The Builder shall conform with the requirements and conditions as set out by the State Advances Corporation.
2. By-Laws: The 3uilder shall conform in all respects to the
By-Lavffl of all or any local authorities having jurisdiction over the work and be respo~sible for all damage to public or
private property occasioned by the work.
3. Insurance: Before commencing work, the Builder must effect
an assurance with an approved Company to cover
any liability of the Owner for accidents or workers’ compensation for any accidental injury to any worker or death of same in the course of his
employment, and t11e Builder mus t maintain such insurance until the complet- ion of the job. The Builder w"ill also insure the works and keep them
similarly insured until they are delivered up against loss or damage by fire in the joint names of the ovvner and contractor for the full insurable value of the works executed.
4. Liens Act: This contract is subject to the Wages Protection and Contractor’s Liens Act.
5. Default and Bankrupt~: The usual laws of bankruptcy and default apply to this contract.
6. Arbitration: In any dispute arising between Owner and Builder not soluble by terms of this specification it
shall be referred to arbitration ’within the mee.n:Lng of the Arbitration Act, 1908.
7. Sub-Contractors: This Specification is subdivided into trade
sections for convenience of reference only and it shall not be construed that each trade section is an entire and separate contract. Every trade jointly and severally shall collaborate, wait on, assist and render all necessary assistance to complementary trades.
8. Availability of Mater l.ls: ’ Should any of the materials specified for this Contract be unprocurable the Builder shall
inform the O,vner and negotiate with him regarding the use of alternative materials.

The Ovmer will not arbitrarily or unnecessarily vnthhold his consent to sucn substitution.
9. Completion; On completion of the contract, the Builder shall
remove all debris leaving the site clean and tidy. All floors shall be sanded and left broom clean, all glass work shall be left sound, clean and polished inside and out. All painted, stained or polished work shall be left free from spot and dirt. Stove, sink, bath and W.C. shall be left clean and ready for use.
B. SITE PREPARATION
The Owner shall be responsible for the removal of all rubbish and vegetable matter from the area to be built upon and shall excavate and level up the ground as the individual site requires unless otherv e mentioned in the addenda to the specification.
The Ovmer shall indemnify all survey pegs.
C. FOUNDATIONS
1. Excavation: Excavate trenches and pile holes with clean cut sides and level bottoms and keep all excavations
clear of fallen material and water.
~,CP~2. Concrete Piles: Concrete Piles and foundation walls shall be ()" taken dovm through any filling to solid bearing.
~~ Minimum depth of external piles 18 inches; minimum depth of internal piles 12 inches. Height from ground to floor line shall be not less than 1 f 9" at
C~ any point with 12 inch minimum clearance betvreen ground and timber. .3. Piles: Shall be 8f! x 8" or 10" x 10" set plumb at
centres as shovm on plan. Outside blocks shall either be of pumice concrete or have heart totara nailing fillets. Precast blocks if used shall be set in a 12 inch concrete pad.
4. Porch floors and Steps shall be of 4 inch reinforced concrete vith i" diameter rods at 12 inch squares. Steps shall
be formed of concrete yvith 6 inch risers and 12 inch treads resting on properly rammed hard fill. Porches to have .3 inch upstands.
5. Chimney Block:
9 inch both ways. reinforced with i"
Foundation footing shall be 8 inches thick
projecting 4 inches reinforced ,nth i" rods at Jambs and back 6 inches thick. Hearths 4 inch concrete
rods at 9 inches both ways.
6. The Mix: The Mix shall be in the proportions of 1 part of cement to 6 parts of mix conforming with N.Z.S.S
95, Part 5.
7. Placing: Concrete shall be conveyed and placed so that no
separation of the various materials takes place and it shall be immediately spaded, tamped or rammed into position. vVhere
boxing is required it shall be viell fitted together and wetted before the concrete is poured.
8. Dampcourse: All concrete faces in contact "vi th timber work
shall be covered with one layer of three ply malthoid or other apprf’)ved dampcourse .."ith minimum laps of .3 inches.
D. CHIMNEY
The Chimney shall be Cement Products type - CP 27 parallel, or equivalent, constructed and reinforced in accordance vrith the Manufacturer’s instructions.

5. Builder’s Ironmongery: The Builder shall provide all nails, brads,
screws, bolts and other ironmongery required.. :f\!ails for YJeatherboarding shall be 3" and those for flooring shall be 2*" floor brads. For radiata pine framing, the Builder shall use 4" flat hea .
nails.
6. Framing: (a) Unless otherwise stated all framing timbers
shall be spaced 18" centres. The whole of
the framevvork timbers shall be spaced 18" centres. The whole of the frame-
vvork is to be well and properly braced and securely spiked together. All
plates and sleepers shall be halved together at all joints and angles.
(b) Floor Framing shall be 4.11 x 3 II sleepers set
on edge at not more than 4’6" for span of
sleepers. Floor joists shall be gauged over sleepers at uniform level and
with laps not less than 6" securely spiked together.
Wall framing shall be braced with flush braces
cut in at 450 or as near as possible and v th
not less than one brace to each bay. Where this is not practicable cut in
dog leg bracing. All external angles shall be framed vvith 3 studs. Three
rOVffi of dwangs shall be provided to full height sections of wall.

(d) Ce:i]j 11q; Framing - Ceiling joists shall be
spaced at 20" centres, well spiked to wall
plates and to foot of rafters. Joists spanning rnore than 7’6" shall be secured to 6" x it" stiffeners ,veIl spiked to 4" x itt hangers on the alternate
side of stiffeners. Between ceiling joists 2" x 2fl dwangs shall be cut in as
required. Alternatively 2" x 111 furrings shall be used.
(e) Roof Framing - Frame for roof 1ivi.th 411 x 2"
rafters at 3 foot maximum centres in single lengths and set at 150 pitch, birds-mouthed, and securely fixed to wall plates. Fix 3" x 2f! purlins at not more than 216" centres and under each
lap. Extend rafters to give eaves projection of 1 ’9" beyond exterior walls. Frame for first soffit to eaves Vii. th 3
II x 2" bearers and 6 II X 1 II fascia.
Strut the roof well up directly from partitions to 411 x 3" stringers at mid
point of rafters. Accurately mitre all fascia boards, bed moulds and line soffit of eaves Y:ith flat asbestos. Lining to soffit shall be finished at
edges .with mould. Trim out for chinmev stack v,’ith a minimum clea:~ance of
it" to the stack and trim out as requir~d for any other vents passing through the roof.
(f) Exterior Sheathing:
(i) Porch linings - shall be 3/1611 flat asbestos cement sheets. Finish at top with
mould and at internal angles.
(ii) Vreatherboards - shall be 6" x 111 bevel backed treated native timber, fixed with not
less than 1*" lap properly set out. All joints shall be well primed and
mitred and all external angles shall be mitred. Nails shall be punched
home as soon as possible.
(iii) Building paper shall be fixed behind all external sheathing.
(g) Flooring,: Before laying flooring all shavings
short ends and trade debris shall be removed
from under floor joists. All flooring shall be laid in lengths as long as
possible, close butted, tightly cra~ped up and double nailed at each joist
with 2*" floor brads "\vell punched horne. The surface of the floor shall be
kept clean during the construction of the job and protected from weather or dis figurement of any kind.
(h) Exterior Joinery: - shElll be Lwnsden Homes
pattern and timber usage.

(b) Casement Frames - solid rebated, weather
grooved and back grooved for flashings or p+aster; sills pitched, double
sunk and throated. Sills 2t", mullions 3", styles it", where facings and 2" or 3" for stopped jambs. Styles housed on extended sills with
requisite clearance to scantlings. Galvanised nailings and screwings to
redwood. Facings, stops etc completed vnth scribers.
(c) Door Frames - external to match casement frames with 2" pitched matai sills, internal it" solid rebated.
(d) Sashes: Sash material 2ft thick, top and
sides to have ploughed weather grooves. Use two 3" galvanised butts and
screvrs for sashes up to 3’6" high, three butts for all in excess. Split
sash fanlights to have galvanised ’Heather bar.
(i) Interior Linings: For kitchen, bathroom, laundry
and ""N, C. shall be of 3/16" hardboard fixed to the Manufacturer’s recommendation with joints veed.
For all other rooms wall linings shall be ~" Gibraltar Board
securely fixed with galvanised clouts not less than 1" in length. All
joints and nailings shall be stopped iirith Plaster of Paris. Ceilings
shall be lined with Pinex softboard applied as reco mended and neatly vee
jointed.
(j) Access Door in Ceiling: Form trapdoor to roof
in ceiling 20" square of material to match ceil-
ing and provide t" planted stops and fixing round margin with 2" xi" timber mitred at angles.

1. The roof shall be 26 gauge galvanised
corruga ted iron -\vith one and a half corrugat- ions as side laps and 9" end laps secured at every purlin with lead headed nails, such nails to be not further apart than every second
corrugation at end laps and intermediately at every fourth corrugation.
2. Laps must be painted on both sides before
fixing.
3. All iron will be cut neatly to hips and valleys and have 2" overhang at gutters and spouting.
4. Hips and ridges shall be covered with 24 gauge galvanised iron lead edged ridging dressed do,vn
into corrugations. At junction of ridges and hips 4 Ibs lead capping pieces shall be fixed.
5. Lay roofing iron over building paper and wire
netting.
G. ELECTRICIAN
1. Materials: Materials used by the Electrician must conform to the regulations of the Povrer Board and Local
Authority.
2. V{orkmanship: The vhole of the Electrician’s yvork must be
carried out in compliance with the regulations of the Local Authority by duly licensed tradesmen. Insofar
as possible all runs must be concealed from view.
3. W ril}g: Vhre the electric system with TRS cables.
Special plastic connection boxes shall be used with the plastic cable, and all wiring shall be concealed and vrired in such a manner that future replacer nt is possible. Adequate clearance holes are to be left and clips shall be accessible.
4. Mains: All w.ains shall be longer than normally required and shall have the surplus neatly
coiled at rear of svritch board. Subject to the Supply Authority’s approval the point of entry will be at the eaves.
5. Lamps and Plugs: Leave all lighting outlets complete with
approved pearl or inside frosted lamps with opal shades, and all other outlets complete with 5 pin plugs.
6. Hot Water Service: Run service to hot water cylinder and connect to element (1000W) and thermostat supplied by
Electrician.
7. ,gauge: Instal l\leeco Coronet type stove.
8. SVvltchboard: Provide and fix approved insulating composition switchboard where directed, recessed and hinged
to open out, totally enclosed with removable case out of 1" stuff and fitted with glazed panel door. All circuit fuses, svri tches, and service to be neatly engraved on.

during and after painting operations, to
protect his work from dust, dirt and any disfiguration whatsoever, and
provision must also be made against paints or stains marking floors or

joints primed with PVID No.2 priming before

7. All Exterior Woodvvork usually painted, "whether particularly mentioned
or not, shall be painted as follows:
Firs t Ooa t: Primed y"ith PVID No.2 priming. Stop all joints, nail holes
etc. with best linseed oil putty.
Second and Third Ooats: Shall be genuine vvhite lead and oil paint of
approved manufacture in tints as selected. Paint all
glazing putties.
Front Entrance Door: Prime as specified above, then apply one coat
of enamel undercoating reduced as directed, and finish v th
one coat of high gloss enamel.
Oast Iron Vent where exposed shall be painted one coat aluminium paint
and finished as for second and third coats on woodwork.
7. Picking Out: Allovl for all cutting in against other work to
be carefully and neatly done, and provide for picking out of
entrance doors, .window sashes and their frames in various colours as
selected.
8. Interior Painting: Stop all nail holes etc v th best linseed oil
putty and sand smooth.
(a) Oeilings - in accordance v th schedule either
(i) Paint two coats of PVA resin emulsion paint, or
(ii) Seal and finish wit h two coats semi gloss oil bound paint in colours selected.
(b) Hardboard Walls: Paint bvo coats Tinex and one good coat of
gloss enamel.
(c) Varnished Vvoodwork: Apply one coat of white polish and two
coats of eggshell flat varnish; lightly rubbed
daVID between coats.
(d) Painted VioodViTork: Prime yrith one coat of red lead primer, stop with linseed oil putty and paint with two coats
approved undercoating. Finish over the whole
of the work with one good coat of gloss enamel.
9. Pap:::rhanging: All walls except kitchen, bathroom, laundry,
and W.O. shall be prepared with one coat of
glue size ready for papering. The paperhanger must ensure that all walls
are free from blemish of any sort, that will show on the finished work.
