DESCRIPTION

During our 30 years in business we have worked on numerous business parks and industrial estates undertaking MEP Design for distribution, storage and production units, office accomodation and site infrastructure. We have successfully worked with developers and on-line retail clients on a number of sites where the necessity has been to fully engage with all parties to progress the project through design stage to on site completion by effective liaison with utility companies.

William E Hannan & Associates was formed in 1983 to provide Building Services Consultancy. The company today continues to focus exclusively on Building Services Engineering and operates from offices in Manchester, London & Edinburgh. We work successfully throughout the UK and abroad and the business has grown consistently. A Commercial approach to design strategies, together with the careful usage of the latest technologies and sustainable design has ensured that 80% of the practice turnover is achieved through repeat business. The development of the company has been aided by a strong and loyal work force through which the company has developed long term relationships with major end user clients. Hannan Associates is committed to creating successful buildings through attention to detail utilising our breadth of experience, technical skills and with levels of personal attention not provided by our competitors. Our design solutions are renowned for pushing beyond current thinking whilst controlling risk and delivering on the key essentials of client and end user satisfaction. The company is led by Directors Ian Joyce, John Walker and Jamie Hall. Ian has been with Hannans since it began, John joined the company 19 years ago and Jamie 21 years ago. The core of our business plan is controlled growth built upon a best practice approach to all aspects of the running of the business. The company strives for continuous improvement and supports this with an ongoing investment plan. Business is deliberately conducted in a number of sectors and projects are of varying sizes in order to provide financial resilience. Sustainable Design

Jamie Hall, Rebecca Dagnall, Matthew Dalley and Andrew Carrington lead the

Hannan Low Carbon team. They are registered CIBSE Low Energy Consultants,

BREEAM and CFSH Assessors and together possess a unique, intimate

understanding and knowledge of energy use in buildings. They can each draw upon

extensive experience of sustainable and low energy projects, including a variety of

renewable technologies providing valuable knowledge of the feasibility, construction

and operation of developments with renewable sources.

Energy reduction, which is the core of sustainable design, was

inherent in our building design process long before it reached the

political agenda. Our sustainable credentials are therefore built upon

years of experience at the forefront of low energy, low carbon

solutions for a wide range of sectors. Our approach is holistic and

collaborative, extending beyond the building services systems to the

fabric and form of buildings and development sites. Our engineers

and technicians possess a unique, intimate understanding and

knowledge of energy use in buildings and we have a full range of

modelling and simulation tools at our disposal to ensure the optimum

solution for each situation.

More recently our expertise has encompassed the selection and

incorporation of renewable energy sources to offset energy demand.

BREEAM and EPC Assessment

We are qualified to carry out BREEAM and Code for Sustainable Homes assessments and have been responsible for the design of numerous BREEAM EXCELLENT schemes. We have recently completed a design for the new Coop HQ in Manchester which is rated BREEAM OUTSTANDING. There are only 15 buildings in the UK with this level of BREEAM. The 320,000 sq ft, 16 storey office building has been designed to achieve a BREEAM Outstanding rating as well as an EPC ‘A’ rated and near net zero carbon building to meet DEC A target. All this has been achieved with cutting edge integrated services design completed by Hannan's. The detailed design successfully completed and the scheme is on site currently. We are registered Low Energy Consultants & Energy Assessors under the CIBSE qualification scheme and provide the following: • Building Services Design that meets the requirements of Part L

Regulations undertaken by suitably qualified professionals. • Sign off building emissions calculations for building control

officers. • Produce Energy Performance Certificates (EPCs) for

construction, sale or rent. • Produce Display Energy Certificates (DECs). • Provide the competency needed to improve a building's energy

performance. We draw upon extensive experience of sustainable and low energy schemes having completed many examples. We also possess the knowledge and calculation tools to thermally and financially model individual buildings, systems and new technology developments.

3D Building Energy Modelling Hannans Building Energy Modelling Team offers a wide range of knowledge and expertise. Omega Business Park, Warrington Client: Miller Developments Architect: Chetwood Architects Contract Duration: May 2012 – ongoing

Our work on the 300 acre Omega Business Park for Omega Warrington Limited continues. Both the Hut Group and Plastic Omnium have formally signed to become Omega South's latest occupiers of 'Zone 7' and construction has commenced on both sites.

The recent handover of the Travis Perkins Distribution Centre marks the completion of more than a million sq ft of development on the North side of the park. Our role at Omega has included:

Utilities and MEP contribution to the master planning proposals Utilities infrastructure appraisal, strategy and procurement for the

whole of the North and South sites MEP performance and monitoring duties for the OWL developed

buildings including planning submission support BREEAM assessor for the OWL developed buildings Utilities

Brake Brothers

Construction and fit out of c16,350 m² cold storage and distribution warehouse on the North site. This project involved the construction of a single storey industrial building with ambient, chilled and frozen environments and a c1,400sq.m two storey office building. The building has been constructed on a secured enclosed site with external car parking, HGV parking, service yard, goods-in, goods-out, gatehouse, fuel storage and filling point and vehicle wash.

Logic Leeds Distribution Development Client Muse Developments Architect Fletcher Rae Architects Contract Duration April 2014 – ongoing We are very pleased to be providing MEP Design Services for the first unit at Logic Leeds manufacturing and distribution development in the Aire Valley, Leeds. The 80,000 ft² industrial unit incorporates 4,000 ft² of office space and car parking. Detailed planning has been submitted for the unit which will be determined in September and it is the intention to start on site in October. Logic Leeds is part of the Leeds Enterprise Zone, which means that it benefits from a range of incentives for occupiers. Overall there is outline planning for 1.6 million ft² of quality industrial, storage and distribution development. All buildings will have a high BREEAM rating and state-of-the-art facilities.

Westlakes Science Park Office Building Client Henry Boot Developments Architect Hurd Rolland Architects Contract Duration July 2013 – ongoing

We are currently working for Henry Boot Developments on the 21,300 sq ft pre-let building at the Westlakes Science & Technology Park near Whitehaven, Cumbria. The office building is due to be home to Atkins Global. The scheme, which has received a £480,000 Investing in Business grant from economic development organisation Britain's Energy Coast, will eventually accommodate up to 200 staff. Completion is scheduled for May 2015.

Matalan Offices & Distribution Centre, Knowsley Business Park Client: Maro Developments Architect: Fletcher Rae Architects Contract Duration: January 2012 – December 2014 Our client Maro Developments recently won Regeneration Partnership of the Year at the Knowsley Business Awards for the Matalan HQ Project at Knowsley Business Park. Hannan Associates were responsible for the MEP Services Design for the project which reached practical completion in December. We were part of the design team for Matalan's new HQ Offices at Knowsley Business Park which was led by Maro Developments and included Fletcher-Rae Architects, Capita Symonds and Curtins Consulting. The scheme formed part of the regeneration of the former Petrolite site and the Galaxy Distribution Centre and incorporates the construction of a new 132,000 sq ft, three floor Head Quarter office building and car park for Matalan and includes a 100,000 sq ft extension to the neighbouring 500,000 sq ft Galaxy distribution facility. The services are designed to accept a proposed CHP cogeneration, which will provide electricity and district heating. An absorption chiller in the office building will be used to provide cooling. Construction commenced May 2013 and reach completion in December 2014. The office development has been designed to achieve a BREEAM ‘very good’ environmental rating.

Conoco Phillips, Rutherford Building Client Conoco Phillips Contract Duration January 2011 – ongoing Description Hannans are currently working for Conoco Phillips on the construction of a new blast and toxic gas resisting building comprising of a warehouse, fabrication workshop, maintenance workshop and two storey office facility at the Humber Refinery, South Killingholme - 5,874m2 gross area. Steam and electricity will be supplied from ConocoPhillips own Combined Heat & Power plant to serve the building. Steam will be used for the heating of the hot water and space heating of the office, warehouse and workshop areas. Our duties have included the outline design and performance specification of the building services installations to meet Conoco Phillips technical standards which are exacting due to the nature of the facility.

Cheshire Waste Client Viridor Contract Duration Feb 2009 – December 2009 Project Value Approximately £35 M Description Hannan Associates were employed to provide detailed design of the building services associated with this new waste treatment centre. Viridor’s plans were developed in response to Cheshire West and Chester and Cheshire East Councils’ request to identify an alternative, sustainable waste treatment option for residual household waste. At the heart of Viridor’s plan was the development of a new Mechanical & Biological Treatment (MBT) waste facility at Lostock Gralam in Cheshire. The proposal made best use of a redundant brown-field site previously part of a local chemical works. The MBT facility would receive the 200-230,000 tones of post-recycling residual waste produced by households across Cheshire every year. The plant would recover the limited recyclable materials remaining in the waste and then manufacture a Solid Recovered Fuel (SRF).

NCR Call Centre- Eurocentral, Lanarkshire Client Highbridge Properties Contract Duration Nov 2002 – June 2004 Description This project had involved the construction of a two storey call centre of 50,000 sq.ft. net internal area, and two office buildings comprising a three storey building of 45,000 sq.ft. net internal area and a two storey building of 30,000 sq.ft. net internal area with associated car parking facilities. Eurocentral is one of Scotland's key commercial developments extending over an area of 650 acres. A high profile location on the M8 corridor between Glasgow and Edinburgh.

Daresbury Business Park, Cheshire, UK Client: Maple Grove Developments / The De Vere Group Contract Duration: February 1996 - January 2007 Project Value: £150 M

The Daresbury Park Development is located in naturally undulating Cheshire countryside and has planning consent for 1.6 million sq ft of office and related facilities. The site is situated on junction 11 of the M56, one of the northwest regions main arteries, linking Chester in the west with Manchester and its airport in the east. We were responsible for the building services design of 1.6m sq ft multi building, commercial office project including new infrastructure roads and major diversions for individual buildings for Aegon UK, Eutech, Vistorm and BNFL. The offices benefit from an environmentally friendly energy efficient cooling system

Lingley Mere Business Park Client: Muse Developments Project Duration: 2003 – ongoing Description:

Lingley Mere is an established business park in the North West. The park currently provides over 450,000 sq ft of existing business space within a secure environment and extends across some 100 acres of open parkland. Lingley Mere is already home to over 3,000 office workers and is to be taken forward under a masterplanned development programme to provide 1.25m sq ft of business space and related amenity facilities within an outstanding landscaped environment. The phased programme of development will provide office space and bespoke commercial and leisure facilities to occupiers' specific requirements. Buildings will be provided for sale or to let from 6,000 sq ft to over 100,000 sq ft. Joint venture partners for the development are United Utilities, a major landowner and service provider and Muse Developments, an international developer with extensive experience in the delivery of high quality developments including Quayside in Newcastle and Cheadle Royal Business Park in South Manchester. We provided the following: • Site wide infrastructure services • Performance duties for 4 no. office buildings comprising of 50,000 sq ft of office accommodation. • Detailed design duties for the design of the new ODPM Fire Control Centre • Performance duties for the design of a 46,607 sq foot three storey Contact Centre • Feasibility studies for the development of a Hotel scheme, Amenity Building and another small

office building.

Manchester Airport Client Christal Management & MAG Developments Contract Duration June 2007 – ongoing Project Value Unknown Description We have recently been involved in two projects with MADL and Christal Management at Manchester Airport. The projects consist of the proposed development of new transit, logistics and freight forwarding warehouses adjacent to the main airport. Currently the plans have been developed to planning stage. Matrix Park (Buckshaw Village) Client Redrow Group Contract Duration 2001 – 2005 Project Value Description

The new regional office for Redrow is one of a number of developments at Matrix Park, Chorley that Hannan Associates have been involved with. Our duties included the infra structure strategy, performance specification and site monitoring. This project is part of a major 10 year, £400m development that will provide housing, commercial, industrial, a new school, shops and a railway station.

Volkswagon National Parts Distribution Warehouses Client TNT for the Volkswagen Group Contract Duration October 2007 – October 2008 Description The project comprises 1 Million ft2 of narrow and very narrow aisle new build warehouse and administration space to act as the main hub for VWG’s UK parts distribution facility in Dordon and WarwickshireAncillary buildings included an explosives store, parts return, vehicle maintenance workshop and security lodge.
