Mexico  in  2015  will  have  a

 •  The  government’s  tourism  strategy  includes  a  promotion  campaign,  use  of  new  

information  technologies,  workforce  development  and  infrastructure.    

•  The  new  tourism  campaign  is  called  “Vivelo  para  Creerlo”  (Live  It  to  Believe  It)  and  includes  44  competitive  agendas  for  Mexico’s  main  tourist  destinations.    

•  Infrastructure  investment  included  in  this  program  falls  within  Mexico’  National  Infrastructure  Plan  2014-­‐2018  calls  for  181  billion  pesos  (USD  14  billion)  in  83  projects  to  expand  and  modernize  Mexico’s  tourism  infrastructure,  including  constructing  new  hotels,  refurbishing  existing  facilities,  and  enhancing  public  spaces.    (U.S.  Embassy  in  Mexico)

Cancun:  from  Zero  to  4.5  Million  a  Year  

The  Cancun  Convention  and  Visitors  Bureau  recently  announced  a  year  on  year  increase  

in  global  visitor  numbers  of  7.5%  for  2014.    

In  1970  Cancun  didn’t  have  any  residents.  The  city  began  as  a  tourism  project  in  1974  as  an  Integrally  Planned  Center,  a  pioneer  of  FONATUR  (National  Fund  for  Tourism  Development).      Since  then,  it  has  undergone  a  comprehensive  transformation  from  a  fisherman's  island  surrounded  by  virgin  forest  and  undiscovered  shores  to  being  one  of  the  two  most  well-­‐known  Mexican  resorts.  

There were more than 4 million tourist arrivals at Cancun International Airport last year and nearly

   Cancun  soon  became  a  

famous  international  tourist  destination.  The  Riviera  Maya  was  still  a  virgin  Caribbean  coast  stretching  for  80  miles  south  of  Cancun.  It  started  developing  at  unparalleled  pace.  

Playa  del  Carmen,  the  Riviera  Maya’s  major  town,  grew  from  fishing  village  to  major  tourist  city  in  15  years.

From   1970   till   2010   the   main   tourist   cities   in  Quintana   Roo   state   have   gone   from   simple  villages  with  a  few  families  to  real  cities.    Cancun  has  grown  from  328    to  661,176,    and   Playa   del   Carmen   –   from   232   to   149,923  inhabitants.   Tulum   at   that   time   was   only   small  fishing  village.    

Growth  of  Tourism  in  Quintana  Roo  State  

In  total  the  state  has  evolved  from  88,150  in  1970  to  1,546,886  inhabitants  in  2014.    Hospitality  and  Tourism    sector  became  dominant,  currently  taking  

85.7%  of  the  market  share.

Labnaha’s  Eco  Park,  called  the  Magic  Mayan  World,  invites  only  small  guided  groups  and  is  not  open  for  mass  tourism.      Sac  Aktun  is  the  second  biggest  underwater  cave  system  in  the  world  with  244  kilometers  of  cave  passages  and  incredible  geological  formations.

It  is  not  necessary  to  be  in  Mexico  to  buy  a  property.  Through  Mexican  consulates  you  can  give  a  power  of  attorney  to  someone  you  trust  in  Mexico  with  instructions  to  perform  various  operations  necessary  for  the  purchase  of  land  and/or  property.  

 

 As  a  foreigner  buying  land  in  Mexico  within  50km  (32  miles)  from  the  coastline  and  100km    (64  miles)  from  the  international  border,  you  will  use  the  means  of  a  bank  trust  (fideicomiso)  or  you  may  buy  property  by  establishing  a  Mexican  corporation.      A  trust  is  granted  for  a  50-­‐year  period,  renewable  at  any  time  (for  another  50-­‐year  period)  by  submitting  an  application  to  the  bank.  If  the  50-­‐year  period  expires  without  renewal,  the  owner  has  another  10  years  in  which  he  may  submit  an  application  to  renew  the  trust.      When  buying  real  estate  in  Mexico,  you  have  to  make  sure  that  the  land  has  a  title,  and  is  not  simply  an  Ejido  land.  Ejido  land  can  only  be  legally  owned  by  a  Mexican  national  and  is  the  only  type  of  land  in  Mexico  that  doesn’t  bear  a  title.

 Gabriele  Fabrizio  Sbalbi  has  a  degree  in  Civil  Engineering  from  Politecnico  di  Milano  (Polytechnic  University  of  Milano),  and  fifteen  years  of  experience  as  a  Partner  in  an  architectural/  construction  company  in  Lombardia,  Italy.    He  joins  RMPC  as  Partner/  Director  of  Architecture  and  Construction.  

Ruta  Uleviciute  has  a  BA  in  Business  Management  and  Marketing  with  honors  and  continued  higher  education  in  Cambridge  University  in  London.  Since  1998  she  has  been  working  in  luxury  goods  sales,  for  companies  such  as  Royal  Jewellers  Garrard  of  UK  and  Harry  Winston.  Ruta  specializes  in  VIP  customer  service  for  luxury  market,  sales  and  investments.  She  joins  RMPC  as  Partner/  Sales  Director.
