AvalonNorth American Properties tapped Hoar to build their 86-acre Avalon mixed-use development because we are experts in complex, multi-tenant coordination. Multiple tenants moving in before construction completes challenges any contractor to stay on schedule, while delivering a quality product. At Avalon, Hoar worked with over 60 tenants to provide their core and shell, and completed the project ahead of Avalon Go, the big Grand Opening celebration.

Greenhouse Office ParkAs with any project, a turning point came in the design process that challenged the aesthetic ambitions and budget realities of the team. The original design of the garage canopy exceeded the budget by $150,000, but the Hoar team partnered with the designers, and through value engineering and strategic problem solving, we were able to deliver a canopy that not only came in within budget, but was architecturally distinctive.

Brookdale PlacePrefabricated roof trusses created significant spatial challenges for the overhead MEP systems. By using BIM, we were able to more effectively coordinate the attic space and install all the overhead systems more quickly while increasing quality and safety. The coordination efforts from BIM allowed tradesman in the field to clearly understand how the systems fit together, ensuring the first installation was the correct installation.

Harambe TheaterExpansion plans at Disney’s Animal Kingdom meant relocation of the existing “Festival of the Lion King” performance theater. The original plan was to carefully dismantle the theatre and move it to a new location near the Tusker House restaurant. At our suggestion, and working closely with WDI, Hoar provided an option to replace the structure while salvaging and reusing other critical portions of the facility. This fresh approach ultimately saved the project cost and schedule. It also allowed the existing show to remain in operation six months longer which helped our operations partners with guest capacity and ultimately guest satisfaction.

THE D.C.TEAMHAS:

Elysium FourteenThe adaptive reuse at the heart of Elysium Fourteen presents several unique challenges, including a tiny 10,000 SF project site. Two adjacent buildings, both approximately 100 years old, will be restored and adjoined to a newly-constructed LEED certified apartment building. To best preserve the historic structures the Hoar team had to underpin the adjacent property to the north and both existing buildings on the site to ensure structural stability. Soil issues forced the use of a mat slab, and several other challenges were presented by this historic urban infill project. We met all these issues head on and Hoar’s newest project in the District is off and running.
