Project overview Leamington Spa is home to students of both Coventry and Warwick Universities. The building was completely refurbished to create 34 bedrooms across 7 apartment. The aim was not only to be the natural first-choice for students, but also meet ambitious targets for renewable heating and hot water. There was just a nine-month window to carry out the whole of the design and installation project. Customer requirements Warwick District Council’s planning regulations require 10 percent of the property’s energy to come from renewable sources. Although the Client had 15 years’ experience as a landlord and of managing 34 properties, this was his first encounter with renewable technologies. The tight pressure on time meant 40 tradespeople would be working on the property at any given moment, each controlling their own area of the project. The Developer and Main Contractor needed to be able to completely trust that every team member was able to work both autonomously and collectively to make sure the building would be completed on time and would meet all necessary inspection requirements. Central plant room for renewable & hybrid heating technologies

What we didGreenAct designed and specified the hybrid heating system and managed the whole installation through to commissioning and certification.

Primary heating is via two 20kW air-source heat pumps, located to the rear of the building

The heat pumps operate in a cascade so each is brought on line to meet the increasing demand for heat. Their outputs are controlled in response to the outdoor temperature, to keep 76 newly installed radiators at the optimum temperature.

A gas boiler was fitted to supplement the heat pumps when temperatures drop especially low, and also to provide hot water, which is stored in two 500 litre cylinders.

Benefits & outcomesThe heat pump alone provide 92 percent of Victoria Chambers’ heating requirement, which will save approximately £1,000 per year, compared to the cost of gas for a traditional heating system at the same property.
