GENERAL:

ITEM NO. 1.01 Refer to the minutes of the Pre-Bid Conference dated May 23, 2018. (Attachment No.

1 of this Addendum).

CLARIFICATIONS:

ITEM NO. 1.02 Roof drains shall be replaced at perimeter edge with standard drains from the top side

of the roof. Retrofit style drains shall be avoided.

ITEM NO. 1.03 The color of the liquid membrane coating shall be white.

SPECIFICATIONS:

ITEM NO. 1.04 SPECIFICATION INDEX; REVISE Section 00 02 00 to read “Standard of Proposal

PB.1 Project bids are due February 25, 2020 no later than 12:00 PM (local time) at College Center Room #CC167. Location to open bids shall be in the same building. Make sure your bids are time stamped.

PB.2 This is a mandatory Pre-bid Meeting.

PB.3 This is a lump sum Bid with selected unit prices. There are no alternates at this time. There are no requirements for Minority Business or Wage Rates, providing cost of work is under $500,000; if over wage rates will apply. Submit the following documents for your bid package (single copies): A. Proposal Form B. Bid Bond C. Purchasing Affidavit

PB.4 Liquidated damages shall be set at $300 per day as indicated in the project specifications.

PB.5 Project consists of the following for Roof Repairs and Restoration: A. Removal of all roofing and insulation down to existing deck where noted due to wet

insulation. B. Install new insulation, cover board and SBS BUR system to match existing. C. Repair flashing as needed and replace existing drains.

PB.6 The building will be occupied during the project. Classes generally start at 8:00 AM. A. This building is occupied year-round. B. Other projects are occurring on campus this year. Contractors will need to coordinate as

necessary. C. Contractor shall maintain proper behavior with students and visitors on campus.

PB.7 Summer class schedule begins in June.

PB.8 Work and staging may begin April, 2020. Graduation occurs in May, 2020, Contractor will not be permitted to work during graduation weekend. The area around the building shall be cleaned up from roof operations for this event. Substantial Completion date is June 30, 2020. There are various activities on campus during summer.

PB.9 Contractor parking and staging areas are as designated by ACoM. Staging areas to be kept neat and presentable regardless of location as there are many visitors to the campus on a daily basis. Dumpster shall remain on pavement. Any damage to grass or landscape areas shall be repaired. Eight (8) parking spaces to be provided for staging/dumpsters in front parking lot. North and south entrances can be blocked off. Roof access and staging at front of building facing road.

PB.10 Contractors are responsible for dust protection and partitions during construction activities on the interiors, if necessary. Contractor shall assist with cleaning if caused by the roof work.

PB.11 Deadline for questions shall be 5:00 PM on Feb. 18, 2020. All questions must be emailed to BFM at [email protected] and [email protected].

PB.12 Additional site visits may be coordinated through Facilities (301-784-5262). Provide min. 24 hr notice.

PB.13 Roof cuts are indicated on Drawing A1.1.

PB.14 Basis of Design is Tremco’s SBS BUR and AlphaGuard systems.

PB.15 Bidders will need to follow OSHA regulations. OSHA does visit the Campus on a regular basis.

PB.16 Add roof access ladder from the interior courtyard area. Build out from wall for proper clearance.

PB.17 Campus is a tobacco free campus. This includes all tobacco products, vaping, chewing, etc… Please make sure your employees are informed.

PB.18 Questions: A. Is hot asphalt being used? No, cold applied systems., 2-ply cold applied. B. What type of cover board? Gyp. based ¼” thick – dens deck C. Who cleans roof? Contractor shall powerwash. D. Does extender metal at roof edge get replaced? Yes, by Alternate.

It is understood that the bid price will be firm for a time period of sixty (60) calendar days from

within the time period specified, the contractor will be liable for Liquidated Damages of $300.00 per

calendar day.

the Base Bid and requested alternates.

Bid Bonds, except those of three low bidders will be returned after the bid opening. Other bid

bonds will be returned after the related contract has been executed. If no bid has been accepted

within sixty (60) days after the bid opening, then any bond may be returned upon demand of the

bidder.

Failure to properly and completely fill in all blanks may be cause for rejection of this proposal.
