your park, obviously,but it might havebeen just a fewdecades ago!Sometimes when Ivisit holiday parks,there is a fadingphoto on the walldepicting the early days. Managers and parkowners are proud to remember their roots,perhaps starting with grandad or their parents.But they are also rightly pleased with the waythings have developed, what they haveachieved. How did we get from that ad hocsituation to what we have now... impressiveinfrastructure, expensive features, facilitiesgalore and people luxuriating in static units orlovely lodges with more mod cons than athome?

It’s been a long journey, as those who have beenrunning holiday parks (formerly called caravan sites) forany length of time will know. A route with much outlayon the way, putting in water, electricity and sewage,upgrading those facilities, providing improved accessroads and parking, you know the rest. Hard decisionshave been made as to what facilities to provide,depending on your target customer. Parks have over theyears fallen into groupings ranging from the quiet retreattype with no added facilities and features, to theall-singing, all-dancing, often coastal, parks withentertainment, restaurants, bars and much more.

No matter where you fall in that range, you will alwaysbe thinking of the next development. At times and insome of the troughs of the economy, mere survival isthe name of the game. However parks always have tolook to the future beyond this year’s bottom line, to beready for growth when it comes. Parks change handsand new owners have new ideas and often new finance.

Where to target thatfinance is often a taxing

question. A million is not abig figure in a holiday park, but it might be hard-won,and so asks to be spent carefully and appropriately. Ifyou are juggling with smaller sums as many are, it isequally important that you make the developmentswhich will grow your park into what you want it to be.

Wherever you fit in the spectrum of parks, you will wantto achieve the best balance of investment and return,of realistic workloads and satisfied customers. Thisbrand new magazine aims to help you do that.

What have wecome to expect?What have existing and potential holiday lodgeor park home owners come to expect? There isnot one answer to this question, as you willknow. Except that all owners will want to feelhappy and relaxed in their own majorinvestment, and that is not down to how muchyou spend on your park, but the atmosphereyou create. Parks which have the longest-standing residents are not necessarily thosewhich have had the most lavished on them.However ease of access and parking, the rightblend of facilities, all contribute to that sense ofwell-being.

Expectations include a clear and fair licenceagreement. An approachable management and staff,who act promptly when there are problems. Friendlyfaces around the site. Beyond that, what people wantvaries tremendously. As I visit holiday parks inparticular, I find lodge and holiday home owners oftenfiercely protective of one rule or other of their park. Anexample is those who are on parks where no-one isallowed to let out their unit. Residents say they are gladof this, as it means there is a control on who staysthere, adding to the sense of community whereeveryone knows each other. On the other hand, onparks where letting is allowed, owners are oftengrateful that they can recoup some of the considerableexpense put into buying their unit, and paying groundrent etc. Since you can’t please everyone, it is betternot to try! But to attract the type of owner who wantsyour sort of park, and make it the best it can be of itskind.

At one time, those about to alight on a holiday park intheir chosen area might have been just grateful to havea pitch for their unit. Now that expense dictates thatthey need to be in it for the long haul, they have manymore questions. Good and clear answers to these,may mean you get the new resident. People expect tounderstand, perhaps more than in previous decades,what will be expected of them in return for their custom,and what plans the park has or has not fordevelopment and maybe expansion.

There is a move towards parks with few facilities, asillustrated by new lodge parks which are springing uparound the country, and often have no bar orrestaurant, and nothing else. Others have one or twowell-chosen activities like a golf course or swimmingpool, a pitch and putt or bowling green. Potentialowners often cite peace and quiet as their main aim inbuying a holiday home of whatever kind. Residentialparks tend to have fewer facilities anyway, though theysometimes find itwould be good toadd a communalroom at least, tocreate a sense ofcommunity.

Because thereare so many localand regionalvariations, itwould be foolishto try to generalise too much, or even to predict ordescribe trends. Tentatively I would say that asexpectations have risen in terms of the interiors ofholiday and homes, to the point where many aredripping with spec, so many owners have come toassume that lighting, roads and infrastructure will alsobe top notch. Some individual parks have struggled tokeep up with this demand. However I would contendthat there is also still a place for the more modest butwell-kept park with simple roads and few features –and a lower ground rent.

As to the future, it is even more unpredictable in thisindustry. Signs are however that there will be anincreasing emphasis on respect for the environment,as there is at home. A challenge for parks will be to ridewith this wave, choose the best products and savethemselves and their customers money in the long run.

TelGuard is a range oftelephone/GSM basedintercom systems for

door, gate and barrier entry.

The system does not require the costly installation ofdedicated wiring or handsets, as it uses the existingtelephone cabling and telephones.The GSM version is wireless and works very much likea mobile phone.

At the destination, if a resident does not have a landline, a mobile phone can be used to speak with avisitor at the intercom.

When a visitor presses the desired button, thetelephone at the destination rings and the residentanswers the call as normal. To let the visitor in, theresident presses a predetermined key on their phone,which operates the door, gate or barrier.A large number of people now use cordless phones,which means that the resident can answer the call from

the intercom from anywhere in their home. The residentdoesn’t even need to leave their chair, or even bed, toanswer a call from a visitor.

The ‘BT’ line rental is a static cost and the calls will bemainly local, with maybe a few mobile phone calls toresidents without land lines. There are a number of‘free call’ companies to choose from and we can helpwith selecting the right provider.

The system needs almost no annual maintenance, asthere are no handsets to keep in order, because theresident is using their own equipment.

With many of the pressures ofmodern life, increasing numbers ofanglers are using their holidays asfishing time, either choosingdestinations that provide specialistfishing lakes or, in the case offamily holidays, a park that has alake to which to escape for a fewhours peace each day.

These fish are relativelycheap so you don’t need a hugenumber of them and they give, byfar, the biggest fishing responseper pound spent.
