SECRET #1. 9 BIGGEST MISTAKES HOME BUYERS MAKE Three stages of the process are vital for you to find and purchase the right home
STARTING LINE
Mistake #1…. Not having a Smart Home Buyer consultation
Why is this So important? Because a consultation puts you ahead of the buyers who don’t know what they’re doing, and those other buyers are most certainly going to make mistakes. You are going to be spending a lot of money and it’s important to have upfront, truthful and current information, help to get you to the right lender, knowing how to spot the right homes, help with all paper work, how to be competitive when you are ready to submit an offer, and what you need to what to do at each stage of the buying process. The more informed you are, the smarter decisions you will make. Most of the homes in this book had multiple offers on the table, the buyers in this book got those homes.
Mistake # 2…. Not shopping 2-3 lenders
Why is this So important? Because this is a long-term investment you are making and just a small % higher or lower rate could mean the difference in thousands of dollars in the long-term cost of your home. If you approach only one lender, they may not be motivated to provide you with the best loan terms and rates. One particular buyer was adamant they were using their own bank. When they understood that loyalty to a bank is not necessary, they did shop another lender and got a much better rate – this saved them thousands of dollars over the life of their loan, and they had a lower payment every month.
Mistake # 3…. Opening credit cards or buying a car
Why is this important? Because doing this can affect your lending power – in fact it can prevent you from qualifying for a home. If you open credit cards before or during home buying for e.g. buying new furniture for your new home or purchase a car, you may be jeopardizing obtaining a home loan.
Mistake # 4….Not having a clear idea of wants and needs
Mistake # 5….Wasting time looking at the Wrong homes
Why is this So important? Because while you’re looking at the wrong homes other buyers are snatching up the home that could be the Perfect fit for you.

MID WAY
Mistake # 6….You don’t have the right info on comparable homes
Why is this So important? Because you don’t want to overpay for a home. Once you have the right home in your sights, it’s vital to get the right information in your hands quickly about the neighborhood and surrounding homes that recently closed.
Mistake # 7…. You don’t know what competition you have
Why is this important? Because if the right questions aren’t asked, how do you know how competitive you need to be? If you don’t know how many buyers you are up against, you really won’t know how to prepare your offer. Perhaps there are no buyers, perhaps there are several, Knowing this information will help you craft your offer to win the home. One buyer loved a home that had been on the market for 33 days. By asking the right questions, we found that the seller had been unreasonable with his list price and he’d had no offers. This buyer made an offer $13,000 below the list price. At this point the seller was so happy to receive an offer that he took it. Buyers successfully closed on their Fully Renovated home in a highly desirable neighborhood.
Mistake # 8…. Skipping home inspections
Why is this important? Because it’s too late after your DD to figure out what’s wrong with the home. It’s a good idea to know the condition of the home that you are buying. This should include having various inspections, not just a Home Inspection. You have a great deal of money at stake and if you avoid home inspections you won’t know what you’re buying or what problems you could be facing in the future.
FINISH LINE
Mistake # 9…. Not having a final walk - thru
Why is this important? Because you’ll want to see that the house is in substantially the same or better condition as when you submitted your contract. On one final buyer walk – thru , we found the master bath shower valve was leaking. A plumber was called immediately, the seller had to pay for it – problem solved. These buyers were saved a major headache and successfully closed on their home. These things do happen, no home is perfect, and by having a final walk-thru you’ll have the opportunity to double check everything and go to closing feeling confident with the purchase you just made.

The buyers for this home are almost finished with the renovations they are doing to this point. The buyers are;

Drive Around Neighborhoods At Odd Hours Driving around a neighborhood at different times of day will give you
insight into the neighborhood. You’ll see if people take care of their
homes, if it is a noisy area or quiet, and does Joe the mechanic keep a
bunch of broken down cars on his yard. You want to be sure your home will
increase in value in the long term.
Tip 3. Buyer Representation is Completely Free
The seller has negotiated the compensation they pay
long before you see the house advertised and if the
buyer doesn’t have their own representation, the seller
holds all the cards. It’s completely free for a buyer to
have good professional representation.
Tip # 4. Open House & Coming Soon If you come across any great Open House homes or coming soon homes, inform your agent right away
so they can gather all the information for you as soon as possible. You never know, this could just be the
home you end up buying.
