Case Study 2: Thinking Inside the Box: Shipping Container Retail and Restaurants A push towards greater sustainability in every industry is the driving force behind the trend of restoring shipping containers. In a previous life, each of the shipping containers have made at least one journey across the ocean. Now, they creatively converge on empty dirt lots to create a community of brands making a unique, low-cost and low-risk food and retail center. See how successful shipping container centers Boxyard and SteelCraft are creating active retail and restaurant environments.

Worshop 2: Food of the FutureThe drive to more experiential mixed-use retail centers with authentic local businesses or unique expanding concepts is generating a new generation of unique restauranteurs. While developers appreciate the opportunity to bring these new and exciting concepts in to their centers, they do not always provide good guidance and assistance to help tenants open for business in a timely manner. Additional challenges in mixed-use environments can also drive unexpected costs that many small and relatively inexperienced restaurateurs do not anticipate, resulting in budget and time over-runs. Join a discussion with a group of experienced restaurant designers, construction managers, and owner’s representatives on ways to help restaurants open and add their unique brands to vibrant, healthy mixed-use projects and evolving development projects.

Workshop 3: Future of Construction: Changes Coming in How We Build BuildingsGlobally, construction companies are adapting new innovations and technology changes rapidly, whereas the U.S. construction industry has been slower to adapt. Many aspects of how we build buildings have not changed in 100 years, resulting in stagnant and declining productivity rates over the last few decades. The good news is that U.S. construction professionals recognize that they must adapt and new and innovative technologies that were once considered futuristic dreams, such as 3D-printed houses, robotics, automatically designed hospitals, prefabricated skyscrapers, and the adaption of lean techniques. In this workshop, the spotlight will be on innovative approaches that are starting to make an impact in today’s built world.

Workshop 1: The Collision of Food and Retail Centers: How to Plan for Additional F&B GLA Food-and-beverage (F&B) is now considered an important anchor in retail developments and can critically enhance the profitability of a center through generating an increased number of customer visits as well as customer “dwell” time. Customers themselves are looking for “destination” dining versus just “functional.” Developers across the globe are turning to F&B to reposition their current assets or to create a unique experience or point of difference for their new and redevelopment projects. This workshop will focus on how to forecast sustainable F&B volumes and GLA for retail centers to avoid reactionary conversion of floor space into F&B without thought for future consequences to the center’s profitability. Attendees will be able to list nine characteristics vital to F&B trends in retail and mixed-use developments that should influence strategic planning.

Workshop 2: Beyond Anchors: What Happens to the Box?It is time to think beyond traditional anchors and create dynamic brick-and-mortar shopping experiences that appeal to modern consumers. Today’s shoppers are digitally savvy, socially and environmentally conscious, and sophisticated. Keeping that in mind, speakers will use case studies to challenge attendees to imagine and examine how traditional anchors can be converted into other uses that will reaffirm the mall as a vibrant community gathering place—or—create a new type of destination altogether. Panelists will discuss common challenges and best practices as well as present forward-looking ideas that will turn the anchors of yesterday into revitalized uses that can serve as catalyst for future growth or for complementing existing development.

Case Study 1: Reviving America’s Oldest Mall at Southdale CenterWhen Southdale Center (Edina, MN) opened in 1956, it was a mall of the future. In fact, it was the first fully enclosed mall in the country and kicked off a shopping center boom across the nation. Today, shopping malls are evolving. This session will provide the inside scoop on the transformation of Southdale Center and traditional anchors, as they continue to respond and reshape. Our panel will clarify how and why consumers are attracted to a place designed as a curated experience with an integrated brand experience. Panelists will outline the history and strategic planning process in mall developments. Our learning objectives will focus on understanding retail trends, capitalizing on real estate opportunities, creating experiences for the community, and repurposing a building while maximizing its use.

Workshop 2: International Inspiration: A Look at the Best of the VIVA Award WinnersThe global effects of omni-channel retailing are pushing retailers and developers to look for increasingly innovative ways to entice shoppers into stores and shopping centers. This session will showcase design as a catalyst for some of the best stores and centers in the world. For the past 10 years, ICSC VIVA Awards have recognized the “Best of the Best” among the regional awards programs in Asia Pacific, China, Canada, Europe, Middle East, North, Latin America, and United States. Join this panel for an inspiring visual journey around the globe as members of the VIVA Awards Jury present past award winners, highlighting the ideas and innovations that made them worthy of ICSC’s highest design and development award. Join this panel to get up to speed on global retail design trends and explore the nuances projects you may not have an opportunity to see in person. Please note: this workshop will highlight innovation and ideas as recognized through past award-winning projects and store designs. It is not a “how-to” discussion on how to enter a project for judging.

Workshop 3: Un-Common Area Repeat TopicDevelopers need to reenergize shopping center common spaces in a way that engages customers and encourages them to linger. This is often in conflict with the drive to find alternative streams of income, such as kiosks and specialty retail merchandising units or carts, to help maximize center value. The result? A common area overtaken with temporary retail that does not compliment or enhance the mall experience.

Case Study 2: Hillsdale Shopping Center: A Tale of Two AnchorsHillsdale Shopping Center, a successful property opened in 1954, was faced with a problem in 2010 shared by many retail centers during that time: how to re-use an empty department store box. In this case it was a Mervyn’s building and the challenge presented was how to make the building more contemporary and how to re-lease a single tenant into a multi-tenant building. The solution was a creative re-use of the building structure and architectural elements in order to engage with the street and help to create a more open building, scaled appropriately to the neighborhood. Fast forward to 5 years later and the same property experienced the problem once again, on the opposite side of the center, with yet another empty anchor. The second challenge led to a very different outcome that has responded to a completely different consumer landscape with a different design and technical solution.

Case Study 3: Repurposing Retail: How Mixed-Use Revitalized a MallOne Hundred Oaks, which opened its doors in 1968, was Nashville’s first significant enclosed, air-conditioned mall. After 40 years of operation, the 880,000-square-foot retail mall on 56 acres was renovated into a mixed-use development with Vanderbilt Medical Center as the major tenant. The project showcases an innovative, sustainable approach to rehabilitating an existing building and creating a unique mix of uses, including healthcare, and large and small format retail, to enhance the economic vitality of the property and surrounding area. The developer who purchased and transformed One Hundred Oaks will share challenges and lessons learned while transforming the property into a mixed office/retail development and the influence on his current redevelopment efforts.

CostWhile there is no fee to participate in the hike, you must register in advance by completing this form.

HikeThe Piestewa Peak Summit Trail (elevation gain = 1,208 feet) is a hike for those seeking a cardio-vascular workout, great views, or a family outing. However, quite a few hikers do not actually reach the top due to the fact that this trail is more difficult than it looks. There are alternate routes for all ability levels if the summit is not desirable. No water is available on the trail. Water is only available at the trailhead; bottles will be provided. Views from the summit include, in clear weather: Pinnacle Peak, McDowell Mountains, Four Peaks, the Superstition Mountains, Tabletop Mountain, the Sierra Estrella, Woolsey Peak, White Tank Mountains, the Harquahala Mountains, the Papago Mountains and the Bradshaw Mountains.

Trailhead location is at the Phoenix Mountain Park and Recreation Area , 2701 E Squaw Peak Drive, outside of Scottsdale. The hike itself takes anywhere from 25 to 60 minutes in fair weather, depending on each hiker’s capabilities (higher temperatures and sunny conditions may force the hiker to take twice as long). A beginning hiker should allow 60 minutes for a leisurely ascent and 40 for descent. The path is mostly well marked. There are a few sections that are technically difficult as they are steep and there are no guard rails.

Suggestions for HikersWear appropriate hiking shoes, and bring a backpack to carry any items needed on the hike. The path can be rocky at times. If you are running the trail, make sure your footing is stable on the gravel/rocky parts. Wear appropriate clothing. It may be cool in Phoenix that day if it is windy. The views are really beautiful, so feel free to bring a camera or cellphone with a camera. If you decide to drive your own personal vehicle in lieu of using the bus, a vehicle parking fee may apply.
