ARTICLE XXLI Light Industrial District

¤ 282-144. Designation of district; applicability.

In the LI Light Industrial District, the following regulations shallapply.

¤ 282-145. Use regulations. [Amended 12-9-1998 by Ord. No.420TT]

A building may be erected or used and a lot may be used or occupiedfor any of the following purposes, and no other:

Manufacturing, including the production, processing, cleaning,testing and distribution of materials, goods, food stuffs and otherproducts.

A.

Warehousing, including wholesale business.B.

Business office, including research laboratories.C.

Printing, publishing or binding.D.

Truck terminal distribution center.E.

Contractor's office and storage.F.

Lumberyard.G.

Upholsterer or cabinetmaker.H.

Mill where grain, lumber and similar products are processed.I.

Household and office equipment repair.J.

Laundry, dry cleaning or dying plant; linen, towel, and diaperservice.

K.

Monument yard.L.

Yard and office for the storage of coal, fuel, oil, including theerection of storage facilities.

M.

Any use similar to those enumerated above, when authorized as aspecial exception by the Zoning Hearing Board.

N.

The above listed items shall not include treatment facility asdefined by 25 P.S., Chapter 71, or process for the purpose ofprocessing or treating any residual waste, hazardous waste,agricultural waste, industrial waste, food processing waste or

solid waste as defined by the Solid Waste Management Act, 35P.S. § 6018.103 et seq., as last amended.

An auction house when located on a minimum ten-acre parcel andwhen authorized as a special exception by the Zoning HearingBoard.

Adult use, provided the criteria set forth in § 282-213, Adult uses,are satisfied. [Added 4-23-2003 by Ord. No. 507]

R.

Educational use when limited to public secondary educationalfacilities serving fewer than 100 students, and subject to thefollowing criteria: [Added 4-25-2007 by Ord. No. 556]

The maximum lot area shall be four acres.(1)

All students shall arrive and depart the facility by school bus.(2)

Outdoor activities may take place only within fully enclosedareas.

Educational facilities permitted by this section must beseparated from other public educational uses by at least 1/2 mile and must be located adjacent to a residential zoningdistrict

Any use not listed as a permitted use in any other district ofHatfield Township shall be allowed in the LI Light IndustrialDistrict as a special exception by the Zoning Hearing Board inaccordance with the standards contained in § 282-230. [Added8-25-2010 by Ord. No. 607]

Minimum lot area. A lot area of not less than two acres shall beprovided for every building or use.

A.

Minimum lot width. A lot width of not less than 200 feet at thebuilding line shall be provided for every building or use.

B.

Front yard. There shall be a front yard on each lot which shall notbe less than 50 feet in depth.

The maximum height for any building or structure erected orenlarged in this district shall be 40 feet.

¤ 282-150. Parking regulations.

¤ 282-151. Special requirements.

There shall be two side yards on each lot, neither of whichshall be less than 50 feet in width.

Rear yard. There shall be a rear yard on each lot which shall notbe less than 50 feet in depth.

C.

Exceptions for side and rear yards. In no case shall any buildingor structure be erected closer than 200 feet to any residentialdistrict nor any parking area closer than 100 feet to anyresidential district. The first 100 feet from the property line shallbe devoted to buffer areas to be maintained as green areascovered by well maintained lawns, trees, and shrubbery andplantings, and as required by the landscaping provisions of theHatfield Township Subdivision and Land Development Ordinance,as amended.1

D.

Building coverage. The building coverage shall not exceed 50%.A.

Impervious coverage. The impervious coverage shall not exceed75%.

B.

Parking and loading. All-weather parking and loading facilitiesshall be provided in accordance with the applicable provisions ofArticle XXIV, Off-Street Parking and Loading.

A.

Setbacks. Except as otherwise regulated by § 282-147D, noparking, loading or driveway area shall be located closer than10 feet to any property line, except that portion of the drivewayrequired for normal ingress and egress.

B.

Signs. Signs shall be permitted in accordance with Article XXIII,Signs.

Landscaping. All development in the LI Limited Industrial Districtshall have landscaping designed and maintained in accordancewith the applicable sections of the Subdivision and LandDevelopment Ordinance of Hatfield Township, as amended.2

B.

Utilities. All development shall be served by public sewer andwater. All utilities serving a permitted use in this district shall beunderground.

C.

Outdoor land use. The outdoor storage of goods and materialsand trash shall be designed and maintained to be completelyscreened from view by a landscape buffer, and such uses shallconform to all building setbacks.

D.

Hazardous use. No building may be erected, altered, ormaintained, or lot used for any purpose, trade or business that isnoxious, offensive, or potentially injurious to health by reason ofodor, noise, dust, smoke, heat, gas, radiation, or vibration.

E.

Building spacing. The distance at the closest point between anybuildings shall be not less than 30 feet.

F.

Site lighting. Exterior lighting provided in conjunction with anybuilding or use shall be placed not higher than 25 feet abovegrade and shall be screened so as not to permit the sourceof illumination to be seen from off the premises. Only colorcorrected types of illumination shall be used. The hours ofillumination of such lights (except security lighting) shall belimited to hours of business operation and shall otherwise beextinguished between 10:00 p.m. and 6:00 a.m., prevailing time.
