Life at Areca Suite… is Good! A few Bug Control tips for the tropics:

Do not leave any food out in the open. Wipe-up all crumbs and spills ASAP.

Put all food waste into Green Waste Container (stainless steel) next to kitchen sink.

General kitchen trash can is for clean food containers rinsed to remove all food traces.

Anything of interest to bugs must be wrapped and taken to the outdoor trash bin outside near

the parking area, or…stored in the freezer until Trash Day.

Trash Days: Tue & Fri 6 a.m. Please take bagged Trash to the bin by the street the day before.

No trash (or sanitary products) down the toilets, only water down the sinks.

Suite is on cesspool – so “normal” waste only to avoid clogs and damage.

Please respect our neighbors’ privacy – remain on our Tranquil Palms property.

Enjoy our lovely Tranquil Palms farm grounds, walk around and pick any ripe fruit you like.

But please stay INSIDE the dense Palm-tree hedges that border the perimeter of our property.

And please do not approach the Cottage – that’s our other rental unit. Be sure to enter and leave

the Tranquil Palms property ONLY via the concrete driveway down to Opana Place. Do NOT

trespass onto adjacent properties! And do NOT pick other properties’ fruit as they are commercial

farms producing cash crops. We depend upon the good will of our neighbors.

House Rules:

Check-in after 3 pm, Check-out by 10 am – unless Owners have agreed to other arrangements.

Quiet hours: 9 pm to 8 am. Amplified sound (music, TV) may not be audible outside the Suite.

No Smoking near the Suite; Guests responsible for smoke-odor cleaning charges regardless of

where the smoking occurred. See details on these items and other information below.

WIFI - Get Connected: Get Signed-in to Areca Suite’s WiFi

Cell signal in this remote area of Haiku – for all carriers - is very weak due to few cell towers.

The best signal is Verizon’s, and even that is often not strong enough to be usable.

The best-possible signal at Areca Suite seems to be outside on the deck.

o Or better yet, sign-in your Smart Phone to the Suite’s WiFi to reliably make cell phone

calls over the Internet.

Smart Phones and cell phones capable of WiFi calling (termed “Advanced Calling” on Android

devices), can use the Suite’s WiFi access point.

o Log-in your cell phone via your phone’s WiFi connection menu.

o Network: OPANA24

o Password: august56

Your phone might require you to manually enable the WiFi (“Advanced”) Calling function.

The above log-in is also for your other Wi-Fi-enabled internet devices, iPads, tablets, notebook

PCs, etc that connect to the Internet.

1. TV power on with Samsung remote. Samsung logo screen comes on in ~10-seconds, followed by Amazon Fire home screen, at right.

2. Using the Amazon Fire Remote Press the DOWN button (bottom of the black Navigation ring) TWICE to Choose/Expand the PlayStation VUE logo icon, at right. Then press Select (center of the ring) for PS Vue app.

3. PlayStation Vue logo in upper-right corner confirms you’re on the correct application. Last channel viewed is the initial channel.

4. Back-Arrow twice to clear the “You’re Watching” windows from the screen, or they will go away in a few seconds.

For the channel Guide and Recent Channel: Long-press the Amazon Fire Menu button.

To exit the Guide and get back to the current channel: Back button.

Life at Areca Suite - Food Waste & Trash

Here in the tropics, it’s important to be diligent with your food trash; the local bugs are very opportunistic and will eagerly go for any food, crumbs, or trash left out. Here are some tips to enjoy a bug-free stay:

Put all kitchen food waste – including egg shells, tea bags and coffee grounds – into the plastic-bag liner in the Green Waste container next to the sink on the counter.

When a Green Waste bag is around ½-full – or prior to taking out the trash – tie the bag closed with a knot and take it to the outside trash can.

There are additional green waste bags in the kitchen drawer.

The large kitchen trash can should only be used for non-food trash or food containers that have been rinsed of all traces of food; else the food will be found by bugs.

The kitchen sink has no disposer, so PLEASE do not put food waste down the drain as that will clog the Suite’s cesspool.

Small food particles from washing dishes and small amounts of coffee grounds from rinsing the filter basket OK.

Full kitchen and bathroom trash container bags should be transferred out to the large trash can by the parking area.

Kitchen trash bags are located under the kitchen sink. Small trash bags for bedrooms / bathroom are located in the bathroom plastic storage container.

There is no recycling curbside pickup here. Guests wishing to recycle may take cardboard and rinsed glass and aluminum containers to the County Redemption Center, corner of Pauwela Rd and Hana Hwy – on the way to Pa’ia. Mahalo for recycling !

On Monday and Thursday nights, please take bagged trash to the large wheeled trash bin at the base of the driveway near the street.

o If you miss Monday or Thursday, you can put trash in the driveway bin near the street on other days, as needed.

Local wildlife and other fauna:

o Mosquitoes – Closing screen doors and window screens will keep them outside where they belong. Liberal use of repellant is recommended.

o Geckos – They look just like the cute little Geico insurance guy in the TV commercials. They’re a couple inches in length, they do not bite or sting and just

mind their own business – hunting bugs! They DO keep the bug population down. So, we LIKE geckos, and we hope you enjoy your interaction with these harmless local fauna.

o Chickens – Some are feral (wild), and some are from the neighbors’ coop. They’re free-range, and we like them ranging-on over to our place because they – you guessed it – keep the bug population in check. There’s no rooster – only hens – so none of that tedious pre-dawn crowing.

o Makena – the local free-range cat. She’s a tabby, and can be very friendly to cat-people. Interacting with Makena outside and on the Suite lanai is fine – but please do not allow her to come inside. There’s another all-black cat in the area as well – but no info on that one.

o Koa – born ~2017. He’s a very playful and energetic Black Labrador from our neighbor to the North (uphill and to the North from the Suite). Koa is a determined boy who breaks-through his invisible fence between the two yards to come over and see our very cute – though much older – Border Collie, Sophie. Koa barks sometimes and runs around, but he’s never been aggressive – so don’t worry if you see him.

Everyday Stuff! - Cleaning, Laundry, Beach Fun & Breakfast

Cleaning, Laundry, Beach Fun

The Suite has been cleaned and furnished with fresh linens and towels prior to your check-in. Please let us know if anything was overlooked or is not to your liking.

As is normal with vacation rentals, daily cleaning and housekeeping services are not provided during your stay. We appreciate you doing your own laundry and light housekeeping during your stay to leave the home pretty much as you find it at check-in. That helps us keep the Cleaning Fee as low as possible. Mahalo!

The provided beach towels (patterned) are for your day-trips to Maui’s lovely beaches. Please

do not take the bath towels to the beach. Upon returning, please shake-out clothing and rinse

shoes and feet with the hose to avoid getting sand inside the Suite. Please do not bring used

beach towels back into the Suite.

Beach chairs, boogie boards, cooler and umbrella are available for your use at the beach.

These items are located in the large brown storage box on the lanai, (cooler in kitchen).

Please shake or rinse-off off sand before returning the items to storage.

The garden hose on the side of the house near the parking area, may be used to hose-off

beach items, shoes, etc.

Breakfast

To respect your privacy, breakfast is a “self-catered” (prepared by you) island-breakfast. We

provide almond milk, individual boxes of cereal, coffee beans, tea bags, a selection of

breakfast bars, packaged snacks and a breakfast bread item (banana bread / muffins for

example). This is meant to get you started until you go grocery shopping. If you need items

restocked, please let us know.

Tap water is from County of Maui and is safe to drink.

Toilets: “Normal” Waste ONLY, Please!

The Suite’s toilet and sinks drain to a cesspool – not a sewer.

So please do not put ANY foreign material – food waste, trash, sanitary products, etc – down the sinks or toilets.

a. Water Emergency Turn-off:

1. The Suite’s water shut-off valves are located outside, on the side of the main house

garage under the carport.

2. The valves is below the hose. There is a “House Water Shut-Off” sign.

3. Please close both valves by turning clockwise several turns until they stop.

4. … And of course, call Robert: 808-868-6206.

b. Air Conditioners:

Maui’s lovely climate is best-enjoyed with the windows open and the tropical breezes blowing

through the house. That is one reason why homes here generally have no central heating and

cooling.

But when you require a bit of respite from the warm and humid summer afternoons, the

bedroom air conditioners offer a welcome retreat. Electricity in Hawaii is generated by oil-fired

power plants - supplemented a bit by wind and solar, of course. But electricity here is

expensive at 2-3 times the mainland price – another reason for no central HVAC here.

You’re welcome to enjoy the bedroom a/c units. In light of the above, when operating the a/c

units, we ask that you…

Completely close the bedroom door and windows.

Use the a/c only when present in the bedrooms.

Please do not leave the a/c running when you’re not in the Suite.

These a/c units are sized to quickly cool-down the bedroom for you

Nights here are naturally cool. So the best use of the a/c is to cool-down the

bedroom, and then turn off the a/c and open the windows.

A/C Controls

The a/c remote has the same a/c controls as the front panel.

Power button illuminates the display, which dims after controls are set.

Up/Down arrows set the desired temperature.

Mode button selects one of three modes:

1. Cool: Fan runs continuously, compressor cycles On and Off to hold set temperature.

2. Fan: Fan-only setting, no cooling – compressor does not run.

3. Econ: Same as Cool, but fan turns On and Off as the compressor cycles On and Off.

Speed controls the Fan speed

Low, Med, High – Fan stays at the selected speed.

Auto – fan speed varies automatically.

c. Power Outages:

Located in a rural area we are subject to power outages from Maui Electric Company. These

are usually brief in duration.

There are flashlights plugged into the kitchen outlets for your use during power outages.

o Flashlights may be set to illuminate during power outage – an automatic night light.

The electric panel is located in the main house garage. Please verify that the outage is not

from a tripped breaker.

If the power outage lasts longer than is tolerable, please call Robert Oswald 808-868-6206 to

check with Maui Electric.

d. Keys / Lockbox:

The lockbox is located to the right of the center sliding door of Areca Suite near the name sign.

Lockbox combination: Provided to you prior to check-in. Contact Hosts if needed.

Once you have accessed the Suite, we recommend returning the key to the lockbox and using

the extra keys located on the kitchen counter.

On your departure, please use the keys from the lockbox to lock the security screen doors and

then return the keys to the lockbox again.

e. Bathrobes / Slippers:

There are bathrobes located in each bedroom for your use during your stay.

On departure day please leave any used bathrobes on the bed with used linens so the cleaner

will know they are to be washed.

Unused robes please leave hanging in the closet.

The slippers are yours to keep.

f. Propane Grill:

Open the valve on the propane tank.

Use the grill knobs to ignite the burners or side burner.

If the grill does not light, turn OFF propane tank & grill knob: call Robert Oswald 808-868-6206.

After each use of the grill, please turn off the grill knobs and the propane tank valve.

If you have difficulty lighting, or if the propane runs out, please call Robert Oswald: 808-868-

6206.

g. Dishes – Disposable:

Due to Maui water use restrictions we do not have a dishwasher. If you prefer not to wash

dishes by hand, we have supplied disposable plates, bowls and cutlery for your use. Please be

sure to rinse these off before throwing in the trash to avoid bugs.

Groceries:

Costco, Walmart, and Target are all located in Kahului, near the airport approx. 25-minute

drive.

There are two Safeway grocery stores in Kahului along with other grocery store options,

Foodland for example.

Haiku is the nearest small town and there is a small grocery store along with restaurants, food

trucks, post office and other stores. Haiku is approximately 15-minute drive.

Jaws Country Store located 2- minutes walk down Ulumalu Rd on the Hana Hwy (walk down

the hill on Ulumalu Rd, turn right and you’re there!) has a few food items for sale. Also has

breakfast and lunch prepared food items and coffee, smoothies etc if you fancy a quick bite or

beverage.

On W. Kuiaha Rd (10 mins away) there’s another small convenience store, Pauwela Store

open from 8am – 10pm. They also have a few to-go food items.

Next door to the Pauwela Store is “Baked on Maui” selling prepared food, bakeries and

banana bread!

Pa’ia has a grocery store, Mana Foods, which is located on Baldwin Ave amongst the other

stores and restaurants.

Other dining suggestions are mentioned at the end of the house book. There are many dining

options for you in the nearby towns of Haiku, Makawao, Pukalani, and Pa’ia.

DEPARTURE Day: Check-out time 10 a.m. – unless other specific

arrangements have been made and agreed-to by Hosts. This is because the cleaners will be coming

to the Suite immediately upon your departure to ready it for the next Guest check-in.

What you can do….. Kindly help-out with as many of the tasks listed below as you please. If you don’t have time or are

otherwise not inclined – that’s OK.

TOWELS & LINENS:

o Please strip any used bed linens and place on bed.

o Run a washer-load of used towels. Leaving a load running in the washer

when you depart is OK.

o Place used, non-washed towels in a pile in the bathtub or on the washer,

so we’ll know to wash them.

o Leave folded clean, dried towels back in the linen cabinet.

o Place beach towels on washer or in the bathtub.

o Please used bathrobes on the bed with any used bed linens. Please leave

unused bathrobes hanging in the closet.

DISHES:

o Please wash dishes and put them away if possible, or washing and leaving

them in the sink drying rack is fine.

FOOD ITEMS:

o Clean out any perishables you may have in the pantry, fridge or freezer and

place in the trash.

TRASH:

o Empty kitchen and bathroom trash and place in the trash can at the bottom

of the driveway by the street.

o Please leave windows slightly open, blinds pulled-back to avoid the wind.

not working properly. We understand that things happen, and we’d

appreciate you letting us know so that everything can be ready for the next

Guests.

For Guests’ safety and comfort, and out of mutual consideration, Owners respectfully request

and require Guests’ observance of the following Tranquil Palms Rental Terms and Posted House

Rules.

Rental Terms

1. Booking details shall be as stipulated in the contract terms of the booking agent – i.e. AirBnB, VRBO, or direct booking:

a. Rent, damage deposit, cleaning fee, and other payments,

b. Cancellation policy and damage deposit refund,

c. Arrival (“check-in”) and Departure (“check-out”) dates and times as above, unless other arrangements have been agreed-to by Owners in advance.

2. One Guest must be age 21+. Maximum four (4) adult Guests allowed.

3. Minor-Guests age 10+ are permitted, provided Parent/Guardian is present and agrees and acknowledges:

a. Tranquil Palms is a working orchard-farm, and that the premises have not been child-proofed.

b. Child-Guests shall be accompanied and supervised at all times by a Parent/Guardian or other Adult-Guest in the party.

4. Responsible smoking/vaping is permitted outdoors only, and at least 50 feet from any building.

a. “Responsible” means such that no smoke, vape, smoke odor, or vape odor enters any building.

b. Guests are responsible for any smoke/vape odor damage during their lease period per #8 below.

5. Recreational use of illegal/controlled substances anywhere on the Tranquil Palms premises is prohibited.

a. Legal use of otherwise controlled substances for legitimate medicinal purposes may be permitted if disclosed and documented by the Guest to the Owners at the time of booking request, and approved by the Owners.

b. Guest agrees that willful breach of this policy – by the Guest and/or anyone in the

Guest’s party - may result in the Guest party’s immediate eviction.

6. Tranquil Palms is meant for Guests seeking peaceful, quiet solitude.

a. Kindly keep voices and sound levels down between 9 PM and 8 AM.

b. Amplified sound (TV, music, etc) that is audible beyond the home is not allowed at any time.

7. Guests agree to be financially responsible for loss or damage to the premises or its contents which may be caused by Guests - or others invited onto the property by Guests.

8. “Damage” does not include normal wear and tear, of course.

a. But “damage” DOES include smoke odor in the home from the Guests’ smoking/vaping – whether or not the smoking/vaping was done indoors or outdoors.

b. “Financially responsible” means Guest payment to Owner for remediation of loss caused or allowed by the Guest.

9. Security Camera Disclosure - Please note: Owners are committed to Guest Privacy.

a. As is true of many vacation rental properties, outdoor areas are video-monitored for security.

i. Please be assured that the cameras are directed away from and not looking into your rental unit.

b. And be assured that there are no cameras inside the rental units.

10. In the event that house or house property (i.e. keys, beach gear) that was present at Guest arrival are damaged, removed, lost, or otherwise not present after Guest check-out, Guest is responsible for repair/replacement cost and/or Service Fee. Repair/replacement costs and/or Minimum Service Fee of $50 will be deducted from Guest Security Deposit Refund. Guest may be responsible for loss/damage costs over and above the amount of the Security Deposit.

11. Guests agree to indemnify and hold Homeowner harmless from any liability for personal injury or property damage sustained by Guests or parties allowed onto the property by Guests.

12. In the event of a dispute over the rights or obligations of either party to this Rental Agreement, the prevailing party shall be entitled to recover its reasonable attorney fees, costs and expenses incurred.

Rental Terms for AirBnB Bookings Only

(Do NOT Apply to VRBO and direct bookings.)

1. Guest acknowledges that Guest payments to AirBnB do not include the mandatory State of Hawaii General Excise Tax (GET) and Maui County Transient Accommodation Tax (TAT).

2. Per AirBnB rules and Hawaii statue, Guest agrees to pay GET and TAT directly to Owners upon arrival and check-in at Tranquil Palms.

3. Tax payment to Owners to be via major credit/debit card – i.e MC, Visa, etc.

4. Total of GET and TAT is 14.42% of rent, plus credit/debit card processing fee.

Tranquil Palms Posted House Rules

1. Quiet hours are from 9:00 p.m. to 8:00 a.m., during which time the noise from the Tranquil Palms rental

unit shall not disturb adjacent neighbors or Guests.

2. Amplified sound (TV, music etc) audible outside the Tranquil Palms rental unit is prohibited.

3. Vehicles shall park in the designated parking areas and shall not be parked on the street.

4. There is No Smoking of any kind allowed indoors or within 50 feet of any building. Please dispose of any

smoking waste (i.e. cigarette butts) in an outside trash bin – do NOT bring inside. Guests are responsible

for the cost of removing any lingering smoke odor they caused, regardless of how or where the smoking

was done. Guests agree to pay such costs or that they may be deducted from Guests’ security deposit

refund.

5. Illegal drug use is prohibited anywhere on the property. Violation may result in immediate eviction of

the Guest Party.

6. When leaving for the day, please:

o Turn off A/C and electric items.

o Close window sliders or leave open around 2-inches, with the blind vanes pulled back so the

wind does not blow the vanes around. (Blind vanes can detach in our lovely tropical breezes .)

o Interior doors can remain open on their latches, but please lock the security screens or sliders.

o Owners are not responsible for Guest belongings.

7. As is standard practice with vacation rentals and to maximize your privacy, housekeeping services are

not provided during your stay. Prior to entering the home: kindly remove your shoes, shake beach sand

out of all clothing, and store all items that have been to the beach outside. The garden hose is handy for

rinsing.

8. When you are away, please lock the doors and sliders. We believe our home is safe and secure, but

9. Important: Put ONLY water down the sink drains and only “normal” waste and toilet paper down the

toilets, please! We are on septic/cesspool and therefore no waste materials – including sanitary

products - may be disposed-of down the drains or toilets.

10. Premises are for registered guests only. No Parties, events, or group gatherings of any kind with anyone

other than registered Tranquil Palms Guests are permitted.
