DirectionsFrom the A90 dual carriageway (Dundee to Aberdeen) turn off at Forfar. From Forfar take the B9128 signposted to Muirdrum and Carnoustie. After passing through Kingsmuir take the turning on the left signposted Letham and Arbroath. After 1.9 miles, in Bowriefauld turn left signposted Arbroath. After 1 mile turn left again signposted Guthrie and the entrance into Idvies House will be seen on the left after 0.4 miles.

SituationIdvies House is very attractively situated, close to the village of Letham and to the south east of Forfar. The immediate surrounding countryside comprises attractive and fertile farmland. Lying to the north of Letham, and within sight of Idvies House, is Dunnichen Hill, which is the reported site of the Battle of Nechtansmere in 685D. Nechtan was a Pictish King who defeated King Ecgrith of Northumbria, thus reclaiming this part of Scotland for the Picts. To the south of the house lie Idvies and Dunbarrow hills. Idvies was originally the name of Kirkden parish, and the house was the centre of Idvies Estate. As well as the hill several farms and a mill bear the Idvies name. Letham, which is centrally located within Angus, dates from the 18th century, when it was established as a spinning and weaving centre.

Idvies House is conveniently placed for the A90 dual carriageway and the principal Angus towns. Dundee is easily reached and the A90 provides fast to Aberdeen and south towards Edinburgh, Letham is a well serviced village and provides local shopping and primary schooling. Secondary schooling, shopping, business and leisure facilities are found in Forfar. Private schooling is available at the High School of Dundee.

There is a golf course at Forfar, whilst the championship course at Carnoustie is easily reached. Fishing can be taken on the nearby North and South Esks. The Angus Glens provide some of the best hill walking in Eastern Scotland, with ski-ing at Glenshee in winter. There is a pleasant sandy beach at Lunan Bay between Montrose and Arbroath which is famous for its “smokies”. There are railway stations at Arbroath and Dundee with mainline services to Aberdeen and to the south, including a sleeper. Aberdeen and Edinburgh Airports provide a range of domestic and European flights and there are services from Dundee to London City Airport, Belfast and Birmingham.

DescriptionIdvies House is a splendid mansion which dates from 1804. It was built for the Baxter family. The Baxters were well known textile manufacturers in Dundee who also owned other estates in the area including Balgavies and Kincaldrum. From the mid 1980s until 2003 Idvies House traded as a successful country house hotel. It was then divided, with the major portion being acquired by the current owners. The original owners still retain the remainder of the property, as a private residence.

Idvies House comprises all the principal reception rooms of the original house, which retain many of their fine period features, including cornicing, panelling and fireplaces. The house is not overlooked by the other parts of the property. The principal rooms face south and west. Particular features within the house are the fine hallway and staircase, the large drawing room with its ornate cornicing, two fireplaces and bay windows with a southerly and westerly aspect, with lovely evening light. A new kitchen/family room has double glazed French windows leading to the gardens. Since acquiring the house in 2003 the current owners have reroofed the property, rewired and replumbed it, including a new central heating boiler. The impressive new kitchen was created in what was a breakfast room. In the last couple of years much of the house has been redecorated. Upstairs the bedrooms all have en suite facilities. As such the house lends itself extremely well to be run as an upmarket guest house. Indeed the current owners used it as such until about three years ago. Able to sleep 14, it lent itself extremely well to family holidays, golfing and shooting groups. However, it is now used as a large and very comfortable family home.

The house is stone built with a slate roof. The south facing elevation is harled. There are lovely views west over adjoining fields and to Dunnichen Hill.
