INTRODUCTION
Salim Group Inc., parent company of SGI Holdings (“Owners”) have the pleasure of introducing the Hilton Hotel N’Djamena (the “Hotel”, “Property” or “Asset”). Within minutes of the city center, the Property is located in the new district of Sabangali by the Chari river. The Hotel (under final construction phase) is located on a 27 hectare river front Property with The Hotel built-up area of 30,000 m2. The resort Property will also include a 9-hole executive golf course, commercial zone, and residential town homes serviced by the Hotel. Scheduled to open in late 2015, the Hotel offers 200 guest room including 2 royal suites and 4 presidential suites. The Property is designed as a major conference and business resort destination for target clients such as visiting government officials, oil & gas industry executives, embassies, and corporate executives. Guest facilities include 5 food and beverage outlets, substantial conference and meeting spaces, executive lounge, board room, luxury swimming pool and pool bar, health spa, and fitness center. The Property will feature a number of branded retail tenancies including European airlines.
LOCATION OVERVIEW
Hilton N’Djamena Hotel enjoys a prominent position in N’Djamena, the capital city of Republic of Tchad. N’Djamena is the heart of commerce and trading activities in this land-lock nation of approximately 12 million people. Tchad’s economic growth is up credit to major oil and gas reserves and exploration activities attracting global oil companies with permanent presence and long term plans. The oil and gas reserves are estimated to be equivalent to 36.1 years of current production rate. Among other foreign investments, ExxonMobil has invested $3.7 billion to develop oil reserves estimated at one billion barrels in southern Chad. Oil production began in 2003 with the completion of a pipeline that links the southern oilfields to terminals on the Atlantic coast of Cameroon.

One of the hottest destination in Central Africa for the international energy and oil and gas sector, N’Djamena is the country’s largest city. N’Djamena boasts around 1.5 million residents and attracts about 150,000 business visitors every year. The city is served by Air France, Turkish Airlines, Ethiopian, Moroccan and Egyptian airlines. With crude oil production booming and new oil fields being discovered, the N’Djamena city is now struggling with keeping up with hotel rooms demand for business executives and international organizations.
Hilton N’Djamena will be the first fully serviced 5 star privately owned hotel in the country but also in the entire West African region designed as a conference resort destination.
SITE TENURE & HOTEL MANAGEMENT SITE TENURE The Hotel occupies a free-hold site 100% owned by the Owners free of any mortgage or disputes. There are no rent payments by the the Owners to the Hotel operations. HOTEL MANAGEMENT The Hotel is operated under an agreement with Hilton Worldwide (“Hilton”). The day spa at the Hotel offers an assortment of luxurious across four treatment rooms. COMMERICAL LAUNDRY The Hotel also owns and operates a state of the art commercial laundry facility. It provides bulk laundry service for the Hilton Hotel as well as contracting to numerous other hotels and managed-residential facilities. BALLROOM & MEETING FACILITIES The Hotel will be one of the city’s premier meeting and event venues for hosting a diverse range of functions. RESIDENTIAL AND COMMERICAL DEVELOPMENT PHASE The next phase development is planned to build substantial residential compounds adjacent to the Hotel land which is also owned by the Owners. The first phase will be focused on developing 150 luxury villas for long term lease to clients such as embassies, oil & gas companies, and other affluent locals. In subsequent phase, a commercial zone is planned to be built between Hilton and Grand hotel, which is south side of the Hotel.
