Can anyone believe that it’s the end of March already? Autumn is here and winter is on its way. From snow to frosts, gale force winds and all that comes with it, there is a good chance we will all be spending a lot more time inside in the coming months.

Located in Tinwald’s Elmwood Grove, you can’t help but take notice of the striking angles that welcome visitors to the grand entrance.

From the moment you set eyes on the property, you are drawn to the tall entry portico, with multiple angled windows and roof sections, where synergy has been created without the more common use of total sym-metry.

Using blends of classical and contemporary lines, architect Russell Murray has created a modern home, conducive to Mick and Sanae’s personalities and lifestyle. Sanae’s Japanese heritage is evident in the clean detailing of the design, where Mick’s real estate career al-lowed him to capture the best features. The result shows how skilled workmanship, clever de-sign and quality materials can harmonise.

Mick and Sanae placed total faith within their architect’s hands. From a simple list of likes and dislikes, Russell was able to design a masterpiece which Mick and Sanae are de-lighted to call home.

As you walk through the front door, you are greeted by space and light. The 4.8 metre ceiling which peaks at the front of the home instantly lifts the open living areas. The extravagant

height called for elegant tall windows, which fill the expanse with an abundance of natural light. The ceiling angles down-ward to its lowest height of 2.7 metres, bringing the modern lines into the interior. From the outside you can be forgiven for thinking this home was double-storey, but once inside, the word ‘wow’ instantly comes to mind.

Three glass doors open from the living area, where opaque glass panels have been installed above each door. This clever innovation allows light to pass through into these other ar-eas, but the opaque glass has a frosted appearance, so it is not see-through. This borrowed light fills the passageway which leads to the master bedroom, as well as the passage leading to the guest wing, and also into the laundry.

“No dark corners” was the aim of Mick and Sanae, which has been cleverly achieved without the need for electrical lighting to be used during the day. Even the ensuite of the master bed-room has a skylight, so lights aren’t needed in the home until the stars come out. When night does fall, a clever lighting de-

sign plan was installed by Laser Electrical, to ensure that the rooms were evenly filled with light, despite the differing ceil-ing heights.

Every woman’s dream, the mas-ter bedroom features a luxuri-ous walk-in-wardrobe, which Mick describes as huge. When he saw the initial size of the wardrobe on the plans, he said to the architect “have you not seen how many clothes Sanae has?” Laughing they made the wardrobe significantly bigger, one of the few design changes requested by Mick and Sanae.

As well as being a luxurious sanctuary, Mick and Sanae placed importance on the qual-ity of construction materials used as much as the aesthetic beauty. Built by local builder Des Millar, the quality of ma-terials used were well above what is required, with emphasis

placed on stability and thermal quality. No matter where you turn in this home, the quality of workmanship and design is evident.

The rib-raft flooring system installed was chosen for its thermal properties as well as seismic resilience, in an ef-fort to strengthen for possible earthquakes. Thick external walls, thermally broken alumin-ium framed windows and thick ceiling insulation were all key components. Underfloor water-piped heating was installed and is powered by solar energy. Mick and Sanae were pleasantly surprised at how quickly the underfloor heating warmed up, but haven’t yet gone through a full winter to test it to its fullest.

The emphasis on thermal insu-lation created a pleasant living during the scorching summer days. When the temperature rose above the mid-thirties out-side, inside remained pleasant in the mid-twenties.

The master bedroom, guest bedroom, two-person office and Sanae’s craft room all have luxurious proportions. The guest bedroom mirrors the master bedroom and has been constructed on the oppo-site side of the house, to allow guests a feeling of total privacy. A simply beautiful home to enjoy life as it should be lived, with the people that you love most. Each room and the rela-tionship it forms with the rest of the home unifies for a sense

GROUND CONDITIONS The cost of having to obtain a geotechnical report into the load-bearing capacity of the soil, and then having to design and build bespoke foundations can add tens of thousands to the cost of a build. Poor load-bearing soil can be a feature of a section that is in the proxim-ity of a water course. Ideally, any agreement for your pur-chase of the section should be subject to you approving a LIM Report on the property. A LIM Report should deliver some ba-sic information on ground con-ditions, particularly if the land is part of a new subdivision. It may also include informa-tion held by ECan on whether a previous use has left the site contaminated, or potentially contaminated. Contamination can also result in you having to spend unexpected sums before you have even pegged out the foundations.

zONE RULES

Your target section will be zoned within the Ashburton District Plan. Each zone has different rules that will dictate what you can and cannot do on that land. Your architect, de-signer, or builder should know what is going to be possible without having to apply for a Resource Consent. The Coun-cil is also helpful in answering queries, although some of the rules are reasonably techni-cal. These are best left for the experts to consider. Having to make an application for Re-source Consent where aspects of your plans fall outside of what is permitted under the zone rules adds time, cost, and a degree of uncertainty at the early stages of your build. How-ever, to make the best use of a site you may indeed need to apply for a Resource Consent. Some Resource Consents, such as discharge permits (storm water or sewage), may come with on-going monitoring and compliance costs. These will

be unavoidable where Council services are not available to the boundary.

RESTRICTIVE COVENANTS

If the section is part of a new subdivision, it is very likely that the developer will have placed a covenant on the land title restricting some of the param-eters of your proposed build. These restrictions will be in ad-dition to the restrictions under the District Plan zone rules. A covenant may also restrict what you can do on the site once the house is up (for instance by prohibiting growing tall trees or the storage of caravans and motorhomes). These covenants are aimed at preserving the quality of the subdivision, and will normally apply to the own-ers of all sections. However, whilst these cov-enants may be in your inter-ests as the new land owner, if not considered before you start planning, you may find yourselves having to change direction after a false start. For instance, the height of fences on the road-front boundary is often limited to less than 1m meaning that you could end up enjoying little or no privacy whilst sitting out on your brand new deck in front of the bi-fold doors of your brand new lounge.

At very least, the plans for your new build will probably need to be approved by the developer. If you are going to be doing something unusual or cutting edge, then your agreement to buy the section should be con-ditional on you obtaining the developer’s approval of your plans before you are commit-ted to proceed with the pur-chase of the section.

The building process is going to be stressful enough without unforeseen circumstances aris-ing. For this reason it would be a good idea to get your solici-tor on board before committing to buying a section.

CURTAINS

Curtains are the most com-mon way to cover your win-dows, but all curtains are not created equal. The thicker the fabric the better the insulation but most of the benefit comes from having a separate lining. A block-out coated lining adds another layer for warmth with-out stiffening the fabric so it still drapes softly. The use of this lining also controls the light effectively for shift workers wanting to sleep during the day or even if you would just like a sleep every now and again!

INSTALLATION

How the curtains are installed can also influence how well they work. By extending the track well past the window, so the whole curtain is off the window during the day, allows you the maximum amount of heat during the day. Then by closing them just before dark they retain that heat overnight. Hanging the track above the frame or under a pelmet and having the curtains to the floor is also another way to reduce draughts and light coming into the room.

However not every situation calls for a curtain, sometimes a blind is a better option. All different types of blinds have different degrees of insulation. Its small stacking depth and thin profile allows it to be discrete and installed into places where other blinds just wouldn’t work.
