Purpose of the assessment

1.1 Characterassessmentsrecordthespecialqualitiesthatgiveanareaitssenseofplaceanduniqueidentity.Theyarewidelyrecognisedasusefultools,helpingtoaidtheplanning,designandmanagementoffuturedevelopmentinaparticularlocality.

1.2 TheNationalPlanningPolicyFramework(NPPF)recognisesthevalueoflocaldistinctivenessandsupportstheuseofcharacterisationstudies,suchascharacterassessments,tounderpinandinformplanningpolicy.Specifically,paragraph58oftheNPPFstatesthat:

‘Local and neighbourhood plans should develop robust and comprehensive policies that set out the quality of development that will be expected for the area. Such policies should be based on stated objectives for the future of the area and an understanding and evaluation of its defining characteristics. Planning policies and decisions should aim to ensure that developments: respond to local character and history, and reflect the identity of local surroundings and materials, while not preventing or discouraging appropriate innovation’.

1.3 ThisCharacterAssessmentprovidesanoverviewofthekeyqualitiesandcharacteristicsthatdefinetheParishofHeadon,Upton,GroveandStokeham(Fig1),withaparticularfocusontheparish’sfivemainsettlements;Headon,NetherHeadon,Grove,UptonandStokeham.TheCharacterAssessmenthasbeenpreparedinsupportofalargerproject–theproductionoftheHeadon,Upton,GroveandStokeham(HUGS)NeighbourhoodPlan.Onceadopted,theNeighbourhoodPlanwillbeusedbyBassetlawDistrictCouncilwhenconsideringplanningapplicationsfordevelopmentwithintheNeighbourhoodPlanarea.

1.4 Thekeyroleneighbourhoodplanninghasinachievinghighqualityplacesandtheimportanceofunderstandinglocalcharacterandcontexttoinformsuchplansisacknowledgedinthegovernment’splanningpracticeguidance(ReferenceID:20-030-20140306),whichstatesthat:

‘A Local or Neighbourhood plan is essential to achieving high quality places. A key part of any plan is understanding and appreciating the context of an area, so that proposals can then be developed to respect it. Good design interprets and builds on historic character, natural resources and the aspirations of local communities’.

1.5 ThisCharacterAssessmentsupportsthedesignandcharacterpoliciesprogressedwithintheHUGSNeighbourhoodPlan.Itisintendedtobeusedbydevelopers,architects,designers,planners,andthelocalcommunitytohelptoensurethatallfuturedevelopmentandchangeintheparishisnotonlyofhighdesignquality,butisalsoappropriateandcomplementarytothedistinctandspecialcharacterofthelocalarea.

Assessment methodology

1.6 Recognisingthatthecharacterofanysettlementisformedbymorethanjusttheappearanceofthebuildingswhichoccupyit,thisCharacterAssessmentconsidersabroadrangeofinfluences,including:

• Historicalevolutionoftheparishsettlements;• Landscapesetting;• Structure,spacingandlayout;• Vegetationandplanting;• Townscapeandbuiltform;• Landmarks;• Viewsandvistas;and• Streetscape.

1.7 Whiletheprimaryobjectiveofthisassessmentistoidentifythequalitiesandpositivecharacteristicsofeachoftheparishsettlements,whereappropriate,existingdevelopmentwhichfailstocontributepositivelytolocalcharacterisalsohighlighted.Theidentificationofnegativeformsofdevelopmentensuresthataholisticassessmentofthelocalcharacterispresented.Inaddition,thisapproachcanalsohelptoidentifyopportunitieswherelocalcharactermightbereinforcedandenhanced.

1.8 InpreparingthisCharacterAssessment,thefollowingapproachestounderstandinganddocumentingthedistinctlocalcharacterhavebeenprogressed:

•Desktopresearch,including:

-Analysisofhistoricandrecentmaps;-Reviewofexistingevidence,includingtheBassetlawLandscapeCharacterAssessment(2009);and-Identificationofdesignatedandnon-designatedHeritageAssets.

•Detailedon-sitesurveyofthevillage,andtherecordingofkeycharacteristicsandfeatures.

•DiscussionswithmembersoftheParishCouncilandotherresidentsinvolvedinthepreparationoftheHUGSNeighbouhroodPlan.

1.9 Thelatterapproachisparticularlycriticaltothepreparationofacomprehensivecharacterassessment,ensuringthattownscapeandheritagefeatureswhichareperhapslessobvioustoanoutsideexpert,butarevaluedbylocalcommunities,arehighlightedandhavetheirimportancecommunicatedwithinthecharacterassessment.

2.1 Asaruralparish,withinwhichdevelopmentislargelyrestrictedtoahandfulofsmallsettlements,andwhereopenagriculturallanddominates,thelandscapesettingwithinHUGSisaparticularlycrucialconsiderationinunderstandingthedistinctcharacterofthispartofnorthNottinghamshire.ThissectionprovidesanoverviewofthekeyqualitiesandcharacteristicswhichdefinethelandscapeofHUGSParish.ItcollatestherelevantfindingsoftheBassetlawLandscapeCharacterAssessment(BLCA)andpresentstheminamannerwhichprovidesaconciseprofileofthevariouslandscapecharacter areas present within HUGS parish area.

2.2 WhilstthissectionprovidesabroadoverviewofthelandscapecharacterofHUGS,whererequired,amoredetailedcommentaryonhoweachofthefivesettlementsfoundwithintheparishexperiencethislandscapesettingisprovidedwithintheindividual‘SettlementCharacterProfiles’atSection3.

Bassetlaw Landscape Character Assessment

2.3 TheBassetlawLandscapeCharacterAssessment(BLCA),publishedin2009,providesadetailedassessmentofthespecialcharacteranddistinctqualitiesthatshapethevariouslandscapetypesfoundacrossthedistrict.Itidentifies5differentLandscapeCharacterAreas(LCAs)withinBassetlaw,eachwithitsownspecificcombinationofcharacteristicsanduniquequalities.Oftheseareas,HUGSsitsatthecentreoftheMidNottsFarmlandsLCA(seeFig2),anareaofundulatinglandscapewithadistinctivelyrural,agriculturalcharacter,whichextendsfromtheSherwoodregioninthewesttothelowlandsoftheTrentWashlandsintheeast.

2.4 InordertoprovideagreaterunderstandingofwhatmakesthelandscapewithinBassetlawlocallydistinctive,theLCAidentifiesanumberofsmallerPolicyZonesfromwithinthe5overarchingLandscapeCharacterTypes.AsillustratedwithinFig3,theHUGSParishareaissplitacross5ofthesePolicyZones;MN04,MN07,MN08,MN09andMN10.AnoverviewofthecharacteristicsandqualitiesofeachofthesePolicyZonesisprovidedbelow.

Policy Zone MN04

2.5 CoveringthevastmajorityofHUGSParisharea,PolicyZoneMN04takesinthesettlementsofGrove,NetherHeadonandHeadon.Hererollingarablefieldsarethedominantlandcover,withinwhichliescatteredwoodlandblocksandplantations.Suchwoodlandisaunifyingfeatureofthelandscape,andsomeofthemoresubstantialplantationsbenefitfromSiteofSpecialScientificInterest(SSSI)designation,asshownonthemapatFig3.

2.6 OfthesedesignatedSSSIs,onlyCastleHillWoodactuallylieswhollywithinHUGSParish,whereitispositionedjustnorthofGrove.Comprisedofbroadleaved,mixedandyewwoodlandandcoveringover30hectares,CastleHillisaparticularlyimportantcomponentofGrove’slandscapesetting(Fig4).JustbeyondtheHUGSparishboundarysittwofurtherSSSIwoodlands,eachofwhichisofsignificancetotheParish’slandscapesetting.ThefirstoftheseisTreswellWoodtothenortheast,whichabuts,andactuallypartiallybreaches,theParish’snorth-easternboundary.Itcoversalmost50hectaresandisoneofthebestexamplesofanash,oak,andmaplewoodlandsinthecounty.TheotherSSSIofsignificancetoHUGSlandscapecharacterisEatonandGamstonWoodstotheimmediatewestoftheParish.Takingupanelevatedpositioninthelandscape,thesewoodlandsareformedprimarilyofash,oakandmaple.Theyarealsorenownedasancientbluebellwoodsandboastavarietyofnativeorchids.EatonandGamstonWoodsarevisibleacrossmuchoftheParishandformdistinctfeatureonalongtheParish’swesternskyline.Theroadsideverge,knownasWestfields,leadingfromEatonandGamstonWoodstowardsUpton,andwhichisentirelywithintheparish,isnotedforitsbotanicaldiversityandismanagedbyNottinghamshireCountyCouncilasanNotifiedRoadVerge.

2.7 InandaroundthesettlementsfoundwithinPolicyZoneMN04pastoralfarmlandisprevalent.Acrossthisagriculturallandscape,fieldsareseparatedbystronghedgerows,mostlyhawthornbutalsoincludingtherareMidlandsthorn.Ashandsycamoreappearintermittentlywithinthesehedgerows,andoccasionalfieldoaksappearacrossPolicyZoneMN04.Itisastronglyundulatinglandscapewithseveralhighpoints,includingatLadyWellLane(Fig5)andatGamstonWood.Fromthesehighpointsviewsarerelativelyopentothesurroundinglandscapeandthenumerouswoodedskylines.However,giventheundulatingnatureofthetopographyandtheabundanceofmaturehedgerowsandscatteredwoodland,viewsaremorerestrictedinlow-lyingareas.

2.8 TheLCAidentifiesPolicyZoneMN04asalandscapeofgreatconditionandquality,andsubsequently,alsoofhighsensitivity.

Akeystrengthofthelandscapeisitsstronglyunifiedvisualappearance,withinwhichtherearefewdetractingfeatures-theonlynegativefeatureidentifiedwithinHUGSistheindustrialestateatLadyWellLane.Inresponse,theLCAendorsesastrategyofconservationforPolicyZoneMN04.

Policy Zone MN08

2.9 PolicyZoneMN08isapredominantlylow-lyingfloodplain,whichfollowsaseriesofwatercourses.WithinHUGSthisparticularPolicyZoneformsasignificantproportionoftheeasternendoftheParish,whereitcutsthroughandinteractswithPolicyZonesMN04tocreateaparticularlyuniqueandlocallydistinctlandscapesettingtothesettlementsofNetherHeadon,HeadonandUpton(Fig6).ItalsocharacterisesasmallareawestofStokehamwhereNorthBeckflows.

2.10 WithinPolicyZoneMN08smallscalearablefarmlandistheprimarylanduse,withpastoralandroughgrazingbecomingmoreprevalentaroundsettlementedges.Thewatercourseswhichshapethislandscapeareaaretypicallyheavilywoodedoneitherside,andthisplantingcombineswiththelow-lyingcharacterofthelandscapetolimitviewsouttowardsthewiderrurallandscape(Fig7).Hedgerowsaregenerallylargebuttendnottoaccommodatetrees.

2.11 TheLCAproposesastrategyofconservationforPolicyZoneMN08,recognisingitasalandscapeinverygoodcondition,whichisofparticularlydistinctanduniquecharacter.

Policy Zone MN10

2.12 PolicyZoneMN10isanagriculturallandscape,withinwhichthedominantlanduseisintensivearablefarmland(Fig8).ExtendingupfromAskhamandtakinginthesouth-easternextentsofUpton,itdisplaysanundulatinglandform.Hedgerowfieldboundariesaregenerallyintactandwellmaintainedwithoccasionalashoroaktrees.Overallthelandscapeisvisuallyunified.AsisthecasewithPolicyZonesMN04andMN08,PolicyZoneMN10isalsodeemedtomeetthehighestlevelsoflandscapeconditionandsensitivity,andasimilarconservation-orientatedapproachtothelandscape’smanagementisendorsedbytheLCA.

Policy Zone MN07

2.13 PolicyZoneMN07providesthelandscapesettingtoStokeham,whichisenclosesonallsides.Itisareasonablyflat,openlandscape,whichgentlyslopesfromthenorth-westtothesouth-east,givingStokehamaprominent,elevatedpositionwithinthelandscapewhenapproachedfromthesouth.PolicyZoneMN07isformedprimarilyofarablefarmland,withfieldsbeingedgedbyhedgerowsbutgenerallylackingtreeplanting.JustnorthofStokeham,beyondtheParishboundary,liesRamptonHospital,whichoccupiesasignificantproportionofthewiderPolicyZoneMN07area.ThisexpansivedevelopmentisparticularlyprominentinviewsfromStokeham’swesternedge(Fig9),whereitissomewhatatoddswiththewiderundeveloped,agriculturalcharacterofthelandscape.

2.14 WhereastheotherPolicyZonescoveringHUGShavebeenidentifiedasbeingofgoodlandscapecondition,theLCAidentifiesPolicyZoneMN07asalandscapeinpoorcondition.Itnotesanumberofdetractingfeaturesthatcombinetounderminethelandscapeconditionofthisarea,includinghighvoltagepowerlinesandthelargehospitalcomplex.Therefore,astrategyofrestoreandcreateisforwardedbytheLCAinrelationtoPolicyZoneMN07,whichtheaimbeingtobringaboutaricher,lessvisuallyinterruptedlandscape,wherebuiltfeaturesarebetterintegratedintotheirlandscapesetting.

Policy Zone MN09

2.15 ThefinalLCAPolicyZonefoundwithinHUGSisthatofPolicyZoneMN09,whichtakesinanlargelyundevelopedareaoflandapproximately1kmwestofStokeham.ThelandformofPolicyZoneMN09isfairlyflatwithinHUGS(Fig10).Arableland,formedofirregularlyshapedfieldsenclosedbytightlytrimmed,wellmaintainedhedgerows,comprisesthebulkofthislandscapearea.Treecoverisquitelow;treesarerarelyseeninhedgesandwoodlandclumpsaregenerallysmall,occurringattheedgeoffieldsoralongtracks.Viewsarethereforemostlyopenduetothislowtreecoverandrelativelyflatlandform.Suchviewsaresometimesinterruptedbylandscapeelementssuchasmaturehedgerowsalongsideroadsandditchesandisolatedfarmsteads,likethatofMagpieFarm.TheLCAendorsesastrategyofconservationinrecognitionofthislandscapeareasmoderatelandscapeconditionandhighsensitivity.

HUGS landscape condition and management

2.16 AsdemonstratedintheabovePolicyZonesummaries,theBassetlawLCAidentifiesthevastmajorityofthelandscapeareasfoundwithinHUGStobeofgoodlandscapeconditionandhighsensitivity,resultinginastrategyofconservationformuchoftheParisharea.DetailsofthespecificapproachestothemanagementoftheselandscapepresentedwithintheLCAcanfoundatAppendix1.However,thebelowrepresentsasummaryofthekeyactionsandmanagementstrategiesthatareshouldbeprogressedacrosstheentireHUGSareainordertomaintain,andwhererequired,improve,theParish’slandscapesetting:

• Restore,conserveandenhancehedgerowfieldboundaries;• Conservewoodlandblocksandseektocreatenewwoodlandplanting;• Focusnewdevelopmentinandaroundtheexistingsettlements,andresistproposalsforthatcouldharmthe predominantlyopenrurallandscapecharacter;and• Ensurethatbothexistingandnewdevelopmentisintegratedintoitslandscapesetting,throughtheintroduction ofnewtreesplantingtosoftentheappearanceofexistingdevelopments,andbyseekingtoaccommodate newdevelopmentwithinexistingfieldboundaries.

Landscape as separation

2.17 AsidefromthebeautyanddistinctcharacterofthelandscapethatcoversHUGS,nottomentionitsrecreational,ecologicalandagriculturalvalue,incertainpartsoftheParishthislandscapealsofulfilsanotherimportancefunction;preventingthecoalescenceofneighbouringsettlementsandprotectingthesettingandseparateidentitiesofthesesettlements.AttheheartofHUGSliethreesettlementsarrangedinunison;NetherHeadon,HeadonandUpton.Importantly,agreenwedgewrapsaroundHeadon(Fig11),whichensuresit’sseparationfromNetherHeadontothenorth,andUptontothesouth,andsafeguardsoftheindividualcharacterandidentityofallthreevillages.Experiencedatgroundlevel,thisgreenwedgecreatesdistinct,development-freebreaksbetweenthesevillages(Fig12and13).TheretentionofthisgreenwedgeasapredominantlyopenandundevelopedlandscapewillbecriticaltoensuringthecontinuedseparationofNetherHeadon,HeadonandUpton,andtotheprotectionofeachsettlement’suniquecharacterandidentity.

3.1 ThissectionpresentsacharacterprofileoftheeachofthefivemainsettlementsofHUGS;Grove,NetherHeadon,Headon,UptonandStokeham.Eachvillageistakeninturn,theirhistoricdevelopmentsummarisedandanoverviewprovidedoftheirpresentdayqualitiesandlocallydistinctivecontextualfeatures.Analysismapsandannotatedphotographssupportthedescriptivetext,helpingtofurthercommunicatethedistinctcharacterandqualitiesofthesettlement.Negativefeaturesworthyofenhancementarealsoidentified.

3.2 Thetownscapecharactermaps,providedtowardstheendofeachsettlementcharacterprofile,offeraparticularlyconciseandinstantoverviewofthesettlementcharacter,showingthedistributionandlayoutofdevelopment,denotingkeylocalviews,andidentifyinglistedbuildingsandothernon-designatedheritageassets.

3.3 Eachsettlementcharacterprofileconcludeswithaseriesofrecommendationsabouthowfuturedevelopmentandchangeshouldbemanagedinordertoensurethatthedistinctqualitiesofthesettlementarepreserved,andwherepossible,enhanced.

3.4 Whilsttheprincipalcharacteristicsforallareashavebeensummarised,ithasnotbeenpossibletoillustrateordiscusseachandeveryfeature,andconsequently,theabsenceofreferencetoaspecificfeatureorbuildingwithinthisdocumentdoesnotnecessarilymeanthatitisunimportanttothecharacterofthelocalarea.

Evolution of the village

3.6 ThemapsfoundatFig19-24visuallycommunicatehowGrovehasevolvedsince1884andthedegreeofchangethatithasexperiencedacrossthesethepastdecades.Lookingatthe1884map(Fig19)developmentisprimarilyfocusedaroundthreeareas;(1)atGroveHall(Fig14,15and16)andHomeFarm,(2)inandaroundStHelen’sChurch(Fig17),and(3)atthecentralcrossroadsofMainStreet.

3.7 Onceconsideredoneofthe‘one of the best houses in the north of the county’(TheGreatHousesofNottinghamshireandtheCountyFamilies,LeonardJacks,1881),thegrandeurandextentofGroveHallandthewiderestatediminishedwithtime,withtheHallitselfdisappearingfromthe1973map,havingbeendemolishedin1951/52tomakewayforapoultryfarm.Similarly,by1947theupkeepofthewalledgardensappearstohavebeenabandonedandtheyhavebeenencroacheduponbysmall-scaledevelopment,andby1973haveredevelopedasagardencentre(GroveHallNursery,Fig18).Inrecentyears,thisgardencentrehasgivenwaytoresidentialdevelopment,whichnowoccupiesthegroundsoftheformerwalledgardens.

3.8 ThoughmanyoftheoriginalbuildingsandfeaturesofGroveHallhavebeenlost,therearestillsomesignificantelementsoftheestatethatremain.Builtfeaturesthatstillstandtodayincludetheactualwallsofthatenclosedtheoriginalwalledgarden,andthestablerangebuildingatHomeFarm(nowpartiallyconvertedforresidentialuse).Furthermore,asdemonstratedthoughtheseriesofmaps,muchoftheoriginalwoodedplantationsremain,andnowformanimportantelementalongGrove’swesternextents,wheretheycontinuetogivethevillageasoft,greenedge.

3.9 AwayfromGroveHallandtheassociatedestate,Grovehasexperiencedthemostsignificantchangeatitsnorthernextents,whereresidentialribbondevelopmentalongMainStreetemerged.Suchdevelopmentfirstappearsinthe1898map,whereasmallnumberofdwellingshavebeenconstructedalongthenorthernedgeofMainStreet.However,ifiswithinthe1973and2017mapswhereweseearealchangetothevillage’snorthernextents,withrowsofsemi-detachedandterracedpropertiesnowoccupyingthepreviouslyundevelopedsouthernsideofthisstretchofMainStreet.Overall,however,Grovehasexperiencedonlymoderatelevelsofchange,withmanybuildingsseenwithinthe1884mapstillstandingtoday,includingnumerousprivateresidencesaswellasonceimportantcommunityassetssuchatheoldblacksmithsforge,whichtodaystandsattachedtoBlacksmithsCottage.Wheredevelopmenthasoccurredinmorerecenttimes,ithastypicallyrespectedandworkedwithintheconfinesofthehistoric1884villagearrangement.

Village structure and land uses

3.10 Groveisalargelylinearsettlement,comprisedpredominantlyofresidentialproperties(Fig25).ThemajorityofthesedwellingsaresetalongMainStreet,whichrunsfromnorthtosouthandformsthevillage’scentralspine.Locatedmidwayalongthismainnorth-southroute,andbranchingoutintothevillageswesternlandscapesettingisaprivateroad,GroveDrive,whichprovidesaccesstoseveralgrandresidentialpropertiesandalsothevillage’smostexpansivenon-residentialuse,theagriculturalpremisesofBodwayPoultryFarm(Fig26)andHomeFarm.AsidefromGroveDrive,theonlyothersignificantareaofdevelopmentsetawayfromMainStreetistherecentlycompletedOldWalledGardens,aresidentialenclaveconstructedwithinthewalledgardenoftheformerGroveHall.

3.11 StHelen’sChurchtakesupaprominentpositionalongthewesternedgeofMainStreet,whereitformsasignificantlandmark,interruptingtheotherwiseexclusivelyresidentialcharacteroftheroadsideenvironment.Runningnorthfromtherearofthechurchyardisapublicfootpath.ThismeetswithGroveDrive(Fig27),fromwhichseveralotherpedestrianroutesextendbotheastandwestwardsintothesurroundingrurallandscape(Fig28),linkingupwiththewiderruralroadandfootpathnetwork,andfacilitatingpedestrianmovementtoneighbouringsettlements,includingRetfordtothewestandNetherHeadontothesouth.ThemapsatFig29visuallycommunicatesGrove’svillagestructureandgeneralarrangementoflanduses.

Village approaches

3.12 Groveisapproachedatit’snorthernendbyWoodLane,agentlywindingrouteedgedbywidegrassvergesandlow-lyinghedgerows,beyondwhichappearopen,long-distanceviewsacrossthesurroundingagriculturallandscape.TheseviewsareparticularlyexpansivewhenlookingsouthfromWoodLane(Fig30).BeforeenteringGrove,WoodLanestraightenstogiveuninterruptedviewstowardsthevillageentrance(Fig31),whosepresenceisinitiallydenotedbyavillagesign,beyondwhichappeartheroofandsideprofilesofanumberofresidentialgatewaypropertiesthatnestlepleasinglyamongstawiderbackdropofmaturetrees.

3.13 ThesouthernentrancetoGrovehasasimilarlygreencharacter,however,hereitisevenmorepronounced,withtallerhedgerows,whichcloselyflankeithersideoftheroad,andalsoaccommodatesporadicstretchesoftreeplanting.Thismakesforamoreenclosedcharacter,withinwhichviewsofthewiderlandscapearelimited.Thisverdantcharactercontinuesrightuptothevillage’ssouthernentrance,atwhichpointtheroaddisappearsintoatunnelofmaturetreecanopies,withtheonlyvisiblebuiltdevelopmentatthisgatewaybeinganumberofredbrickandtimberagriculturalbuildingsassociatedwithGroveGrangeFarm,whicharesettothefarrightofthevillageentrance,andwhichintegratewellintotheruralsetting,andcomplementtheotherwiseleafyandgreensouthernentrancetothevillage.Fig32-34visuallycommunicatethistransitionfromlandscapetovillagesettingatGrove’ssouthernentrance.

3.14 JustasthesouthernandnorthernentrancesintoGrovehavetheirdistinctqualitiesandcharacteristics,thesamecanbesaidofthevillageitself,withthevillage’shistoriccore,focusedaroundStHelen’sChurch,havingacompletelydifferentcharactertothevillage’smorerecentlyconstructed northern extents.

3.15 ThesenorthernextentsofGroveareformedofresidentialribbondevelopment,whichhasgrownupalongMainStreet.Ontheeasternsideoftheroadthisprimarilytakestheformoftwo-storeysemi-detachedanddetachedproperties(Fig35and36)ofmorerecentconstruction(1960s-2000s),whicharesetslightlybackfromtheroadwithinlong,linearplots,withlargegardenstotherear.Boundarytreatmentstothesedwellingsvary,andincludefencing,hedgerows,andredbrickwalling,andinsomecases,acombinationofthese.However,thissomewhatdisparateapproachtoboundarytreatmentisoffsetbyanumberofunifyingcharacteristics,whichhelptogivethisstretchofresidentialpropertiesacommoncharacter,namely(1)largelyconsistentbuildinglineandbuildingscale,(2)similarmaterialpalette(brownorredbrick,andclaypantilesorbrownconcretetiles),(3)andthepresenceofacontinuousgreenverge,whichliesbeyondthefootpathandfrontsalloftheseproperties(thisisparticularlywideandgenerousoutsidetheolder,brownbricksemi-detachedproperties).

3.16 AlongtheoppositesideofMainStreetatGrove’snorthernend,propertiesaremuchmoresecludedanddetachedfromtheroadsideenvironment,beingbothsetwell-backfromtheroadandalsoscreenedbynearconstantbandsofmaturetreeplantingandhedgerows.Generally,itisonlyatthedrivewayentrancestotheseproperties(Fig37-39),wheretheboundaryplantingismomentarilybroken,thatglimpsesofthepropertieswhichliebehindcanbegained.Consequently,theroadsideplantingcanbeseenasacrucialcomponentofthecharacterofthisparticularpartofGrove.

3.17 FurthersouthandpositionedawayfromMainStreet,isaformofdevelopmentthatisratheruniquewithinGrove,theresidentialclusterofOldWalledGardens(Fig40and41).Whereas,historically,andeven

uptorecenttimes,developmenthasgrownincrementallyalongthevillage’smainroutes,theOldWalledGardensdevelopmentisaresidentialcul-de-sacpositionedinabacklandpositionawayfromMainStreet.Comprisedoffivelarge,detachedpropertiesarrangedaroundasinglecentralaccessroute,OldWalledGardensisaccommodated,asthenameimplies,withintheoriginalredbrickwallsofGroveHallsformerkitchengardens.Thisgivesthedevelopmentaratheruniqueandcharacterfulsetting,andgoessomewaytojustifyingtheprogressionofadevelopmentformthathadupuntilrecentlybeunseenwithinGrove,andmighthavebeenconsideredasbeingatoddswiththevillage’straditionalbuiltlayout.

3.18 PropertieswithinOldWalledGardensreferencelocalvernaculararchitecturalstyles,beingconstructedofredbrickwithclaypantilepitchedroofspunctuatedbychimneystacksbothalongtheirridgesandattheirgableends.Thedevelopmentbenefitsfromaparticularlyopenandspaciouscharacter,whichcanbeattributedtotheextensive,formallylandscapedgardens,whicharewithoutanyformofenclosure,andthegenerousspacingofthedwellingsthemselves.Importantly,thislowdensity,spaciousarrangementallowsforagreaterappreciationofthehistoricwallsthatenclosethedevelopment.Likewise,italsoallowsforviewsouttowardsthewidertownscapesetting,withinwhichmaturetreecanopiesofferapleasantcontrastwiththeredbrickoftheindividualdwellings.

3.19 ImmediatelysouthoftheOldWalledGardens,MainStreetaccommodatesasmallnumberofdetachedandsemi-detachedtwostoreyproperties.However,thenextsignificantmomentwithinGrove’stownscapecomesintheformoftheimposingyetattractiveandlocallydistinctformerfarmhousebuildingsofFieldsFarmontheeasternsideofMainStreet(Fig42and43).Positionedrightontheroad,thislate18thcenturygroupingofbuildings,whichinmorerecenttimeshasbeensubdividedintoanumberofindividual

3.20 Atthispointinthevillage,justasthejunctionwithGroveDriveisapproached,MainStreetbeginstotakeonagreener,moreverdantcharacter,withinwhichbuiltformsaresecondarytoflourishingandabundanttreeandhedgerowplanting(Fig44and45).Thisgreencharacterbecomesparticularly

acutealongthestretchofroadthataccommodatesthevillage’swarmemorial(Fig46-48).AGradeIIlistedstructure,thewarmemorialstandsongrassyknollandisapproachedbytwoflightsofstone-flaggedsteps.Itisaparticularlyhandsomeanduniquewarmemorial,muchenhancedbyit’sbeautiful,elevatedgreenandtranquilsetting,fromwhichframedviewscanbegainedalongMainStreet(Fig49)andouttowardsthewiderrurallandscape(Fig50).

3.21 Southofthewarmemorial,thissheltered,leafycharacterpersists,withonlymomentaryglimpsesofthebuildingswhichlieaheadinthedistancebeingavailable(Fig51).However,thiseventuallygiveswayoneofthevillage’skeyclustersofdevelopment,whichisarrangedaroundGrove’sGradeIIlistedChurch

ofStHelen(Fig52).Setbackfromtheroadside,onlyslightviewsofthechurch’sbuiltformcanbegainedfromMainStreet,withoneofthemostpleasingoftheseviewsbeingfromjustoutsidethemainentrance,wherethelynchgateandstoneboundarywalling(alsoGradeIIlisted)togetherwiththicktreeplantingformanattractiveforegroundbeyondwhichthechurch’swesttowerandspirecanbeappreciated(Fig53).

3.22 Steppingintothechurchyardamoreopen,spaciousenvironmentemerges(Fig54),howeverthewooded,tranquilcharacterseenalongMainStreetendures,withacontinuousbandofmaturetreeplantingenclosingthespaceandgivingitashelteredandsereneappearance.Withinthechurchgrounds,aswellasbeingabletoadmirethefullgrandeurofStHelensitself,thereareotherbuiltfeaturestobeappreciated,eachofwhichhasstronghistoricassociationswiththechurch.TheredbrickchimneystackoftheneighbouringGradeIIlistedrectoryrepresentsasubtlebutimportantvisuallinkbetweenthesetwobuildings.Indeed,thisglimpseoftherectorybuildingisparticularlywelcome,astherearefewotherpublicareasfromwhichtogainanappreciationofthedwellingsphysicalformorappearancedueitsdetachedrelationshipwiththeroadsideand Fig 52: St Helen’s Church represents Grove’s most impressive building and is an important local

landmark within the village.Fig 53: The lynch gate and historic boundary walling are crucial components of the church’s setting and add much to the visual quality and unique character of the area.

itsboundaryofthickplanting,whichmoreorlesscompletelyscreensitinviewsfromMainStreet.Furthermore,totherearofthechurchyard,andcompletingthisconcentratedclusterofdesignatedheritageassetsaretheGradeIIlistedalmshouses.Unfortunatelyhowever,thesestructuresappeartohavefallenintoastateofdisrepairandneglect,andareovergrowntothepointthattheoriginalbuiltformandfabricisdifficulttodecipher(Fig55and56).Therestorationofthisbuilding,oratleasttheremovaloftheivyandplantingthatcurrentlyoverwhelmit,wouldbeapositivestepandhelptofurtherenhancecharacterandrichnessofthechurchsetting.

3.23 OppositethechurchyardontheothersideofMainStreet,andformingtheremainingcomponentofthissoutherndevelopmentcluster,sitatrioofdetachedresidentialproperties,amongstwhichtherearetwopropertiesofparticularhistoricandarchitecturalmerit;YewtreeCottage(Fig57and58)andGroveGrange(Fig60

and61).Theformer,a18thcenturycottage,hasastrongvisualconnectionwiththechurchandispositionedcentrallyinviewsoutthroughthelynchgate,whilstGroveGrangeispositionedonaprominentsitewheretheroadbendsslightlytothewest.Bothpropertiesbenefitfromresidentialcurtilagescomprisedofopengreenlawnsthataccommodateattractivematuretreeplanting.

3.24 PositionedbetweenthesetwonotablehistoricpropertiesisthemorerecentChurchViewproperty,whichtakesonasimilarL-shapedformasGroveGrange,whilstprogressingawell-consideredmaterialspaletteofredbrickandclaypantileroofing.Bytakingsuchcuesfromsurroundingvernacularproperties,andalsoretainingtheexistingroadsidehedgerowplanting,ChurchViewmanagestomergerelativelyharmoniouslyintothishistoricandsensitivesettingdespitebeingofmodernconstruction(Fig62).

Fig 55 and 56: Tucked away to the rear of the churchyard are the old almhouses, which are currently in a somewhat neglected, overgrown state.

Fig 57 and 58: Yewtree Cottage is a charming 18th century cottage, with a distinct clay pantile covered hiipped roof, which is punctured by an impressive brick chimney stack.

Fig 60 and 61: The currently derelict Grove Grange dwelling is a fine piece of local vernacular architecture, retaining the vast majority of its original features, including timber vertical and horizontal sash windows.

Fig 62: Church View is the most modern building within the wider setting of St Helen’s Church, however by taking cues from local vernacular styles and retaining existing boundary planting, it has managed to successfully integrate into this sensitive setting.

Grove Drive

3.25 GroveDriverunswestfromMainStreetandformsthevillage’swesternextents.TheentrancetoGroveDriveismarkedbyConeyGreenFarm(Fig63),anattractive19thfarmhousethatsitsrightonthejunctionwithMainStreet.Thistwostoreydwellingemergesfrombehindaboundaryofredbrickwallingandhedgerows,whereitsdistinctupperlevelandroofformaneye-catchingarchitecturalmomentinthetownscape.OppositeConeyGreen,locatedinalessprominentpositiontotherearofalargeplotisParkHouse(Fig64),anotherofthevillage’s18thcenturyfarmhouses.However,littleofthisbuildingsformandappearancecanbeappreciatedfromthepublicrealmduetoitsdiscreetpositioningandthearrayofmaturetreeplantingalongitsboundariesandwithinitsgrounds,whichlargelyscreenitinviewsfromMainStreetandGroveDrive.

3.26 GroveDrivedisplaysaparticularlysingular,uniformcharacter,withinwhichbuiltformsareverymuchsubservienttotherich,flourishinggreenerythatdominatestheedgesofthisroute(Fig65and66).Grassvergeshugbothsidesoftheroad,beyondwhichtherearecontinuousbandsofhedgerowandmature,mostlydeciduoustrees,whosecanopiesextendoutofthecentralroute,tocreateaparticularlysheltered,enclosedenvironment.Furtherenhancingthisrural,verdantcharacteristhepleasinglyinformalappearanceoftherouteitself,whichisdevoidofroadmarkingsandsurfacedbylooseaggregate.

3.27 WherebuiltdevelopmentdoesoccuralongGroveDrive,itgenerallytakestheformofsizeabledetacheddwellingssetbackfromtheroadwithinlarge,spaciousplots.However,thepresenceofthesedwellingsgenerallygoesunnoticedwhentravellingalongGroveDrive,withtheirbuildformsscreenedbehindthedominantroadsideplanting.Indeed,theonlyindicationoftheirpresenceisbytheoccasionaldrivewayentranceswhichperforatetheotherwiseunrelentingroadsidegreenery.Theseentrancesaregenerallyformedofredbrickwallingandgatepierswithblackcastirongates,andthisprovestobeamaterialspalettethatworksparticularlywellinthiscontext,withtheredbrickinparticularcreatingapleasingcontrastwiththegreenoftheexistingtreesandhedgerows(Fig67-70).

3.28 AtthefarwesternendofGroveDrive,wheretherouteterminates,aslightlydifferentcharacteremerges,wherebuiltformsaremuchmoreprominentandroadsideplantinglesswidespread.Here,twosizeablebuildingclustersofcontrastingcharactervisuallydominate.ThefirstoftheseisBodwayPoultryFarm(Fig71),acollectionoflargegenericpoultryshedsandsilossetamongstexpansesofhardstandingwithinaratherstrippedback,sparselyplantedsite.OntheoppositesideofGroveDrive,amuchmoreunique,characterfulbuilding,Grove

3.31 Basedonthecommentarysetoutwithinthischaracterprofilesummary,thefollowingrecommendationsaremadeinordertoprotectandenhancetheuniqueandlocallydistinctcharacterofGrove:

-Fragmentationoffrontagetreatmentthroughtheremovaloftrees,hedgerows,shrubberyandgrassvergesshouldberesisted.Theretentionofsuchexistinggreenfeatures,whichcharacterisemuchofGrove’sroadsideenvironmentandisoneofthevillage’sdefiningfeatures,iscrucialtoprotectingthevillagecharacter.

-Poorlydesignedand/orlocatededge-of-villagedevelopment,whichdisruptsthevillage’ssoft,generouslyplantedvillageedgesandgateways,shouldberesisted.Allproposalsfornewdevelopmentshouldintegrateintothevillage’slandscapesettingandavoidcreatingunsatisfactory,overlyhardedgestothevillage.

-Subdivisionofresidentialplotsanddevelopmentwithinexistinggardens,whichcandisruptestablishedplotandbuildingpatterns,andalsoresultinthelossofgreenspaceandplantedfeatures,shouldberesisted.

-AtGroveDrivetheformalisingoftheinternalroadnetworkisathreatandmeasuressuchastheintroductionoftarmacedsurfaceswithformalroadmarkings,installationofraisedkerbsalongroadedges,thelossofgrassverges,andtheerectionofstandardisedstreetsignageshouldbeavoided.

-Introductionofnew,higherdensityresidentialdevelopmentclustersintothisruralvillageenvironmentwoulderodetheexistingvillagelayoutanddevelopmentpatterns.Todate,Grovehasdevelopedinaincremental,linearfashionalongtheexistingroadnetwork,withonlyOldWalledGardensdeviatingfromthisapproachduetotheuniqueopportunitypresentedbythecentrallypositionedpreviouslydevelopedsite.Furtherself-containedresidentialdevelopmentwouldmostlikelyworklesswellandcouldpotentiallyharmthevillagecharacter.

-Newdevelopmentproposalsshouldseektodrawinspirationfromlocalvernaculararchitectureandrecognisedbuildingsofheritagevalue(listedbuildingsandnon-designatedheritageassetsaredenotedonthetownscapecharactermapatFig74,andfulldetailsareincludedatAppendix1).

-OpportunitiesexisttofurtherenhancethecharacterofGrovethroughtheretentionandrestorationofanumberofkeyhistoricbuildingsthatarecurrentlyinastateofneglectanddisrepair.ThesebuildingsincludeGroveGrange,GroveHallStables,andthelistedalmshouses.

Evolution of the village

3.32 ThemapsfoundatFig75-80visuallycommunicatehowStokehamhasevolvedsince1883andthedegreeofchangethatithasexperiencedacrosspastdecades.Inthe1883map(Fig75)Stokehamhasafairlymodestdevelopedfootprint,withonlyahandfulofbuiltstructuresappearingatirregularintervalsalongtheedgesofMainStreet.Themajorityofthesearefarmsteadscomprisedofsmallbuildingclusters,generallyarrangedinaU-shapedcourtyardlayout.Asidefromthesefarmsteads,theonlysignificantbuiltfeatureisStPeter’sChurch,whichdatesbacktothe13thcentury,andtheneighbouringChurchCottagebuilding,whichmayhaveonceservedasavicarage.

3.33 Acrossthe1898,1915and1947mapsnewdevelopmentisdifficulttoidentifywithaverysimilarsettlementlayoutandarrangementpersisting.MuchofMainStreetretainsundevelopededges,andtheonlynotableadditionstoStokeham’sbuiltenvironmentare(1)theWesleyanMethodistChapel(built1856),(2)someadditionstoexistingfarmsteads,and(3)someverymodeststandaloneresidentialpropertiesalongthepreviouslyundevelopedDraytonRoad.

3.34 By1973theeasternsideofthevillagehasseennewresidentialdevelopmentatthejunctionoftherealignedLanehamRoad,whilstalongMainStreetinfilldevelopmentoccupiesmanyofthepreviouslyundevelopedplotsthatedgedthisroute.Similarly,theoriginalfarmsteadshavecontinuedtogrowinsize,withfurtherextensionsandadditionallargeoutbuildings,withOttersFarm,BankFarmandManorFarmallexpandingtheirdevelopedfootprintssignificantlyduringthisperiod,andthelatteralsointroducinglargeunitsformoreindustrialuses.

3.35 Between1973and2017Stokehamhasexperiencedlittleinthewayoffurthergrowthasidefromsomesmall,piecemealresidentialalongMainStreetandDraytonRoad.However,thisequatestonomorethanfourorfiveadditionalhomeswithinthevillage.Importantly,themajorityofbuildingsseenintheearlier1883and1898mapsremain.

Village structure and land uses

3.36 Stokehamisformedalongtheeast-westaxisofMainStreet,whichgentlymeandersthroughthevillagefromthewesternrurallandscapesettingbeforeterminatingatLanehamRoad,anorth-southroutethatformsthevillage’seasternedge(Fig81),andwhichaccommodatesrelativelyhighflowsoffastmovingtraffic.RunningsouthfromMainStreetisthemoresedateDraytonRoadwhichleadstothenearbyvillageofEastDrayton.

3.37 Supplementingthesethreevehicularroutesarethreepublicfootpaths,whichofferdirectpedestrianaccesstotheadjoiningruralsettingandbeyond(Fig82).ThefirstislocatedatthewesterngatewaytoStokeham,andthisleadssouthwardsbeforelinkingwithDraytonRoad.TheothertwopublicrightsofwayruneastwardsfromLanehamRoadandfacilitatepedestrianmovementtowardsthesmallvillageofLaneham.ThefirstoftheseroutesisaccessedjustsouthofthejunctionwithMainStreet,whilsttheotherispositionedfurthernorthofthevillage.

3.38 Intermsoflanduses,Stokehamisverymuchanagriculturalvillage,withthetwomajorfarms,OtterFarmandBankFarmtakingupsizeableareaswithinthesettlement.Eachoftheseiscomprisedofclustersoflargeagriculturalbuildingswithsignificantdevelopmentfootprints(Fig83).Inaddition,theformerlyagriculturalManorFarmisnowhosttoanumberofindustrial-typeunits,whichhavesimilarlysizeableforms.

3.39 Asidefromtheseagriculturalandindustrialuses,theremainderoftheisalmostformedentirelyofresidentialdevelopment,whichismostlyarrangedalongMainStreetinanad-hoc,informalmanner,withlittleinthewayofconsistentlybetweenplotsizes,buildinglines,orspacingbetweenindividualproperties.Interruptingthismonopolyofresidentialandagricultural/industriallandusesisthecentrallypositionedChurchofStPeter,thevillage’soldeststandingstructure(Fig84).ThemapatFig85visuallycommunicatesthevillagestructureandbroadarrangementoflanduses.

Village approaches

3.40 TherearethreevehicularentrancepointsintoStokeham;MainStreetfromthewest,LanehamRoadfromtheeast,andDraytonRoadfromthesouth.EachofthesegatewaysintoStokehamhavethereowndistinctappearanceandcharacter,andofferdifferingexperiencestotheroad-userastheytransitionfromthesurroundingruralcontextintothevillagesetting.

3.41 TheapproachfromtheeastalongMainStreetisedgedbywidegrassverges,beyondwhichlow-lyinghawthornhedgerowsformcontinuousboundariesalongthemostlyarableagriculturallandthatthisroutewindsthrough.ThisverdantroadsidetreatmentcontinuesrightintotheeasternentranceintoStokeham,creatingagentleandpleasingtransitionfromcountrysidetovillagesetting.OnapproachingStokehamfromtheeastalongMainStreet,onlyslightglimpsesofthevillage’sbuiltformscanbegained,withaclusterofmaturetreesonthenorthernedgeoftheroadbeingthemostdominantfeatureonthisgatewayintoStokehamandgivingthisapproachanappropriatelysoft,greenedge(Fig86).

3.42 Incontrast,thewesternentranceofthevillagedisplaysamuchmoreexposed,hardedge.Hereacollectionofimposingbuiltforms,includingresidentialpropertiesandtheindustrialunitsandformeragriculturalbuildingsofManorFarm,standratherstarklyanddominateviewsintothevillage(Fig87and88).Thecollectivebulkandmassingofthesebuildings,coupledwithalackoflandscapingtohelpsoftentheirappearance,resultsinquiteaharsh,jarringedgetothispartofthevillage,whichisfurtherexacerbatedbyLanehamRoaditself,whichfunctionsasasignificantnorth-southrouteinthispartofNottinghamshireandaccommodatessignificantflowsoftraffic.

3.43 ThethirdapproachintoStokehamisfromthesouthalongDraytonRoad.LiketheeasternapproachfromMainStreet,DraytonRoadisalsoedgedbygrassvergesandhawthornhedgerows.However,alongDraytonRoadthegrassvergesaremuchmorefullandexuberant,theirgrasshavingbeenallowedtogrowuncheckedtothepointwheretheymergeintotheadjoininghedgerowstocreateapleasinglyinformalgreenedgetotheroad.JustsouthofStokehamtheroadbeginstogentlyriseasthevillageisapproached.Atthispointtwodifferingimpressionsofthevillageareprovidedwithintheoneview;whenlookingwestofDraytonRoad,Stokehampresentsavillageedgecomposedofmaturedeciduoustrees,whicharespacedaregularintervalstoprovideadistinctandsuitablysoftedgetothispartofthevillage.However,ontheoppositesideofDraytonRoadsuchplantingisnon-existent,andinsteadarowofsubstantialandvisuallyintrusivebuiltformsdominatetheviewandpresentaverydefined,sharpskylinetothevillage(Fig89),whichfailstorespondtoandadequatelyintegratewiththeimmediaterurallandscape.Similarly,thefewbuildingsthatdoedgethisapproachintoStokehamhaveaquitejarringeffectontheroadsidecharacter,substitutingtheotherwisecontinuoushedgerowboundarieswithimposingredbrickwalling(Fig90-93).

Fig 87 and 88: The eastern edge of Stokeham is particularly exposed and open, with little in the way of tree planting to help enhance and soften the setting of the buildings that populate this end of the village.

3.44 AcrossStokehamthereisnosingular,overridingcharacter.Rather,thecharacterofthevillagechangesandevolvesasonetravelsalongMainStreet.Insimpleterms,Stokehamcanbedividedintotwodistinctcharacterareas;MainStreetwestandMainStreeteast/LanehamRoad,thedividinglinebetweenthesebeingDraytonRoad.ThedistinctqualitiesandcharacteristicsofthesetwopartsofStokehamarediscussedbelow.

Main Street (east) and Laneham Road

3.45 Stokeham’seasternfringeisformedaroundthejunctionofMainStreetandLanehamRoad.Herethevillage’smosteasternlypositionedbuildingactuallysitssomewhatdetachedfromthevillageontheeasternsideofLanehamRoad.Thisproperty,SouthView,alsohappenstobeoneofthevillage’soldestandwell-preservedresidentialproperties.Constructedintheearly1900s,SouthView’sdisplaysarichredmaterialspalette(brickwallingandpantileroofing),whichcarriesthroughintotheboundarywallingthatenclosesthedwelling(Fig94).ThisvibrantappearancehelpsthedwellingstandoutinviewsfromLanehamRoadandMainStreetdespitebeingsetbackbehindasizeablegreen(Fig95)andpartiallyobscuredbytreeplanting.Indeed,ifanything,thisgreenerytothefrontofthepropertyonlyworkstofurtherenhanceandcomplementtheproperty.

3.46 AcrossfromSouthView,ontheothersideofLanehamRoadistheeasternentrancetoMainStreet.Heresemi-detacheddwellings(Fig96)linethesouthernsideofthejunction,beforegivingwaytomorerecentlydevelopeddetacheddwellingsofsimilarformandscale,whichmarkthecornerofMainStreetandLanehamRoad(Fig97).Thisparticularstretchofresidentialpropertieshaveareasonablycohesivecharacter,withmanicuredhedgerowsformingalongandcontinuousboundarytothedwellings,withsimilarlypitchedpantileroofs,allincorporatingchimneystacksbeinganotherunifyingcharacteristic.

3.47 Theactualroadjunctionisaparticularlyspaciousandopenenvironment,resultingfromthecombinedinfluenceoftheconvergingroadsandthepresenceofalargegreenspacethatmarksthenortherncornerofMainStreetandLanehamRoad(Fig98).Thisopencharacterallowsfornumerousviewsouttowardsthewidereasternlandscape,includingsomeparticularlydistinctandlocallyiconicviewstowardsthechimneysofCottampowerstations(Fig99).

3.48 BeyondthejunctionwithLanehamRoad,MainStreettakesonamoreeclectic,discordantcharacter,whichcontinuesthroughtotheDraytonRoadjunction.AlongthisparticularstretchofMainStreetthegroupingofindustrialstructuresthatcompriseManorFarmBuildingsdominateandoverwhelmthetownscape(Fig100).AsignificantproportionofManorFarmBuildingsisspreadacrossalargeexpanseofhardstanding,muchofwhichisdevotedtosurfaceacarparking,andrejectsanyformofsoftlandscapingthatmighthavehelpedthedevelopmentbetterintegrateintheimmediateruralvillagecontext(Fig101).OnlytowardsthejunctionwithDraytonRoaddoestheManorFarmdevelopmentbegintotakeonamoremodest,sympatheticappearance(Fig102).HeretheoriginalManorFarmbuildingsliebehindabandofhedgerowplanting,wheretheirgraduallyrisingformandlocallydistinctmaterialspaletteoffersamoresensitiveandappropriatelyscaledpresencealongthispartofMainStreet.

Main Street (west)

3.50 WestofthejunctionwithDraytonRoad,Stokehambeginstotakeonaslightlymoresingular,cohesivecharacter,withbuildingsgenerallyprogressingmorecommonapproachestoexternalfinishesandmaterials,andagreaterabundanceofplantingandroadsidevegetationhelpingtocompensatewhere,onoccasion,moreout-of-characterdevelopmenthasoccurred.

3.51 ThischangeofcharacterisimmediatelyapparentwhenlookingwestfromthecornerofMainStreetandDraytonRoad(Fig105),whereamuchmoreenclosed,shelteredtownscapeemerges,withinwhichvegetationratherthanbuiltfeaturesdictatesthecharacter.Indeed,thisjunctionismarkedbyalarge,undevelopedplotedgedbyhandsometreeplanting(Fig106),andsuchgapsindevelopmentareafeatureofthiswesternstretchofMainStreet(Fig107-109),contributingtothemorerural,tranquilfeelofthisendofthevillage.

Fig 105 and 106: West of Drayton Road, Main Street displays a consistent green edge of trees and hedgerows, which greatly enhances the character of the townscape.

3.52 WheredevelopmenthasoccurredalongthiswesternpartofMainStreetistypicallyformedof(1)detachedhomesconstructedofredbrickandsetbehindboundariesofhawthornhedgerowsorlow-lyingwalling(Fig110-113)or(2)clustersoflargefarmbuildings,whichtakeupamoreprominentpositionalongMainStreet.

3.53 Whereastheresidentialpropertiessitunassuminglywithinthevillagecontext,nestlingamongstthewiderverdantroadsideenvironment,theagriculturalpropertiesatthisendofMainStreetareamuchlesssubtlepresence.FocusedaroundOttersFarmandBankFarm,theseagriculturalclustersaccommodatesomeofthevillage’smostsubstantial,bulkybuildings.Manyoftheseareofmodernconstructionandgenericappearance.However,thesefarmsalsohostsomeofthevillage’soldestandmostcharacterfulbuildings.Forexample,OttersFarmisfrontedbyalarge,linearbarnbuildingoflate-18th/early-19thcenturyvernacularconstruction(Fig114).HuggingtheedgeofMainStreet,thisoneofStokeham’smostmemorableanddistinctbuildings,andisalandmarkpresenceatthevillage’seasternend.Torearofthis,andalsoformingpartofOtterFarm,areaclusteroffurtheragriculturaloutbuildingsofasimilarlypleasingvernacularaesthetic,whichoccupyamoresetbackpositionbutarestillviewablefromcertainpointsalongMainStreet(Fig115).

3.54 Incontrast,themorerecentbuiltadditionstothesefarmsfailtocontributepositivelytothetownscapeandhavelittleinthewayofarchitecturalmerit.Theseneweragriculturalbuildingsaregenerallyofsignificantscaleandbulk,andconsequentlytheytendtodrawattentionawayanddetractfromthemorepleasingbuiltandnaturalelementsofthetownscape.Thisispartiuclarlythecasewherethebuildingsarepositionedinprominent,exposedpositionsalongtheroadside(Fig116and117).Generallythesemoremodernfarmingstructuresprogressrudimentarymaterialpalettesofcorrugatedmetalsheeting,rejectingthetraditionalredbrickfabric.However,therearemomentswheremoresensitivefacadetreatmentshavebeenprogressed,oneexamplebeingatBankFarm,wheretimbercladdinghasbeenusedtosoftentheappearanceofalargeagriculturalshed(Fig118).

Fig 110 - 113: Residential development is loosely arranged at the western end of Stokeham, with dwellings occupying spacious plots and set apart at significant distances. Red brick is very much the primary construction material, giving these dwellings a common aesthetic, however other built characteristics are more varied, from the building scale (one and two-storey dwellings are present) to the roof forms (hipped or pitched). These dwellings also typically benefit from expansive and lush front lawns, which relate well to the wider green and rural character.

Fig 118: The timber finish to the barn at Bank Farm represents a softer, more aesthetically pleasing facade treatment than the corrugated metal finishes seen elsewhere in the village. However, the sheer scale of this building and its prominence along the roadside still make it a somewhat awkward and overwhelming presence on Main Street.

3.55 Amongstthiswiderarrayofdwellings,farmsandundevelopedplots,liesStokeham’smosticonicandhistoricbuilding,theGradeII*listedStPeter’sChurch(Fig119-121).Originallydatingfromthe13thCenturythechurchwentthroughvariousphasesofincrementalimprovementandalterationdownthecenturies,withafullrestorationultimatelyhavingbeencarriedoutin1928afterthechurchhadfallenintoastateofruinintheearly1900s.Finishedincoursedrubblewithsomeareasofrender,thechurchaccommodatesabellcoteattheeasternendof

itsslateroof.Formedoftwoarchesunderatriangularashlarhead,thebellcoteisoneofthebuilding’smostdistinctanddefiningelements,contributinggreatlytothechurch’suniqueandhandsomeprofile.Thechurchstandswithinanslightlyelevatedpositionamongstanexpansive,grasssurfacedchurchyard,which,alongwithnumerousheadstones,isalsohosttoa13thcenturyashlarcoffin(Fig122).ThiselevatedandexposedsitingalongMainStreet(Fig123),coupledwiththebuilding’suniqueandhistoricaesthetic,makesStPeter’sChurchatruelandmark

withinthevillage.

3.56 FurtherenhancingthesettingofStPeter’sChurchisoneofthevillage’smostauthenticvernacularproperties,theaptlynamedChurchCottage.Withitsfacaderunningperpendiculartotheroadside,ChurchCottagecombineswiththechurchtoencloseandframethesouthernextentsofthechurchyardsetting,it’sdistinctandwell-proportionedsymmetricalfacadeoverlookingtheentrance

pathway.Alate-18th/early-19thcenturyhouseconstructedinredbrickwithaclaypantileroof,ChurchCottage’srichredfabricpresentsapleasingcontrastwiththemoremutedgreytonesthatcharacterisethechurch’sexternalaesthetic.Alandmarkbuildinginitsownright,ChurchCottageformsasignificantpresencealongthispartofMainStreet,itsmainfacadefeaturingprominentlyinviewsalongthisstretchofMainStreet(Fig124),anditsexpansivegableendandrearwingrunningparalleltotheroadwhereitalsopresentsacommandingfrontage(Fig125).

3.57 However,itshouldbenotedthatthesettingofStPeter’sChurch,despiteitsoverarchingpositivecharacter,isnotwithoutitsdetractingcharacteristics,mostnotabilitytheroofscapeoftheneighbouringagriculturalbuildingsatBankFarmwhichencroachuponviewstowardsthechurchfromMainStreetandfromwithinthechurchyardsettingitself(Fig126and127).Therudimentary,corrugatedprofilesofthesebuildingsdolittletoenhancechurch’ssetting.Rather,theyhaveanegativevisualimpactonthelistedchurch.However,theintroductionoffurtherboundaryplantingcouldeasilyresolvethissituation,screeningtheseintrusivestructuresfromview.

3.58 AlongthiscentralpartofMainStreetthereisonefinalbuildingofdistinction,theformerWesleyanMethodistchapel(Fig128-132),whichalthoughmodestinscaleandnowsomewhatneglected,stillrepresentsapositiveandhistoricallysignificantfeatureinthetownscape.Tuckedawayinanovergrownroadsidesetting,thechurch,whichwasoriginallyconstructedin1856,istodayderelictandpartiallyinruin.However,itslinear,pitchedroofformcanstillbeappreciated,withmuchofitsgreyslateroofandredbrickwallingremainingintact,andmoreintimate,ornamentalfeatures,suchasthebrickarchesandstoneinscriptionalsohavingsurvived.Auniquebutsomewhatoverlookedelementinthetownscape,theformerMethodistchurchisundoubtedlyanassetandimportantpartofthevillagehistory,whoseretentionandpreservation,andideally,restorationandreuseshouldbeseenasapriorityforthispartofStokeham.

Fig 124 and 125: Church Cottage is prominent in views along Main Street where its striking vernacular form makes a very positive contribution to the richness of the townscape.

Fig 126 and 127: The roof profiles of neighbouring agricultural buildings form an unwelcome backdrop to some key views towards St Peter’s Church.

Fig 128 - 132: The former Wesleyan Methodist chapel is an understated and overlooked presence within the townscape that merits greater care and appreciation given its local historic relevance and aesthetic qualities.

3.59 ThemapatFig133providesavisualsummaryofthekeybuiltandnaturalfeaturesthatcontributetotheuniqueandlocallydistinctcharacterofStokeham,aswellasthosenegativeelementsthatcouldbeenhanced.

3.60 Basedonthecommentarysetoutwithinthischaracterprofilesummary,thefollowingrecommendationsaremadeinordertoprotectandenhancetheuniqueandlocallydistinctcharacterofStokeham:

-ThepastdecadeshaveseenanincreasingnumberofnewfarmbuildingsandindustrialunitsintroducedtoStokeham,someofwhicharepoorlydesignedandsited,andasaconsequenceadverselyimpactsuponviewstowardsthesettlementedgesandvillageskyline,andalsodominatespartsoftheinternalvillagetownscape.Inresponse,itisproposedthat:

•newbuildingsseektorespecttraditionaldevelopmentpatterns andbedevelopedandsitedinsympathywiththeirsurroundings.The useofappropriatelandscapingtoshouldbeconsideredtomitigate againstanypotentialadversevisualimpacts;and

•whereexistingindustrialandagriculturalbuildingshaveanuneasy relationshipwiththewidertownscapeandadjoiningrurallandscape, retrospectiveplantingschemesareconsideredinordertopartially screenthesestructuresandlessentheirinfluenceonthevillage character.

-Fragmentationoffrontagetreatmentthroughtheremovaloftrees,hedgerows,shrubberyandgrassvergesshouldberesisted.ThepartiallossofsuchgreenedgesalongDraytonRoadandtowardstheeasternendofMainStreet,whereredbrickwallinghasbeenintroducedasasubstitute,hasbeendetrimentaltotheruralcharacterofthesepartsofthevillage.Theretentionofthoseremaininggreenedges,whichareaparticularlyimportantcomponentofthewesternsideofMainStreet,iscrucialtoprotectingthevillagecharacter.

-Allproposalsfornewdevelopmentshouldintegrateintothevillage’slandscapesettingandavoidcreatinganunsatisfactory,overlyhardedgestothevillage.Whereexistingvillageedgesareoverlyexposedandfailtoresponsetotheadjoininglandscapesettingtheintroductionoffurtherplantingandlandscapingshouldbeconsideredinordertoenhancetheseedges.SuchanapproachwouldbeparticularlywelcomeinandaroundthejunctionofLanehamRoadandMainStreet,whichiscurrentlyoverlyexposedandsparseinitsappearance,andisanunderwhelminggatewayintothevillage.Thepartialplantingoftheexistinggreenspaceatthisjunctioncouldgreatlyenhancethispartofthevillage.

-Todate,residentialdevelopmentwithinStokehamhasoccurredinaincremental,linearfashionalongtheedgesoftheexistingroadnetwork.Suchdevelopmentisgenerallyspaciouslyarrangedandallowingforviewsthroughtheruralsurroundingrurallandscape.Proposalsfornewresidentialdevelopmentshouldseektorespondpositivelytothisexistingcharacter.

-Newdevelopmentproposalsshouldseektodrawinspirationfromlocalvernaculararchitectureandrecognisedbuildingsofheritagevalue(listedbuildingsandnon-designatedheritageassetsaredenotedonthetownscapecharactermapatFig133,andfulldetailsareincludedatAppendix1).Redbrickistheprimaryconstructionmaterialseenwithinthevillage.

-TheretentionandrestorationoftheformerMethodistchapelwouldbeawelcomeenhancementtothecentralpartofMainStreet.
