Happy New Year, we hope it is healthy and happy for you. It has been a very strong year in Real Estate in Canmore. Sales volume was up over 30% in 2016 over 2015 and 27% higher sales volume than the 15 year average. The total sales of 2016 matches the previous record highest sales volume of 2002 with 557 sales. The most dramatic increase in number of properties sold were in the residential and Hotel Condo markets. We also saw a strong increase in number of sales of Duplex homes. The 4 th quarter of 2016 stayed incredibly strong which we historically have not seen and was just short of being the best 4 th quarter of the last 15 years for sale volume. The strong 4 th quarter has led to a continued reduction in listing inventory in the market that we have not seen since 2004. The previous low listing inventory was at 111 in 2004 and January 2017 inventory was 122 which also includes 11 Hotel Condos, those Hotel condos did not even exist back 15 years ago in 2004. We feel 2017 could only be close to this volume if the inventory were to increase or at least provide a steady flow of supply as there are buyers for the right property at the right price, do you know anyone thinking of selling? We saw increases in the average sale prices of single family homes of over 3.5%, hotel condos of close to 38%, Condos of over 6% and Duplexes of over 5%. Median prices closely mirrored those increases by the most part. We do expect to see a typical increase in inventory through the next 4 months but we are not expecting any type of flooding or deluge, more of a typical flow to the market. Interest rates and a weak Canadian dollar will continue to help support the Canmore and Banff Real Estate markets. We continue to see new retiring Baby boomer buyers entering the market looking to Canmore as the ideal location for their active retirement years. On the Commercial side we have seen a pickup in interest. Some international buyers are looking around for sound long term investments; please do contact us if you are thinking of selling as we have many buyers looking. When interest rates do go up the rates of return may not look as favorable as they presently do in this low interest rate environment unless lease rates can follow. (i.e. if the cost of borrowing goes up, a commercial investor buyer may not be able to pay as much for your asset, and in turn any potential Cap rate changes could possibly lower the price what the asset can sell for if rents stay the same or don’t keep up to the increased borrowing costs) If you are considering selling any assets now, in the future or even for estate planning we would love to spend some time with you and offer our assistance. Canmore Winter Carnival

The Canmore Winter Carnival is back for another year with free celebrations and events. The carnival

will include the International Biathlon Union Cup Races, Xterra Triathlon and Chandra Crawford’s Fast

and Female. Ski and dog sled race events will take place on a snow covered Main Street and the public

are also invited to bring their cross country skis to enjoy the set ski track on Main Street. Street hockey,

ice carving, log sawing, and snow sculpting events will all take place in downtown Canmore throughout

the carnival.

February 4 & 5 – Ice Carving Weekend

All of the action will take place at the Civic Centre
