IfyouarelettingaUnit,please• ensurethattheBuildingManagerisadvisedpriortotenantsmovinginoroutofthebuilding.TheBuildingManagerarrangesforcoverstobeplacedonthe
liftwallstopreventdamage.• ensuretheTenanthasacopyoftheMontreauxInformationHandbook,thedetailsoftheMontreauxwebsitelink,andhasreadandunderstoodourrules
andpolicies.TheTenantmustbecontractedtoabidebytheserulesandpoliciesintheirTenancyAgreement(Thismustbespecificallystatedunder“OtherTermsoftheTenancy”).
• ensurethataFireEvacuationCardisclearlyvisibleandsecurelyfastenedtothebackofthefrontentrancedoor.• shouldTenantbehaviourissuesarise,theBodyCorporateCommittee(BCC)willnotifythesedirectlytoOwnersortheirAgent.• OwnersultimatelyremainliableforallcostsresultingfromTenantdamageinCommonAreas.TheBCCrecommendsanybondisnotreleaseduntilpost
moveinspectionshavebeencompletedandsignedoffbytheBuildingManager.
ImportantInformationForTenantsIfproblemsoccurwithinyourApartment,yourLandlordoragentshouldbeyourfirstpointofcontact,somakesureyouhavealltheirdetails.Thiswouldincludeanyissuesinvolvingfixtures,fittings,orequipmentwithinyourApartment.Examplescouldincludetheovenandhotplates,hotwatercylinder,taps,
electricalfaultsthatonlyaffectyourUnit,blockeddrains,andproblemtoilets.Montreaux’sBuildingManagerisonlytobecontactedforgeneralCommonAreaandbuildinginfrastructurerepairsandmaintenance,faults,andfailures.
ForEveryoneBCRulesDefinedTheBCRulesisalegaldocumentthatstatespecificconditionsinrespectoflivinginMontreaux.TherulesarecontainedintheAppendixofthisbooklet.LegalramificationscanfollowifOwnersand/orResidentsbreachtheserules.TheUnitTitlesAct2010anditsassociatedRegulationsgovernhowtheBodyCorporateshouldbeadministered(http://www.linz-govt.nz/survey-titles/land-registration/land-registration-legislation/unit-titles-act-2010)MontreauxOwnersandTenantsRegisterForlegal,securityandsafetyreasonstheMontreauxApartmentsregistermustcontainthenamesandcontactdetailsofallofallpersonslivingwithinthebuilding,andallownerswhodonotliveinthebuilding.Itistheowner’sresponsibilitytoprovideALLthesedetailstotheBCSecretaryandtoupdatethemwhenthingschange.UndertheUnitTitlesAct,2010,anApartmentownerabsentformorethanthreeweeksmustadvisetheBCSecretary,providingacontactperson’snameandtheircontactdetails.Thisperson,whoshouldholdakey,actsasyour‘authorisedagent’foranymatterconcerningyourApartment.
TheCommonAreas
CommonAreasaretheareaswithinMontreauxavailableforcommonusebyallResidentsandTenants.OwnershavenorightsotherthantousetheCommonPropertyforitsdesignateduseortopassthroughoroverit.TheCommonAreasareanimportantpartofourbuilding,andthestandardstowhichtheyaremaintainedwillenhancethequalityoflivinginthebuildingaswellasthevalueoftheApartments.Therefore:• ThereistobenosmokinginanyCommonAreasincludingthefrontstepsandentranceway,andgaragesandentrances.• NooneistorestrictaccessinCommonAreasatanytime(e.g.furnishingsanddeliveriesbeingtransportedinandoutofthebuildingmustbetakendirectly
totheApartment,andnotleftintheliftlobbies).AlldeliveriesandmovesmustbemadeviatheB2carparkentranceonKumutotoLane.• IfyoudirtytheCommonAreasbyspillinganything,ordroppingrubbish,youhaveanobligationtocleanitupimmediately.Ifexternalcleaningisrequired
becauseofactivitiesofownersortenantsthecostsofdoingsowillbechargedbacktotheowner.
• Ensureyourguestsleavequietly.DonotextendhospitalityeventsintotheCommonArea(s).• Poolpartiesarenotallowed.Noalcoholorfoodistobetakenintothepoolorgymareas.• Alwaysmaintainsecurity.Donotletunauthorisedpeopleintothebuilding.Iftheyareentitledtobeletin,thepersontheyarevisitingorhavebusinesswith
shouldarrangeaccessforthem.• ReportproblemswithanysecuritydoorstotheBuildingManagerimmediately.• Thefiredoorsareheavyandwhenlefttoslamshutthenoiseresoundsthroughthebuilding.Pleasecontroltheirclosure.• Firedoorsmustnotbeleftopen.
Remembertheentrancesandcommonfoyersbelongtoeverybody.Pleasepickuplitteranddisposeofitproperly.IfthereisanymessthatisbeyondyourcontrolreportittotheBuildingManager
CleaningWehavecontractedcleanersfor20hoursperweek,tocleantheCommonAreasthreetimesaweek–normallyMonday,WednesdayandFriday.Ifyouhaveanyquestionsorconcernsinregardtothecleanersorcleaningstandards,pleaseforwardthemtotheBCC.FaultsandRepairsForurgentandcriticalcommonpropertymatters,pleasecontacttheBuildingManager.Fornon-urgentmatters(suchasburntoutlightbulbs,unusualnoisesetc.)youcanemailtheBuildingManager.ResidentswhocausedamageinCommonAreaswillberesponsibleforthecostofrepairs.DamageidentifiedcanandwillbetrackedbyCCTV,ProximityTagusageandResidentobservations,andremedialworkandcostswillbepassedontothoseinvolved.LiftFaultsFaultsmaybeindicatedbytheilluminated“OutofService”signatthelift.Firstestablishifthelifthasfailedorifsomeoneisusingtheliftlockoffkeybygoingtothefloorwherethelifthasstopped.Iftheliftlockoffkeyisnotinuse,andthelifthasindeedfailed,pleasecallSchindler’s-24-hournumber–048021420.Theywillattendtothefailureassoonaspossible.Pleasepassonasmuchinformationasyoucanabouttheliftstoppagesothattheycanbetteridentifyandresolvetheproblem.Itisalsoimportanttoletthemknowiftherearepeopletrappedinthelift,andifyoucan,reassurethosetrappedthathelpisontheway.PleasenotethattheBCwillbechargedasubstantialcall-outfee,soweurgeyoutotakethetimetofirstcheckforthelockoffkeyusagebeforecalling
Schindlers.
SecurityDoorsandGarageDoorsFaultsIfthereisaproblemwithanyCommonAreadoorwhereaProximityTagisused,includingthe9thFloorAmenitiesarea,itneedstobereportedtotheBuildingManagerimmediately.
YourUnitRulesThefollowingshouldbeobservedintermsoftheUnitthatyouownoroccupy.• YourUnitisforResidentialuseonly.• NostructuralalterationsaretobemadetoyourUnitwithoutpriorBodyCorporateapproval.(SeeourWebsite–Rules/Policies–YourUnitforthe
AlterationsAuthorityrequestform)• DonotmakeanyalterationtoyourUnitthatwillimpactonthecommonservicesoracousticswithoutpriorBodyCorporateapproval.• DonotremoveorinterferewithanysmokedetectorsorsprinklersinanyUnitoranywhereinthebuilding.• Fireregulationsrequirethatanyfrontdoormodificationssuchasinstallingdeadlocks(key-lessopeningoninsideofdoor)orpeepholesareperformedby
authorisedagents.• Atalltimeskeepnoiseatlevelsthatdonotinterferewithotherpeople’senjoymentofthebuildinginbothUnitsandCommonAreas.• Keepyourwindowsclean.• Donothangwashingouttodryinyourwindowsoronyourbalconies.• Donotput“ToLet”or“ForSale”signsinUnitwindowsoronthebuilding-pleaseensurethatthisadviceextendstoyourrealestateandlettingagents.• Theonlyanimalspermittedareonecatandfish,andtheyaretoberestrictedtoyourapartment.ChangesorRenovations
TheBCCmustgiveapprovalinadvanceofanyworkinvolvingalterationswithinanyUnit,toanyCommonArea,tocommercialpropertyandtotheappearanceorstructuresinandaroundtheMontreauxbuilding.FailuretoadvisetheBCCcouldmeanreversinganyworkcompletedandmakinggoodanyotheritemsrelatedtotheworkundertaken.So,pleaseseekapprovalfromtheBCCinadvanceofanyplannedwork.Note:ThisincludesanyadditionsorstructuralmodificationstoUnitsoralterationoftheappearance,surfacecolour,decorationordesignoftheexterioroftheUnitFaultsandRepairsToestablishwhoisresponsibleforthecostorrepairoftheitem,youcanapplyasimple“test”—ifyoucanseeit/touchit(suchasafaucetorlightfittingorserviceswithinyourunit)theUnitOwnerislikelytoberesponsible.Ifnot,(likecommonpurposepipesandbeamsbehindthewalls),theBCislikelytoberesponsible.TenantsshouldalwaysdiscusstheproblemandsolutionwiththeirLandlordorAgentbeforeinvolvingtheBuildingManagerorBCC.Ownersareresponsibleforarrangingtheirowntradespeople.TenantsshouldconsulttheirLandlordfirst.BecauseMontreauxhascontractswithmultipleServiceProviders,theBCChasissuedmanyofthemwithProximityTagstoourbuilding,whichreducessomeoftheaccessissuesencounteredbyResidentshavingtoarrangeentry.IfyourequireaserviceproviderforrepairsyoumaywanttochooseonefamiliartoMontreauxfromthelist‘MxServiceProviders’,availablefromthewebsiteorattheendofthisHandbook.Note:Serviceprovidersareonlypermittedtoparkinthebasementserviceproviders’parkifonBCCbusiness.WherefaultsanddamageoccurwithinyourUnititistheOwner’sresponsibilitytomakerepairsandpaythebill(s).MaintenanceChoresAcommonmisconceptionisthatApartmentOwnershavenomaintenanceconcerns.Whileitistruethattherearefarfewerweekly,monthly,andyearlychorestodoaroundanApartment,therearestillsome‘mustdo’activities.Balcony:YourbalconyisapartofyourUnit.TheBodyCorporaterulesareveryclearonwhatanOwnerisaccountableforandthisincludes;thefloortoceilingglassranchsliderdoorsandthewindowsoneithersideofthem,exterioradjoiningwallandtiles,andbothsidesoftheglassbalustrade.Pleaseoccasionallychecktheglassandwallfordamage.
Also,yourbalconydrainneedstobecleanedatleastannually,asdirt,leavesandotherdebriscanobstructwaterflowalongthedrainagechannelandultimatelyblockthedrain.Simplylifttheplasticchannelcovers,sweepoutanydebris,andwashitdownonceortwiceayearifnecessary.Drains:Sink,shower,andtubdrainswithtrapsneedtobeclearedofhair,soapandotherwasteoften.Becausetheyaredirectlylinkedtothefloordrains,ablockagecanveryquicklycausefloodingandextensivedamage.WaterandwastemayflowbackontoyourfloorsandthenseepthroughtheporousconcreteandintotheceilingoftheUnitbelow.Pleasetakesometimetomakesureallofyourdrainsarerunningfreelyandremainclear.DonotusecommerciallypreparedcausticproductssuchasDranoorMr.Muscle,astheycandissolvethegluethatisusedtojointhepipestogether.Instead,trythedraincleanerrecipefoundinthe‘TipsforMxResidents’attheendofthisHandbookandifthedrainsdon’tclear,callaplumber.Internalfusebox:Youneedtoknowwhereyourinternalfuseboxislocated.Thesearegenerallywhite,havetwoplasticdoorshingedoneachside,about450mmwideand300mmhigh,andplacedabout2metresuponawall.Itmaybesituatedinawardrobeoracupboard.Ifyouhaveproblemswithanelectricaloverload,yourfuseboxisthefirstplaceyouneedtolooktoresetthecircuitbreakerswitch.Iftheproblempersistsyoumayneedtogetanelectriciantoinvestigatefurther.(Ifyouarenotsureofwhatafuseboxlookslike,havealookatthefuseboxinthegym.)Externalfuseboxandelectricmeter:Apartmentshaveexternalelectricalmetersandcircuitbreakersthatareinthestairwellsinlockedcupboards.Foryoursafety,onlythemeterreaders,BuildingManagerandBCChairhaveakeytogainaccesswhenrequired.Halogenwallwasherlightswithbulbsfacingupwardscanoverheatwithdustbuildupandthatalsoreducethelifeofthebulb.Whenthelampiscool,aquickwipewithadampclothwillavoidanyhotburningsmell.Hobandfanscreenscanbuildupwithgreaseanddustandneedtoberemovedandwashedregularlywithhotsoapywater.Pusheachscreenbackandpulldowntoremovefromthefanunit.Removegreaseanddust(see‘TipsforMxResidents’).Reinsertthewallendfirst,thenandpushbackuptoreinstall.Tobyvalveorwaterstopcock:ItisimportanttoknowhowtoturnoffthewatersupplytoyourUnitshouldapipeburst,youneedtofixatapetc.Pleasetakethetimetolocateitandensurethatyoucangettoitquicklyshouldtheneedarise.AfloodcanhaveseriousconsequencestoyouandtheApartmentbelowyou!Itisnormallyfoundnearthehotwatercylinder.TesttomakesurethatyouhaveindeedfoundyourTobyvalvebyturningitoffandcheckingatapforthestoppageofwaterflow.
BodyCorporateA-ZRulesandPolicies
BikeStorageTheBCCbelieveitisimportanttorestrictbikemovementstoavoiddamagetoCommonAreas,andwillseekreimbursementofanycostsincurredforremedialworkforanydamagecausedbybikeowners.Therefore,theBCChasinstalledbikehooksineachofthethreebasementCommonAreas;B1,B2andB3.ProvisionofbikehooksmeansabanonbicyclesinallotherCommonAreasincludingthemainfrontentrance,hallways,lifts,andcarparks(exceptwhereabikeisstoredwithinafreestandingenclosedcupboard).Thismeansthatbicyclesarenottobestoredonbalconiesorcarparks.IfyourequireabikehookfillinanapplicationformdownloadedfromtheMontreauxwebsiteandplaceitinBCletterboxoremailittotheBuildingManager.Bikehooksareallocatedtoanindividual,notanapartment,basedononehookperperson.Pleaseaffixyournameandapartmentnumberonyourbikehook,sothatwecanmaintainourBikeRegister.Bikesecurityisattheowner’sriskandexpense.CarParksMontreauxcarparksareprivatelyowned,clearlymarked,andareinthebasementparkinggaragesknownasB1,B2,andB3.Carparksareforparkingcars,motorcycles,mopeds,scooters,andelectricbicyclesonly.Allvehiclesmustfitcomfortablywithinthewhitepaintedlines.IfyouleaseyourcarparkyoumustadvisetheBuildingManagerofthedetails.Youareaskedtoalwayskeepyourcarparktidyandfreeofdebrisandanyownerofavehiclethatleaksmotoroilisexpectedtocleanitup.Acarefullyplaceddriptraytocapturethefluidhelps(fromRepcoorSuperCheapAuto),butisnotanacceptablelong-termsolution.Thestorageofhouseholdpropertyonacarparkisonlyallowedinastoragelocker–seesectiononCarParkStorage.Nootheritemsaretobekeptonyourcarpark.CarParkStorageYouarewelcometoinstallalockerorcupboardonyourcarparksubjecttotheseguidelines:• YoumustmakeanapplicationtotheBCCwithdetailsofyourrequestbeforepermissionforinstallationwillbegranted.Theapplicationformcanbefound
ontheMontreauxwebsite.ShouldanystorageunitbefoundtobreachbuildingcompliancetheOwnermustremoveoramendthatUnittoensurecompliance.
• Thestorageunitshallnotexceedmaximumheight2100mmxdepth600mmandmustnotcomewithin500mmofthefiresprinklersorvents.• Theunitshallnotblockanydrain,mustbefullyenclosed,andbesecuredtothewall.• Thestorageunit,plusvehicleintheparkingspace,shallnotencroachintoanyCommonAreasorneighbouringspacesandmustnotexceedthepainted
whitelinesoftheparkingspace.

Thelargerubbishskipisforgeneralwasteonly.ThebincapacityandcollectionhasbeenbasedonthenormalhouseholdrubbishneedsofMontreaux.ResidentsmusttakeresponsibilityforanyotherrubbishandtakeittotheSouthernLandfillthemselves.“SpringCleaning”orthedisposalofmovingmaterials(pallets,verylargecartonsetc.)canplaceunnecessarydemandsonthebinsthatarenotprovidedfor.RubbishoranyotherunwanteditemsarenottobeleftontherubbishroomfloororanyotherCommonAreainsideoroutsideofMontreaux.Recyclingbinshavebeeninstalledintherubbishcollectionareawithsignageindicatingtherecyclingoptions(seebelow).TheBCCasksallResidentstousetherecyclingfacilities.Thiswillenablerubbishcollectioncoststobemaintainedatareasonablelevel.Torecycleisyourchoice,butweaskforyourhelpinreducingtheamountofmaterialgoingtothelandfill.Microwavesandotheroldhouseholdappliances,aswellasTVsandfurniturecanbetakentotheSouthernLandfillandRecycleCentre,LandfillRoad,offHappyValleyRoadbetweenBrooklynandOwhiroBay.Therearealsoclothingbinsforitemsthatstillhavewearleftinthem.TheRecycleCentreisontheright-handsideoftheroad,withtheturn-offjustbeforethelandfillweighbridge.Forfurtherinformationvisithttp://wellington.govt.nz/services/environment-and-waste/rubbish-and-recycling/rubbish-and-recycling-directoryUsetheRecyclingBinsinB2asfollows:

SecureKeyCabinetMontreauxholdsasecurecabinet(lockedsafe)withafullkeyregisteralignedtotheMontreauxBCOwnerdatabase.ThekeysaretobeusedONLYinamedicalorhazardousemergencyorforUnitcomplianceinspectionsfollowingpriorownernotificationandcanonlybeaccessedbyeithertwoBCmemberstogether,oraBCmemberwiththePropertyManager.TheymustNOTbereleasedatanyothertimeorforanyotherreason.SmokeDetectorsandSprinklersMontreauxhasasophisticatedfiremanagementsystemanditisimportantthatResidentsdonotremoveorinterferewithsmokedetectorsorsprinklersinanyway.Thesystemmonitorseverysmokedetector,andaseachisuniquelyidentified,anyaccidentalcallouttoanApartmentforanalarmeventwillbeon-chargedtotheApartmentOwner.
Youarerequiredtokeepaclearspaceof500mmaroundallsprinklers,includingthoseincupboardsandenclosedspaces,sothattheycanworkeffectively.Donothangortieitemstoyourfiresprinklers,andkeepthemfreeofpaint.Inspections:TherewillberegularcomplianceinspectionsforBuildingWarrantofFitnesspurposesandotherfiresafetymatters.Smokedetectorsarecheckedannuallyandfiresprinklersbiennially.ResidentsarenotifiedoftheseinspectionsandkeysfromtheSecureKeycabinetareusedforaccesstoUnits.VacationsBeforeyouleaveonvacation,it’sagoodideatoletaneighbourknowyou’llbeaway.Makingthemawareofyourabsenceandthelengthoftimeyou’llbegone–evenwhereyouaregoing–isagoodwayoftakingcareofeachother.ShoulddisasterstrikeMontreaux,theneighbourwillbeabletotellaBCCommitteememberand/oremergencyservicespersonnelthatyouaresafe.Itisalsosuggestedthatyoutakeasensibleapproachtoyourdeparture.Suggestedactionsare:
• ensuretheonlywindowsleftopenarethoseundercover• ensureeverythingonyourbalconycanwithstandWellingtonweather• cancelyournewspapersubscription• turnoffthewatersupplytotheUnit• checkallyourtapsandtoilets• unplugyourTVandanyelectronics• takeoutyourrubbish.
Ifyouaregoingtobeabsentforthree(3)weeksormore,tocomplywiththeUnitTitlesAct–2010youmustadvisetheBCSecretaryandprovidethemwithacontactperson’snameandtheircontactdetails.Thisperson,whoshouldholdakey,willactasyour‘authorisedagent’inanymatterrelatedtoyourapartment.TipsforMxResidentsDrains:DailyUseofFoodWasteDisposer(ifyouhaveone)Usecoldwater.Thesoundofthedisposerwillchangewhenthereisnomorefoodinthegrindchamber.Aftertheapplianceisswitchedoff,itisimportanttocontinuetoruncoldwaterfor15–20secondstoflushoutthegrindchamber.Ifyourdisposergetsabitsmelly,putinsomebakingsodatofreshenitup.Forextrafreshness,grindalemonorcitrusfruitforafewsecondswithoutwater.Donotusebleach.Drains:MonthlyMaintenance
Thisisasafe,effective,environmentallyfriendlywaytopreventclogs. Mixtogether 1partbakingsoda 1partsalt ¼partcreamoftartarPour¼to½cupofthedraincleanerintoyourdrain.Followwithaflushofboilingwater.Thenrunhotwaterintothedrainforafewminutesandfollowwithcoldwaterforafewminutes.Usingthedraincleaneronceamonthshouldgetridofanybuildupinyourdrainsandhelpkeepthemrunningfreely.Drains:RemovingClogsDonotusecommerciallypreparedcausticproducts,astheycandissolvethegluethatisusedtojointhepipestogether.Instead,usethissafe,effectiveenvironmentallyfriendlyrecipe.Ifyourdrainisblocked,firstremoveasmuchoftheexcesswaterfromthedrainaspossible.Then Pourintothedrain½cupbakingsoda Followwith1cupwhitevinegarPlugupthedrainasquicklyaspossible.Thiscombinationcausesabubblingreactionthathelpstopushtheclogsoutofthedrain.Letthissit10–30minutesandthenflushwithboilingwater.Repeatifnecessary.HeatPumpsCleanorreplaceyourfiltermonthly.Whenyourfiltercollectsdustanddirt,itreducesairflow,wastesenergyandcancauseequipmentdamageorfailure.Makesuretheoutdoorcondenserunitgrilleiscleanalso.Aqualifiedtechnicianshouldperformanyothermaintenance.Anannualmaintenancecheck-upofyourheatpumpisadvisable.HobExtractorFanScreensTheseneedtobecleanedregularly.Useascrubbrushandhot(greasecutting)soapywater.Rinsewell.Thenputthemthroughacycleofyourdishwasher.WindowCleaningDonotusesolutionscontainingammoniatowashyourwindows,asammoniacanpitanddamagealuminumjoinery.
