In the 1990’s the City of Melbourne and the State Government of Victoria introduced a planning strategy called the Postcode 3000 policy to attract residential development and ultimately a permanent population to the CBD and St Kilda Road precincts. Living in the central city area puts less strain

on public transport and roads, allows residents easy access to lifestyle amenities, work and educational institutions as well as providing a more consistent customer base for retailers. In the two decades since the Postcode 3000 policy’s inception, the CBD population has grown to approximately 30,000 residents.

PDG has historically focused on inner Melbourne sites for the development of both residential and commercial property. Our first tower development in the CBD was Franklin Lofts, located at the northern boundary of the Hoddle Grid. It was constructed in the early 2000’s in response to the Postcode 3000 policy and was modelled on the emerging trend for New York style loft apartments. We recognised the benefit that centrally located properties provided and as such Franklin Lofts met the market with strong levels of demand and sold out extremely quickly.

Since the completion of Franklin Lofts we have developed a number of apartment towers in this desirable and convenient location, each time focussing on liveability and quality above all else.

Royal Elizabeth will take its place at the culmination of Elizabeth Street and Royal Parade on the northern edge of the Melbourne CBD. The 19-storey building calls on the groves of local eucalyptus to present a thoroughly modern and liveable interpretation of the classic Australian gum tree.

Entering in through the luxurious ground floor lobby is the heart and hearth of the tree’s trunk. Tessellated tile walls form a rough bark skin and paved travertine flooring suggest the concentric circles of a tree’s growth rings.

Climbing up to the apartments inside, intricate detailing and abundant storage are key characteristics. Relaxed interiors house monolithic granite benches with silvery oak paneling, luxe woolen carpet, custom vanities, and jewel-like vitrines.

Originally constructed to house Ansett Australia in 1978, 501 Swanston Street’s distinguished octagonal shape and prominent corner location has made it a well-recognised building within the Melbourne city skyline. Positioned on the northern edge of the CBD, it enjoys a close proximity to Queen Victoria Market, Melbourne Central Station and a wide range of business, transport and leisure amenities.

In 2002 PDG purchased the building from Ansett and in mid-2012 the Zagame Group became co-owners with a view to future proof this landmark office tower and transform it into one of Melbourne’s most innovative and enjoyable places for organisations to work. This was achieved by providing amenities that are uniquely different to any other office building in the area, with an unwavering focus on quality design and construction.

501 Swanston Tower is home to the largest Audi Super Centre in Australia and a Maserati showroom. It is also the new Victorian head office for Brookfield Multiplex and Cardno. Other tenants include RMIT, Meinhardt and the Australian Defence Force. Major renovation work including a full upgrade of the building services and level fit-outs were completed in early 2015 by Brookfield Multiplex.
