With good preparation, most things are easier. That works in mortgages too!
Today, I want to give you some ideas that can make your mortgage experience
less painful.
Income Items:
Gather your documents. Today, many people will have to produce 2 years’ 1.
complete tax returns, including W2�s, 1099�s, K1�s, and all the schedules, as
well as a month’s worth of pay stubs.
Be prepared to explain them. Deductions in your returns and your pay stubs 2.
may impact the income your lender will use to qualify you which, in turn,
has a big impact on the loan you will get.
Have a breakdown of base pay versus overtime for both your pay stubs and 3.
2 years’ W2�s. Lenders treat overtime (and bonus income) differently than
your base pay. Be prepared to explain any changes over the last few years
because your loan offi cer will ask you about it.
Asset Items:
Start accumulating your bank statements. Lenders look back 3 months from 1.
when you sign your contract of sale.
You will have to explain any and all large deposits (which are defi ned as 2.
deposits greater than your regular pay check) because lenders want to make
sure you haven’t taken out any new loans that aren’t on your credit report.
Avoid any signifi cant cash deposits. However, if you did have a cash 3.
deposit, understand that the lender will have you source it (a bill of sale and
DMV receipt for that motorcycle, for example).
If you will be receiving a gift, consult your loan offi cer on how to document 4.

Credit Items:
Ask your loan offi cer to run your credit and go over it with them. Believe 1.

Where were you born?I was born in Renton, Washington.
Where did you grow up?I was born in Auburn, and lived there until I was nineteen.
What got me into Real Estate? After owning my own hair salon for many years, it was time to make a change as I was having lots of issues with my hands. We were in the process of selling our second home and purchasing our third. At the same time we (husband, daughter, myself) were moving across the state to Wenatchee for more sunshine! After speaking with our Realtor at the time, I decided this was the new career for me, and I’m so glad I made the change!!
What do I enjoy when I’m not working? I love spending time in the great outdoors! Camping, and boating are two of myfavorite things to do. Quality time in the great outdoors with the family can’t be beat!!
What tip would you give to a buyer/seller in this market? I would tell sellers that even though they may be selling their home for a bit less than they would have a couple years ago, it will all balance out in the end when they can take advantage of the low prices and interest rates with their own new home! Sell-
ers.....patience, patience patience! If your trying to buy a short sale property stick with it! It may be frustrating and a long drawn process but it will be so worth it in the end knowing what an awesome investment you just made in the real estate market!
