Gladman Developments Ltd have successfully invested in communities throughout the UK over the past 20 years, developing high quality and sustainable residential, commercial and industrial schemes. We are proposing a residential development on land off Old Wells Road, Shepton Mallet.

Every council is required by the Government to boost significantly the supply of housing and to make planning decisions in the light of a presumption in favour of sustainable development.
It is considered that Mendip District Council does not have an adequate level of land to meet their 5 year housing requirement. With a growing population the Mendips have a demonstrable need for more housing and additional new deliverable sites are required in order to meet this shortfall.
Shepton Mallet is identified, within the current Mendip District Local Plan, as a town it is considered a suitable sustainable location to accommodate a proportion of the districts future housing growth.
The need for new housing Why is the site suitable for development?Settlements like Shepton Mallet provide opportunities to help meet housing need. Towns have a better range of services and facilities than villages and, as such, are better placed to accommodate some growth.
The site is located adjacent to the existing builtup area west of Shepton Mallet comprising well contained fields. It is accessible and sustainably located with access to the services and facilities in the town with direct access onto Old Wells Road. New and existing footpaths will connect the site to the surrounding community and surrounding countryside.

The site lies on the western edge of Shepton Mallet, consisting of gently sloping, species-poor improved grassland with most biodiversity interest limited to hedged and wooded field boundaries. These boundaries will be retained and enhanced to continue to provide for protected species such as bats, birds and reptiles. The site lies outside of Shepton Mallet Conservation Area. The site has two existing public rights of way (PROW) along the northern and southern boundaries.The northern PROW runs through the site, while the southern on the outside.
Existing properties back onto the site along its eastern edge, including Shepton Mallet Community Hospital. A property faces the site along Old Wells road to the south. The site topography falls to the north, towards a valley. Arable fields surround the south and west of the site.

VISUAL CONTEXT
Factors including local topography, bordering vegetation and the positon of existing properties give the site limited visibility from the surrounding area. The site lies adjacent to the existing settlement edge on a gently north facing slope. Consequently It is less visible to the south, but also to the east where existing mature trees alongside the site boundary provide effective screening. The site is not overly visible from the surrounding roads, however, views along public footpaths may incur a change. The footpath within the site will incur the greatest change, however those further away quickly diminish in effect.

Relatively few properties will have direct views into the site, with those along Old Wells Road gaining the clearest views. The existing boundary vegetation will screen and soften most views towards the site.

HISTORIC CONTEXT
A desk-based assessment has established that there are no designated archaeological assets within or close to the site, therefore significant harm would not result to any nationally important archaeological assets.
The historic maps opposite illustrate the smallincreases in size of the local settlement (and site locality) over the twentieth century. While not previously developed, the site is seen to have a close relationship to the town.
The historical maps indicate that since the introduction of a local community hospital to the area, residential development has formed around its edges in the preceding years.

The site is sustainably located with easy access to the town centre, existing community amenities and the public transport network. Amenities include a local shops, supermarket, hospital, post office, hairdressers, pub, a primary school and nurseries. There are also existing recreational facilities such as playing fields, community centres and a leisure centre. The numbers 669, 519 and 649 bus services stop at the crossroads on the B3136 in West Shepton.
