farm & ranch property for over 20 years in Eagle County. We have also had the

pleasure of marketing and selling a 75 lot subdivision, completing the subdivision

of a 220 acre ranch into parcels that became a 200+ subdivision and two schools,

YOUR PERSONALIZED RESIDENTIAL MARKETING PLAN 1. Pricing: We will price your home strategically to be competitive with the current market and current price trends. We will provide you with a competitive market analysis & over 26 years of experience in real estate sales in Eagle County so that you can make an informed decision.

2. Professional Staging: According to StagedHomes.com, 93% of homes that are staged sell in 31 days or less, compared to the 160-day average time spent on the market today. We may, if appropriate, assist you in preparing your home for sale with suggestions and tips from our experience. In addition, with your permission, we may bring in a professional interior designer (at our expense) to help you stage your home for the best showings that result in the quickest sale and the most value for your property.

3. Warranty (depending upon the property): We may provide a one year Blue Ribbon Home Warranty on your property, at our expense. This serves as a great sales tool to assure buyers that they will not have unexpected major repair bills in their first year of ownership.

4. Multiple Listing Service (MLS): Your property will be entered within 24 hours in the Vail Board of Realtors MLS. It will then appear immediately on the “Hotsheet” (one of the best sources of leads) & show up on all property searches involving similar parameters.

5. Internet: Your property will be placed on 4 different MLS systems: KWLS, ProxioPro, Denver MLS & the Vail MLS. Each of those sites spider out to over 600 different real estate websites. 6. Photography / Virtual Tour: We will take or arrange to obtain high quality digital photographs of your property for use in advertising, printed material, the internet & emails. A virtual tour will be created for your property and distributer via MLS and YouTube.

7. Color Flyer / Brochure: We will create a flyer from MLS data & we may create a multi-page brochure with details about your property for distribution to the public as well as to brokers via email and, when appropriate, printed flyers at the property. We will also create “Just Listed” postcards to send to strategically chosen clients in other metropolitan areas.

8. Signage: If permissible in your area, we will place a Team Black Bear / Keller Williams sign in a strategic location (more than one if necessary). This has been proven nationally as one of the best marketing tools.

9. Counter Display: We will provide flyers in a display stand & additional information about your home for potential buyers to take when viewing your home, if appropriate.

10. Local Newspaper Real Estate Photo Classified Ads: We may advertise your property in the Vail Daily or Vail Mountaineer Photo Real Estate Classifieds with a color photo on a rotating basis.

11. Direct Mail Newsletter: Each quarter Team Black Bear mails out a custom newsletter to over 3,000 Clients & Eagle County Property Owners. Your property will be included in this newsletter on our Listing Showcase page.

12. Broadcast E-mail: E-mails with color photography and marketing information will be sent regularly to over 550 local real estate brokers who have signed up for broadcast emails through the Vail Board of Realtors.

13. Office Tour: When possible we will set up a tour open to all of our Keller Williams Brokers as soon as possible after listing your property. This enables our Brokers to better answer questions received about your property as our marketing proceeds and inform all of their clients that may have interest in your property. 14. Open Houses: We may conduct open houses, with your permission, for the public as well as for Real Estate Brokers as soon as possible once the marketing is underway and conditions allow; if we deem this to be advantageous to selling your home.

15. Electronic Lock Box: Team Black Bear will use a state of the art electronic lock-box on your property that encourages Brokers to show your home. This is the most convenient way for Brokers to show your home. It also gives added safety as it records each time who has used the lock-box, as well as time & date.

16. Client Contact: We will stay in touch with you frequently to report any and all feedback on showings & marketing. This keeps you in the loop if any steps need to be taken to enhance marketing and/or if a price adjustment should be considered.

17. Preliminary Title Commitment: We will order a preliminary title commitment and review it for any possible issues that need to be resolved prior to closing. We will also have this information available to serious Buyers should they want it in advance of going to contract.

18. Networking: Team Black Bear is constantly networking in the community with Buyers and other Brokers. We participate, and are officers in, the Chamber of Commerce, Rotary, Vail Board of Realtors, Keller Williams Mountain Properties Agent Leadership Council, Club 20, and the local Planning & Zoning board. TEAM MEMBERS

JOAN HARNED Joan has lived in Eagle County since 1972 and has been selling real estate with Black Bear Real Estate Co., predecessor of Keller Williams Mountain Properties since 1986. Joan was the 1998 Vail Board of Realtors “Realtor of the Year,” served on the Vail Board of Realtors as a Director for six years and was Chairman of the Vail Board of Realtors for 2003-2004. Joan also was appointed by Governor Owens to be a Director on the Great Outdoors Colorado Trust Fund Board. In 2004, Joan became an owner and Managing Broker for Black Bear Real Estate. In 2005, Joan became Managing Broker & one of three owners of Keller Williams Mountain Properties. She is a graduate of UC at Santa Barbara. After graduation, Joan worked as a flight attendant for a major airline for 20+ years, prior to her real estate career. Joan has been married to Tom Harned for over 41 years, has one son and nine delightful grandchildren. She enjoys walking, golfing and snowshoeing in addition to working at least full time.

BARBARA HOGOBOOM Barbara has been with Black Bear Real Estate Co., predecessor to Keller Williams Mountain Properties since 1994. She is a graduate of the University of Denver with a degree in accounting and practiced public accounting for 22 years prior to getting her Real Estate Broker’s license. Through further education, Barbara has also obtained the GRI Designation. Barbara is past President of the Western Eagle Valley Rotary Club and is Senior Warden for the Episcopal Church of the Transfiguration. Barbara lives in Eagle with her two sons.

LAURA SELLARDS Laura is a Colorado native and has lived in the Vail Valley since 1992. Before settling down in Eagle County, Laura spent several years teaching skiing in various Colorado and European resorts. She has owned and managed ‘Travel Vail’ a full service travel agency since 1999 and serves a wide range of clients from around the world including visitors and local residents. The travel industry provided a natural progression into a real estate career for Laura. Trust and service you can depend upon, integrity, knowledge and hard work are her ingredients for your success. She can and will provide you true personalized service and vast knowledge of the resort communities in Eagle County. Laura is a volunteer at The Vail Valley Medical Center, Hospice of the Valley and The Shaw Cancer Center. She is currently the Secretary and an active team member of Vail Pet Partners. Tom Harned was the founder & owner of Black Bear Real Estate Company, predecessor to Keller Williams Mountain Properties. Tom has been a licensed Real Estate Broker since 1972 and has lived in Eagle County since 1971. He has been a past president and board member of the Eagle Valley Chamber of Commerce and served as a Director for the Vail Board of Realtors. Tom is active with Club 20, is a past chairman of the board & executive committee member and also served as a Colorado State Fair commissioner. Tom is also the Operating Principal for the Keller Williams office in Grand Junction. Tom has been married to Joan for 41 years, has one son and 9 grandchildren. LIANA WINANS

Liana's career in Real Estate began 34 years ago in Santa Barbara, California where she was in charge of marketing for a large real estate firm. After she became licensed, her business took her to Ventura, California and then to Cabo San Lucas, Mexico for several years where she sold at Cabo San Lucas Country Club. She has been a resident and Real Estate Broker in Colorado for 15 years and enjoys hiking, skiing, horses, cycling and golden retrievers.
