A funky house. � at’s what the 20-something tradesman in the woollen beanie called it.

You could also label it contemporary, modern, or timeless. Or Usonian – as the owners do. � e

word Usonian is a term coined by the great American architect Frank Lloyd Wright to described the residents of a culturally reformed United States of America. He believed that houses should re� ect contemporary needs, not just be a small imitation of a grand house. He wanted to destroy box-like rooms, simplify houses and make them � t well onto their sites.

� is single-level solid-brick house in Ivanhoe East is perfectly sited on the block so that it has a private side and an open side – the living area – which is oriented to the north and the light. � is house was built in 1963 and has had only two owners since. Built for an electrical engineer, it still has original copper guttering in perfect order, wiring that electricians rave about and a plant room to house the massive heating unit.

� e present owners describe themselves as being the custodians of the house. � ey say it has been a “joy” to live there.

� e architect was John Frederick Tipping. He is little known because he died relatively young, before he had the opportunity to design many houses. But his design

for this suburban home owes much to the vision of Frank Lloyd Wright.

It has dominant horizontal lines, a � at roof with wide overhangs; natural materials with the emphasis on wood, brick and glass; rows of distinctive upper-level windows; and double doors to al fresco courtyards. � e carport is roofed and open and integrated into the design of the house. � is house has a very functional � oor plan. It is hard to believe that it is nearly 50 years old. � ere are three main areas – the living spaces, the kitchen and dining area, and the bedrooms.

� e entrance is through the original clear-glass front door into the tiled entry hall. A sliding cavity door opens to the living room that is oriented to the front of the house. A central open � replace is part of an exposed brick wall and there are views to the garden. � e open-plan living room continues to the dining room, which also has a door to the al fresco area at the side of the house. Still in this part of the house, the meals area – separated from the dining room by a servery – leads to the kitchen. Modernised and updated with a sympathetic tiled splashback and stainless steel appliances, the kitchen retains its original and very shiny stainless steel sinks and draining board. A sliding door opens from the meals area to the parquetry-� oored family room, which in turn is o� the entry.

IVANHOE EAST10 KILOMETRES FROM THE CBD

Part of the City of Banyule, Ivanhoe East is a small suburb with a population of 3784, according to the 2006 census. Overall, 18.1 per cent of the population was born overseas and 12.2 per cent were from non-English speaking backgrounds. This compares with 29 per cent of people born overseas and 22 per cent of people from a non-English speaking background in Melbourne overall. The eight top countries that the overseas-born in Ivanhoe East hail from were Britain, followed by Italy, Greece, China, New Zealand, India, Malaysia and the US.

Lower Heidelberg Road is considered to be the suburb’s centre. It is very much the old-style strip-shopping centre. There are restaurants, cafés, a fruit shop, butcher shop, fashion boutiques, supermarket, post of� ce and a bakery.

A large roundabout with a signi� cant eucalyptus marks the start of the shopping strip. Ivanhoe East also has two primary schools. Ivanhoe East Primary School is a public school and Mother of God is a Catholic School. The two schools are located side-by-side in Wilfred Road, just south of Lower Heidelberg Road.

Residents can also enjoy the Yarra River parklands and walk along the tracks where historic markers indicate where members of the Heidelberg School created their signi� cant paintings.

but subtle ways. Old carpets have been replaced by large Spanish porcelain tiles. Built-in timber shelving and storage units have been tweaked, so now there is a computer area in the family room and space for a large-screen TV. Other details include the wide timber fascia board in the family room with lights behind it and built-in units including desks, a dressing table and wardrobes.

Frank Lloyd Wright also wanted people on relatively low salaries to be able to live well in the contemporary houses he designed. Hence the built-in joinery, which meant that when a young couple bought a house, everything from the cupboards to the dressing tables was already in place.

In this house, the bedrooms and bathrooms are arranged o� a hall. � e main bedroom has an early version of the en suite and walk-in wardrobe, with built-in wardrobes on either side. � e word “male” is still visible on top of one wardrobe (it has stacked drawers and pull-out timber trouser rack). � e “female” wardrobe has more hanging space and greater storage.

� e new family bathroom has a white stone benchtop, but retains the original basin with its � at stainless steel surround. At the back of the house, a large guest room with a modern en suite has its own entrance through french doors that open to a paved terrace. \

A section of the back garden has been fenced off to allow dogs free rein, but there’s room aplenty for children too. Close to Viewbank College and public transport, situated in a quiet court next to Clovelly Park and with beautifully maintained gardens front and back, this house is well worth a look. \

VIEWBANKThe vendors clearly love this house; they’re the ones who built it, almost 40 years ago, and it has been lovingly maintained ever since. The house is in wonderful condition; you could hardly guess its age.

whAt I love about grand final

week is hearing the birds twittering, that it gets light early and that by the end of the week we will know the answer to the

most important question in this city – what will be the outcome of a great year of footy?

What I hate about this week is seeing the Christmas decorations coming out – too early, way too early.

However, it’s certainly a timely reminder for house buyers.

It’s a reminder that effectively we have five weeks of house shopping before February 2011. Yes, that is correct: over the next 17 weeks we have just five weeks of good new stock coming onto the market. That’s because we have two big interruptions to the spring property market – the grand final weekend and the Melbourne Cup weekend.

Just as at the start of the year, we have two very intense house-buying periods – post-Australia Day and pre-Easter – so to at the end of the 2010 calendar year we have two very intense four-week buying wedges – one from the grand final to the Melbourne Cup and the other from the Melbourne Cup to the end of November.

So we’re left with just five buying weeks:

the first two weeks of October and the first three weeks of November.

But if you think that means you need to get on to it right now, hang on to your horses. There’s no point trying to contact an agent this weekend. This week is about the footy, and agents take advantage of that to take a much-needed break, well away from open for inspections. This weekend you’ll meet more buying or selling agents in the airport lounge at Port Douglas than in Glenferrie Road or Church Street.

So may I suggest that this week, instead of slaving over the internet just in case there’s a property you’ve missed, you take stock and do a bit of self-assessment.

Firstly, what kind of buyer am I?

Freshies: This weekend is our first, and we’re pumped.Quarters: Been looking for three months and getting the hang of it but we’re a trifle concerned about the process.

Tireds: Six months into it – and looking at houses every Saturday is starting to lose its gloss.slow starters: Twelve months and still no go – is it me or the market?eterniters: I know the perfect home is out there and surely the market will turn downwards soon.

Problem: I’ve been looking for six months without bidding on a house.Issue: Clarity. I am not matching my PPPs (price, property and position) to the market. solution: Look again at my family’s needs or get some professional help.

I am not aware of all the options in a timely manner.solution: Get onto more alerts, make more agent phone calls, ask more questions or get some professional help.

Problem: I’ve bid on two houses and missed them by a fair margin.Issue: Values. I am probably listening to the selling agent too much instead of the market.

solution: Get independent opinion on value.

Problem: I’ve bid on two houses and missed them by a narrow margin.Issue: Negotiation.solution: You may be better served by engaging somebody else to do it.
