What is the need?
London Affordable Housing Demand
› London population increasing by 70,000 per year, reaching 10.5 million in 2041.
› London requires a minimum 66,000 new homes per year for 10 years to meet the London plan target.
› 43,000 of them should be genuinely affordable if the needs are to be met.
› Mayor’s strategic target of 50% of all new home being genuinely affordable.
› 270,000 homes are in the planning pipeline.
Previous statistics
› London Plan policy seeks to deliver an average of at least 17,000 affordable homes per year.
› The actual need in 2013 was approximately 25,600 homes per year.
› On average between 2012 to 2016 combined net affordable homes delivered across London = 7,275 new homes.
› Potential shortfall of at least 10,000 affordable homes per year.
What is the need?

› The consensus is 225,000 to 275,000 new homes per year are needed to tackle population growth & under-supply
› On average 160,000 new homes are built in England each year
› Potential shortfall of 115,000 homes per year.
› Largest Homebuilder in the UK produced 17,395 homes per year (Barratt Homes).
› Next 5 biggest housebuilders each produce 12,000-15,000 houses per year.
› In 2016-2017 147,900 homes were completed in England
