Executive SummaryHFF, as exclusive advisor to Chevron (the “Owner”), is pleased to present the rare opportunity to acquire 4800 Fournace Place (the “Property”).

The Property consists of:

• A ±30.46-acre infill redevelopment site fronting the IH Loop 610 in Houston (Bellaire), Texas.

• Two vacant office buildings totaling approximately 547,370 net rentable square feet, completely renovated starting in 2005.

This is an extremely rare opportunity to purchase an attractive, highly visible, mixed-use redevelopment tract in one of the most densely populated and affluent demographic submarkets in the Houston MSA.

INVESTMENT HIGHLIGHTS

• Fortune 50 Corporate Real Estate Owner

— After 70+ years at this location, Chevron will vacate the Property by the end of 3Q 2017, having consolidated to its larger corporate campus in downtown Houston. This consolidation allows 4800 Fournace Place to be sold as one of Houston’s largest infill development sites that is prime for mixed-use development.

• Unrivaled Urban Infill Site

— The Property’s rectangular shape, excellent accessibility and urban nature present a unique opportunity for a well-designed ±30.46-acre infill mixed-use development or corporate campus located on some of Houston’s most desirable real estate. In addition, the city of Bellaire recently reclassified the Property as “North Bellaire Special Development Area,” an opportunity to place-make multiple uses.

• Excellent Access and Frontage

— Located at the intersection of IH Loop 610 and Fournace Place, the Property allows for immediate access to Houston’s extensive highway network. Additionally, frontage along South Rice Avenue provides direct access to the Galleria area as well as access to US-59/I-69, and the Westpark Tollway.

• Best-In-Class Office Buildings

— Consisting of a ten (10) story, ±452,370 square foot building and a six (6) story, ±95,000 square foot building, the Property totals ±547,370 square feet of office space that was

renovated by Chevron and maintained to the highest quality corporate standards. Since 2005, Chevron has invested nearly $100 million in capital improvements.

— Given the quality of the improvements, desirable infill location and high visibility from IH Loop 610, the office buildings provide the ability to, (i) generate near term cash flow to cover the carry cost of the Property until full redevelopment, and (ii) create value and a potential liquidity event by re-stabilizing the occupancy.

• Affluent Demographics

— Ideally situated in the incorporated city of Bellaire, neighboring West University Place, and the areas surrounding the Galleria, which include River Oaks and Tanglewood, are the most affluent residential suburbs in Houston. Bellaire has an average household income of $230,000. In addition, within a 3-mile radius of the Property, the average household income is $122,349, well above the Houston MSA average of $92,331. Furthermore, within the 3- and 5-mile radii of the Property, there are an estimated population of 52,633 and 111,268, respectively.

• Resilient Houston Economy

— Houston added 45,300 jobs, (1.51% increase) over the past 12 months as of May 2017, the highest percentage and absolute growth rate since July 2015. This brings the 2017 year-to-date total to 12,900 jobs, compared to the 18,700 job created in all of 2016. Additionally, between July 2015 and July 2016, Houston added 125,005 new residents, ranking it #2 among U.S. metros during that time.
