It can help to visually pull a property together.

Our Showcase Sale this month (page 82) features an historic Sag Harbor home, which set a record for the highest sale price for a non-waterfront property in that village, at $9.75 million. Originally built in 1833 by whaling heir Nathan P. Howell, this Greek Revival residence is located in the center of the village, on Main Street. The listing and selling brokers were Gary DePersia and Seth Madore, both of the Corcoran Group.

Shh! Don’t call it a basement within earshot of a real estate broker. It’s the “lower level,” puhleeze. No longer an underground space relegated merely to wine cellars, media rooms, or staff quarters, many lower levels are as fabulous as the rest of the house. In fact, because of local height restrictions (32 feet in most cases), lower levels have become as important to the Hamptons house as hedgerows and hydrangeas. In short, it’s the best way to get more square footage in an area ruled by zoning regulations – because basements, excuse us, lower levels don’t count as part of lot coverage.

With 13-foot ceilings, fi replaces, glass walls, and full height doors leading to terraces, in many cases you’d never suspect you were on a lower level. Yes, you can fi nd pool tables here, but you can also fi nd dining tables, sofas, anything you’d fi nd upstairs.

Though it’s been written up many times, the lower level of builder Joe Farrell’s own Bridgehampton home, Sandcastle, bears mention again. The amazing 10,000 subterranean space has the usual gym, media room and spa, but also boasts racquetball, squash and basketball courts,

rock-climbing wall, half-pipe skateboard ramp, karaoke booth, and golf simulator. Did we mention a two-lane bowling alley?

These days bowling alleys are all the rage. Kean Development, the force behind Olde Towne, a luxury development with 10 four-acre-lots under construction in Southampton’s estate section, is putting them in several of its houses along with the usual steam showers, bars, gyms, and sports courts. “After dinner people want to go down to the bar, have a cocktail and bowl,” said company owner John Kean.

Indoor pools are another feature found in South Fork lower levels. Angel View Estate, a North Haven property just listed with Sotheby’s for $65 million, sports a room called the “Grotto” with marble walls, fi replace, night-sky ceiling, and a heated, edgeless, ozone-fi ltrated pool with swim jet and waterfall.

Ultra glam man caves haven’t gone out of style. Interior designer Kerry Delrose of Delrose Design Group has kitted one out for the Hampton Designer Showhouse, which will be on view at its Bridgehampton location

through September it. Describing it as “very James Bond,” he has outfitted it with luxurious materials including Macassar ebony, onyx, and bronze. An “over the top bar” has silver lace doors, hammered nickel sinks and a smoked glass mirror. The de rigueur pool table is lined with a masculine charcoal wool-cashmere blend instead of baize. “It’s not really to play on,” he says. But it sure looks snazzy. There is also a pair of big screen TVs where football players appear life size. “A wife could throw a couple of boxes of chicken wings down there and not see her husband till Sunday,” said Mr. Delrose.

For the “her” version of a downstairs lair, art collector and consultant Cindy Farkas Glanzrock has created a “She Cave” in her Sagaponack lower level. A showcase for art as well as a glam ode to midcentury seduction, it is the go-to spot for the single woman to entertain both friends and dates. A groovy bar, once in her father’s Sutton Place apartment, has the makings for “every cocktail under the sun.” When in deejay mode, she spins records from her collection of ‘78s. When feeling more frisky she will bring out games, including the interactive Dirty Mind Game, that asks provocative questions. Animal print abounds, as does popcorn and

“retro candy.” Even the art is fun. Among serious photographs by local marine photographer Stephanie Whiston, are dozens of pizza boxes used as mediums for spray-painted stencils by artist Dave Tree and model subway cars marked with graffiti by LA Roc, both items she gives to friends’ kids “to show them how to collect art.” The room itself is also instructive for kids of all ages on a fabulous way to utilize the lower level.

Alan Schnurman, a prominent investor in East End properties since 1986, has made a name for himself in the Hamptons Real Estate market since joining Saunders & Assoiciates. HRES sat down with Alan for a brief Q & A.

HRES: Can you tell us about some of your more notable sales this past year?AS: The market is the strongest I have seen it in years. I see nothing on the horizon to reverse this trend. As long as the stock market is stable, our market will thrive.In the last nine months alone, I have had over $55 million in sales. My most signifi cant sales are: 376 Daniels lane, Sagaponack last listed for $17,950,000, 10 Lari Lane, Shelter Island last listed for $13,995,000, 17 Noyac Bay Avenue, Sag Harbor last listed for $13,000,000 and 105-107 Newtown Lane, East Hampton last listed for $6,950,000. My featured listing is 233 Hedges Lane, Sagaponack, a new residence designed by Val Florio. Asking price is $18,950,000.

HRES: How do you deal with the challenges of selling real estate in the Hamptons?AS: To be a successful real estate broker you have to be a ‘people person,’ have perseverance, and patience. Above all, you have to know your market and be credible. Your clients look to you for your expertise and experience. My years of being a developer was an excellent background for this role.

HRES: What have been the keys to your success?AS: I always keep a positive and optimistic attitude. My favorite quote is, “I can, I will , I must.” Over the last 25 years, I have purchased, developed and sold some of the most signifi cant properties in the Hamptons. My real estate and legal expertise has enabled me to be sought out by the

media. I have been featured in the New York Times, Wall Street Journal and New York Post. In addition, I have made guest appearances on the Today Show, Good Morning America, and CNN. My experience and passion are part of every sale I participate in.

HRES: How would you describe your selling style?AS: When I meet with a buyer or seller I try to ascertain their goals. Meeting those goals is my job. I have never been a fan of the hard sell technique, but believe I can best serve my clients by being prepared to answer all their questions and concerns. I would describe my manner as easy going, but passionate in what I believe.

HRES: What is the most personally satisfying part of your work?AS: It is always reaching resolution between the buyer and seller. “The art of the deal.”

HRES: What do you like to do in the Hamptons...after selling real estate of course?AS: Our lives center around our children and grandchildren. The Hamptons have always been a place we spend quality time together. In addition, I am a former marathon runner and now a long distance walker. I love to explore and take in the architecture, the natural environment and our beautiful bays and beaches.

HRES: What made you decide to get into real estate?MB: I decided to get into real estate when I was 22 years old. Growing up the son of an agent and a developer, I grew up in and around the business. It was second nature for me to get into real estate and now have been working with a lot of developers as a result as well. I felt like real estate was in my blood. I always had a feeling this was the career for me. I felt then and still feel now that I was destined to take my career even farther than my parents and build on the Breitenbach family legacy of real estate success

HRES: As one of the younger, more successful real estate agents, what inspires you?MB: Competition. I was always an athlete growing up. I played college football and I have the instinct inside of me to just compete and strive for success. I learned a lot about hard work and striving to succeed from being an athlete. I look up to a lot of athletes, from Derek Jeter to Jason Kidd, who I recently had the pleasure of working with a few years ago on a real estate deal. I look up to athletes not only because of their hard work, but also because of their mental strength to channel out the negativity and distractions that come with success.

HRES: What is your hottest deal to date?MB: I have been dealing a lot with off the market deals, which have grown in popularity over the last few years. I am working on a few oceanfront deals currently and one large subdivision parcel south of the highway in Bridgehampton.

HRES: What is your secret weapon for sealing a deal? MB: I think Floyd Maywheather put it best – “hard work and dedication.”

HRES: Where do you think the best deals are right now?MB: There are some sleeper waterfront neighborhoods in Sag Harbor where there are some great buys right now.

HRES: If you could have dinner with anyone in the world who would it be and why?MB: I would love to have to dinner with Jay-Z. I would love to chat with him about music, business, and life. I have always been inspired by what Jay-Z rhymes about. A lot of his songs not only talk about where he came from, but about not letting people tear you down and always rising to the occasion. When I fi rst started in business, my good friend, who works on Wall Street, and I would text each other his lyrics throughout the day for inspiration. We joke now that we owe a lot of our success to Jay-Z.

Blake, Jhett Tolentino & Joan Raffe.) He has been a Musical Theater Fellow at the Dramatists Guild (2010-2011), a Lucille Lortel Award nominee for his contribution to the score of the Off-Broadway musical We The People (2011), and a two-time Harrington Award winner as a member of both the BMI Advanced Musical Theater Workshop and Librettists Workshop. Adam has studied musical theater writing with Tony Award-winners Lynn Ahrens & Stephen Flaherty (Ragtime), Adam Guettel (The Light in the Piazza), and with Andrew Lippa (The Addams Family.)
